This listing is for the FULL ESTATE, including the Main 3-Story Home & 2-Story Guest House ("Garden House").

The Palms on Lake Travis is an exclusive and privately-owned, gated, high-end, 3 story, waterfront, estate vacation rental home with a 2 story guest house for those who wish to relax on Lake Travis.

This Mediterranean-style jewel is absolutely stunning! This is our primary home. We live here and rent it out occasionally, and we are excited to share our extraordinary piece of Texas waterfront paradise with you! We expect our guests to treat our home with care and as their own.

The Palms is conveniently located lakeside, 1 mile from the Oasis restaurant ('The Sunset Capital of Texas') on the scenic Comanche Trail drive around the main basin of Lake Travis. This location is prime for those who want to enjoy Austin - it is only a 30 minute drive to downtown Austin and about a 35 minute drive to the Austin-Bergstrom International Airport!

Please note that we do not accept bachelor parties, spring breakers, or any party groups. We strive to be a peaceful and relaxing getaway for families, couples, mature friends, low-key celebrations, and corporate retreats. If you desire more of a "party" atmosphere, then another location would be a better fit for your group. Thank you for understanding!

All children are included in the total guest count. If you are bringing a child or baby under the age of 5, you can rent baby gear to make your travel easier at BabyQuip - https://www.babyquip.com?a=4285eb8. They will sanitize, drop off, and pick up things like cribs, strollers, high chairs, toys, and more to make your trip even easier.

The Palms Full Estate and Garden House sleeps up to 16 - Main house sleeps 10:
- 4 King bedrooms (2 with office/desk setups)
- 1 Full bed/Office
- 1 Queen sofa bed in the lower level living room

Garden House sleeps 6:
2 King bedrooms
1 Queen sofa bed in the lower level living room

Need to work a little while on vacation? The Palms main house is equipped with desk/office setups in 2 of the King bedrooms and a complete office (the room with a Full bed).

The quote provided is for the full property, and no more than 16 guests, unless otherwise specified.

A cove and covered dock is available to use for swimming, fishing, and sunbathing. Boaters may tie up to the dock with advanced notice. A public boat launch is located just across the main basin from us (you can see it from the property) at Mansfield Dam - it's about a 5 minute boat ride. The dock is shared with neighbors, so you may see others at the dock during your stay.

WEDDINGS AND EVENTS: Please note that, due to our setup, we are unable to participate in weddings or other events with more than 30 total guests. We welcome your out of town guests and family members of the bridal/groom's party to stay with us, and we will make every effort to ensure they have an extremely enjoyable stay in Austin! If you have a wedding or event, it must be pre-arranged with a minimum 3 night weekend stay, a contract, and an event fee. Please contact Rodney & Robin if interested.

Our preferred method of contact is the Request Form on VRBO or direct email. We have day jobs and receive too many calls to return in a timely manner. We have found that we can respond to you much more quickly via email.

WHAT'S INCLUDED WITH YOUR STAY AT THE PALMS?

- 3 full kitchens - 2 in the main house and 1 in the Garden House.

- Main kitchen also has double ovens and a warming drawer

- Main house has 2 Keurig coffee makers
- Garden House has 12 Cup Coffee Maker

Dishwasher soap, sponges, washcloths, and dish soap are provided

Kitchens are fully equipped with cooking utensils, pots, pans, plates, bowls, cups, glasses, and silverware.
