Villa Tropica has been fully remodeled in the fall of 2022 : All Windows, inside/outside floor, Kitchen, all bedrooms/Bathrooms and all furniture are brand new.

The Villa will boast 4500 sq-ft of living space surrounded by half an acre of tropical landscaping. The lush tropical garden and the pergola provides cooling shade after a day playing at the beach.

This luxury villa features five spacious, well-appointed bedroom suites, a gourmet kitchen, large living and formal dining room, secondary living room, game room, laundry room, 30 feet chromatic private pool, and lots of outdoor dining and lounging space in a lush garden. Relax yourself in the hammock surrounded by Palms !

Beautiful powdery white sand and gin-clear waters of Pelican Beach, a mere 2 minutes walk away from the villa and spans over 3.5 mi into Grace Bay Beach which is another 12.5 mi stretch. Anyone for beach walking?

The calm waters provide crystal clear visibility and only a foot or two deep out to about 15 feet from shore, great for small kids as well as areas for diving.

Pelican Beach is known as 'the best-kept secret' as its unspoiled nature lends to photographers seeking to capture the heart of the islands.

Grace Bay area is 2 miles away where you can find a large and quality supermarket, stores and restaurants. There is also a convenience store within a mile from the villa at Bleu Haven. Meals can be ordered and picked up for breakfast, lunch and dinner from Fresh Bakery at the Atrium (0.3 mi). There is also a Pergola for alfresco dining with an outdoor gas BBQ grill and dining table in the gardens.

In the living room are plush sofas sufficient for 10 persons to sit comfortably while watching television on the big flat-screen Smart TV with cable service.

Kids will enjoy the pool and the pool toys. Use provided beach chairs and umbrellas to fully enjoy your day at the beach. The island is safe for jogging, walking, and cycling.

The master bedroom features a walk-in shower, walk-in closets, King Bed, air conditioning with a relaxing view of the palm gardens. Bedroom 3 has a walk-in shower, Queen Bed, air conditioning, ceiling fan, door leading out to the pool area. Bedrooms 1 & 2 share a jack and Jill Bathroom with a walk-in shower. Both have Queen Bed, air conditioning, ceiling fan and garden views. All bedrooms are equipped with Plush Egyptian cotton linens.

The suite features an ensuite powder room, King Bed, private living room with a sofa bed, LCD television, air conditioning and two ceiling fans.

The villa is located in the upscale, safe neighbourhood and security patrolled of Leeward. In addition, guests can feel more secure in using the room safe. Guests are welcome to use the unlimited Wi-Fi .

Our property manager will do a brief orientation of the Villa upon arrival. He will be available to you throughout your stay to answer questions, make recommendations on dining and activities, and address any problems that may arise. We want our guests to have a truly fantastic vacation, and we are here to assist you with both your vacation planning and on-island needs !

We can get you a Hyundai Santa FE Hybrid for $115 extra per day plus a $30 cleaning fee. The car is located at the villa, so you only have to secure a taxi back and forth from the airport.

Just a short flight from the east coast of the US, our islands are a tropical classic, a throwback in time where relaxation is unavoidable and rejuvenation ensured.

Lovely location with lots of room

Just returned from a first time trip to Turks & Caicos with family of 7 (parents and 5 teen/young twenty something kids). Villa Tropica is in a wonderful location...easy driving and a short walk to a pretty little beach. Beach chairs, beach towels, pool toys and all the kitchen tools needed were there (and a great blender for tropical drinks). The garden is lovely but it does come with some mosquitos so bring a bit of bug spray. The owner and property manager were very responsive and easy to work with.

Family Vacay

Let me start by saying we had an amazing visit to Turks.Villa Tropica was spacious and comfortable. The location was ideal. The beds were comfortable and the house was very clean. The outdoor area was lovely and serene. All the beach amenities, the chairs, umbrellas and towels were in excellent condition and the Leeward community was beautiful.Upon our arrival there were some significant plumbing issues. Emily the house manager was very responsive and had them addressed as quickly as possible. She was very accessible. The house itself is not exactly as depicted in the photos on VRBO. While there have been many updates, it could use a little TLC, but none of which impacted out stay. It is a good house for a large group and the beautiful beach is so close as well as the Blue Haven Marina which had a lovely cafe', perfect for morning coffee and croissant and lunch.

Beautiful Home in a Great Location

We absolutely loved the home and the location. About a three block walk to the closest beach or you could make the short drive if you preferred. Bob the owner lives right around the corner so he is close if anything goes wrong. He met us at check-in and showed us around. He was fantastic to work with and there if we needed anything (for instance several remote TV and fan batteries were dead and he brought out new ones in no time at all). The house does have a car you can rent. It was not big enough for what we needed but if you need a car for five people or less it is so much nicer than the rental cars at the airports and it has the driver stuff on the left side like the US unlike the rental cars which had the driver on the right side. We can't wait for our next trip to Turks and would stay hear again 100% if available when we go.

Nice house close to the beach.

AC not included in charges they will be extra between $400-600. You are limited to 2000 gallons of water so with a large group we had to be careful with showers. Gate code didn’t work for us for two days and was annoying, last full day the Internet didn’t work. Shows 4 bikes and they only had two adult bikes and Robert found one more. All in all we were happy just some things could have been spelled out and ran a little smoother. For what you pay you should be VIP and Robert was busy checking someone else in so it was a while before we could even get the 5th bedroom opened.

Absolutely Fantastic!!

My wife and I frequent the Turks and Caicos islands and just love them. This year we decided to bring a few other couples with us to experience the same joy we do. We found Villa Tropica after searching online for some time and decided to stay there. I am glad we did. From the warm welcome we received upon arrival to the friendship we created during our stay, Villa Tropica did not disappoint. The villa is absolutely gorgeous and wonderfully decorated along with plenty of space in all rooms. Ample space around the pool is suitable for multiple guest, large eating area outside is great for morning breakfast and a hammock round out this beautifully landscaped property. The manager was always very pleasant and addressed every request we had-even at a moments notice. We booked a couple of excursions through Caicos Adventures and enjoyed a fair discount as well-this was very nice. The villa was a true hit. When asked by others if we would recommend, our response has always been and always will be 'In a Heartbeat!'. Now if I can only get them to hire me as the Pool Boy, I could be there all the time! Thank you for helping us create a memory of a lifetime. Thank you Robert, thank you Dany and thank you Villa Tropica!

Had its ups and downs

I’ll start with the ups. When we checked in Emily met us and went through the house. We rented the car through the owner and all was as advertised. The house has large and could hold all of us with no problem. There was a full size crib as advertised. The pool was clean. The group was responsive to texts through what’s app. Now the downs. The AC in the upstairs bedroom was rigged and had to be turned on with the circuit breaker and the remote didn’t work. Another reviewer mentioned this months ago. Well - The unit didn’t work at all. I was told it worked fine for the last person. The positive is the owner did get on it and replaced the whole unit that now works and has a remote. The powder room toilet by the kitchen was iffy. It would run constantly if you didn’t go and jiggle the handle every time. The shower in the jack and Jill bathroom flooded the floor every time it was used (mentioned in a review from months ago). The updates look nice enough on the web site but the craftsmanship is terrible. Paint job is terrible. The kitchen cabinet knobs are all falling off. A curtain rod fell on my daughter’s head when she was closing the cheap curtain. Everything was done very cheaply. But what was the most upsetting was the active water leaks in the house. The playroom was gross and had black on the ceiling (I m guessing black mold but I can’t confirm) and an active and constant drip of water from the ceiling. The owner waived the cleaning fee and electric fee which was nice.

Problems at Villa Tropica

The property description on VRBO included a vehicle (Santa Fe SUV). After making the initial payment, Dany informed me that the vehicle was no longer available, although it remained on the VRBO posting. Upon check-in, we were told that the front gate key pad didn’t work, but would be fixed - it wasn’t fixed. The master bedroom shower did not have 2 of the 3 shower heads operable. The Jack and Jill bathroom shower flooded the two bedrooms, because the tile floor is too flat (this was pointed out by the maintenance man). The air conditioner in the upstairs bedroom did not operate properly because of a missing remote (also pointed out by the maintenance man). Air conditioning in the villa’s center rooms did not operate for several days. The pool water was dirty, requiring regular skimming, because the water level was too low for the filtering system. The toilet in the kitchen bathroom did not work for the final 4 days of our stay. The gas grill had so much grease buildup that when we turned it on, it caught fire - both on the grilling surface and below. The rear property, surrounding the pool, was overgrown and dirty. We have submitted photos of these conditions to the owner and property manager, requesting a rebate for part of our stay. In talking with neighbors, we wondered how this property received so many 5 star ratings, their response was that those ratings were “bought by the owner”.

Heaven on the island

We spent 6 amazing nights in this beautiful villa. It was everything I expected and more. The house is very spacious and we never felt cramped. The rooms are comfortable and the dining room was used daily for family dinners. My favorite part of the home was the backyard. It truly is dreamy and makes you feel as if you are in your own personal resort. I can't begin to tell you the times I spent laying out in the hammock and hanging out by the pool, it's just amazing back there. The beautiful beach is just a short bike ride away and the lounge chairs provided by the villa are backpacks and very easy to carry. The entire trip was planned a year ahead and Dany was so helpful during the process. It is always a little stressful trying to plan a trip hundreds of miles away but everything went smoothly and was very responsive to all my emails. Once you check-in you will meet Robert! He is so awesome and will ALWAYS be available if anything goes wrong. With a family of 10, the coffee maker decided to stop working one morning and Robert came over in 15 minutes with not only 1 but 2 new coffee makers!! Here are some helpful tips: 1. Rent a car, it is going to be very useful when you are exploring the island and the villa is VERY close to a supermarket. 2. Bring a lot of bug spray. I'm not kidding, no matter where you go at night, you are going to need this. For example, we went through 12 bottles :) 3. The neighborhood the villa is located at is very safe. I know this is one of the things that always worries me when I travel but I felt safe during those late night walks. 4. Soak in the sun and have FUN I can't wait to book this villa again! I'm already dreaming of the outdoor space and beach....

Great - I am coming back ASAP

WOW! What an excellent experience. We rented the house with 5 couples. House is amazing and a perfect fit for us with 5 large bedrooms with plenty of space. The kitchen and outdoor space was heavily used by all of our guests. The kitchen is well stocked with everything you need. In our group, we a culinary genius in the group so the kitchen was used 5 of the 7 nights we were there. Grocery store was not a problem to get to. A rental car is a must! Most of our days started with a cup of coffee and then a short walk to our almost private beach. I have traveled to many islands in my vacationing career and I have to say, the beach was the best beach I have ever been too. Water is crystal clear and the sand is pillow soft (I know… I took a few afternoon naps on it). Only thing I would change is the duration of my stay. It went way too quick. Don’t make a mistake rental anything else in the leeward area. This house has everything you need and more. Dany was a top-notch in handling the reservation, questions, and superb service. Robert was fantastic throughout the whole trip. We had a few issues where we needed his help and he was there in the blink of an eye. He went above and beyond his call of duty. Welcomed us with beers on our arrival! The uncontrollable negatives but important to note: • The airline lost 3 of our bags and we did not receive them for over 24 hours. We can thank Newark International Airport for that one. • The first few nights of the trip, the mosquitoes in the private garden took a toll on a few guest legs. Bug spray is a must if you often get bit. • We had trouble keeping the fridge and freeze cold – with 10 people going in and out of it.

We stayed at Villa Tropica for 10 nights with another family and the Villa was fantastic! Home was huge inside and out, with lots of room for 2 families with boys, there would have been more than enough space for even another family. It had everything we needed and the location is great, within walking distance to the beatiful Pelican Beach. There was even a game room with ping pong table not mentioned in the description.We had some minor issues that were out of the control of the owner and management team, and they were able to take care of them right away. The A/C unit in one room and Wifi went down during our stay and they had the AC replaced and Wifi fixed within hours, so they are really on the ball.The Villa also has 2 Hyndai SUV vehicules available at an extra charge, we used both of them and they were perfect for getting around the island.Thanks again to Dany, Emilie and also Bob the owner, next time we come to Turks, we would definitely stay here again.

Needs a little TLC

We recently stayed at Villa Tropica and had a decent overall experience, but several issues made the stay less than ideal. The biggest ongoing problem was the flushing issues in both master bathrooms. While the property manager did try to address it multiple times, it was never resolved during our stay. The listing mentioned bikes and a hammock, but neither were there. There were also a number of smaller concerns that added up: the pool lights couldn’t be changed, one shower had a leak and couldn’t be used, and another had a poorly designed shower curtain/door that left the floor soaked every time. In the master, there was no niche or shelf for soap in the shower, and the hand shower knob was missing. The game room has a sofabed and ping pong table but no fan or a/c making it hard to use On a more positive note, the landscaping, which was initially in rough shape, was cleaned up mid-week, and they did provide new beach umbrellas when we reported the old ones were broken. Still, most of the beach chairs were torn or broken.With some maintenance improvements and attention to the details listed in the description, this property could live up to its potential.

Villa Tropica was in a wonderful location, close to many excellent restaurants and shops. The villa is very spacious and comfortable, and is in a gated area which felt very safe. The kitchen was well equipped and the owner/manager were very gracious and accommodating when we needed to ask for additional towels. Emily was very thorough in explaining that the electricity is expensive and how we could control having additional charges. The pool area was a big hit with us and the beach chairs and towels provided were a great help for enjoying the beaches that were close by. We would definitely rent Villa Tropica again if we are lucky enough to return to Turks and Caicos!!

Magical Week

We had a fabulous week at Villa Tropica. Dany was very responsive any time I had a question. He also allowed us to drop off our suitcases before check in. Emily was fantastic. She did a great job during the check in process and was very responsiive during our stay. She went above and beyond as our daughter left her childhood blanket when we checked out. This was a very sentimental keepsake. Emily reached out to the cleaning crew and found it. She also sent it to us via FedEx. She is a life saver!Things we loved about the property:Very spacious and mostly updatedproximity to the beach. Only a 5 minute walkNeighborhood felt safeHaving a pool onsite was super niceTons of beach towelsThings that can be improved:The kitchen could be better stocked with pans and kitchen towels.There were a few cabinets in the kitchen that were falling off of the hinges.The backyard was a little unkept and the pool needed to be cleaned. Highly recommend!

We booked this beautiful villa last year to accommodate our family- 3 couples and an infant who were traveling to Turks for a family wedding. The nature of our group led me to many questions and each one I asked Dani answered quickly and completely. We arrived a little bit earlier and he waived the rules to allow us to check in a half an hour earlier. When we got there, the property was as advertised- maybe even better! It felt very spacious, both inside and out. There was a lovely pool with plenty of lounge chairs and a covered table for outdoor dining (if you don't mind bugs, which are certainly to be expected). Inside was well appointed with everything that one would need for a tropical vacation. We felt very safe in the house and the neighborhood and when a few very minor things did come up, Emily and Dani were very responsive. It is a short walk to a beautiful beach, though with the baby, we spent more time at the pool. My brother also rented a villa through VRBO which did not live up to expectations (or as advertised) and we asked Dani if he and his family could move in. Again, Dani and Emily were immediately responsive and receptive to the idea and my brother's family vacation was salvaged. We had a great time and would go back in a heartbeat and are very grateful that we were able to take advantage of that little piece of paradise. Thank you again!

Relaxing and convenient stay

Very nice property with all the amenities that you’re looking for. Three minute walk to the beach and 5 min drive to where all the action is. Only downside for our trip was that the cable did not work all week and the wifi would cut out frequently.

My family and I stayed for seven days at this beautiful home. The host was very accommodating and had great communication. We had wide range of needs as we had a one year old toddler to a 80-year-old grandmother. The home is at advertise we had an overall great day. Location was near site we wanted to visit. And the neighborhood felt safe.

This trip has topped all the destinations I have been too with my family! Such a beautiful place. Truly all around epic trip. Clean house, appliances present! Great communication with Emily and owner. Certainly will be back!

Amazing Villa

Communication with property manager was excellent! The home was absolutely incredible. We had a group of five couples. The layout of the home fit our group perfectly. The pool area was amazing. House was stocked with essentials that lasted us the week. Need towel racks or hooks in the upstairs bathroom. No place to hang wet towels. Other than that, no complaints. Highly recommend this home!!

Great location and property amenities

I stayed with 7 other adult friends for a couple of days and thoroughly enjoyed being in a well furnished property within a safe and clean neighborhood. Being able to walk to a beach within 5 minutes was also very convenient. The location was great too - just a quick 10 mins drive or moderate walk to the part of town with nice restaurants and shops. The property manager and his staff were always accesible and provided many tips to improve our stay in the island.
