Newly constructed luxury home on ten acres in the beautiful Paradise Valley. No detail has been overlooked on this gem situated on a pond surrounded by the Absaroka and Gallatin Mountain Ranges. This is an outdoor enthusiast's dream!
Spend your days enjoying all of the things this world renowned area has to offer:
-Historical original entrance to Yellowstone National Park and the Roosevelt Arch is 40 minutes away
-One mile to a public access point for Yellowstone River, and explore several other public accesses throughout the valley for a day of river fun: world class fly fishing, boating, tubing, paddleboarding and wildlife viewing
-Hike one of the many trails of the Absaroka-Beartooth Wilderness all within a short drive
-Soaking away your cares at Chico Hot Springs (10 minute drive away) or Yellowstone Hot Springs (35 minute drive away)
-The Old Saloon & Pine Creek Lodge concert venues are a 10-15 minute drive away
-The darling and historical town of Livingston is 20 minutes away, Bozeman is 45 minutes away

End your night in the great room with soaring rustic wood beam ceiling with a movie on the large screen tv and fire in the stunning rock fireplace.
Home is outfitted with three ensuite bedrooms. Master bedroom is spacious with California King bed and private seating area with views facing Emigrant Peak. The perfect spot to enjoy a morning cup of coffee and the book you've been dying to dive into. The master bath features a deep soaking tub and a rain showerhead for a truly spa-like experience. All four bathrooms feature heated tile floors to keep your toes warm even if there's snowflakes falling.
Upstairs bonus room is the perfect kid escape with two twin over full bunkbeds and a private tv nook for them to watch their own shows while adults enjoy the downstairs. There's also a workspace setup for those zoom calls you don't want to miss. Beautiful guest bathroom at the foot of the stairs, featuring heated tile floor and rain showerhead. Even the laundry room's gorgeous!
Outside there is lots of space to enjoy activities. Stroll to the pond and have a picnic at the two covered picnic tables, enjoy a game of horseshoes or set up the cornhole set. Enjoy the back patio with a Traeger grill, large patio table and outdoor bar. Elk, deer and foxes frequent the property along with numerous birds, so keep your eyes out!
A detailed Welcome Book will be provided at check-in, both digitally and in print with all of the information to make your stay comfortable and wonderfully memorable. This is a perfect place for hosting a large group--multi-family, hunting or fishing group, or work retreat. Welcome to Yellowstone Country!
House Rules:
-Be mindful of septic system and ONLY toilet paper flushed down toilets
-Garage is off limits, used for owner's personal storage. Ample parking around the driveway and one covered space attached to house.
-No Smoking
-No parties, weddings or events at property
-No overnight RV or camping on property
-No outside activities between 10pm-7am on property
-No fireworks
-No outdoor wood fires
-No commercial photography or filming
-No access to community resident amenities
-Up to two well behaved dogs are allowed with pet fee upon review and approval. Fee is $25/dog per night. Contact us prior to reservation with dogs age, breed, weight and temperament, and to arrange for additional payment if bringing a second dog. Dogs are not allowed on any furniture (beds, couches, chairs, etc.) Dogs must be supervised at all times and are not to be left alone in the house. There is a dog door from the laundry room to the fenced back yard. Dogs must be leashed outside of fenced yard or home. We encourage crating dogs at night.
-A pack n play and high chair are available upon request. If you need to have them, please let us know when booking.

Born and raised in Montana and a Montana State University Bozeman Grad--Go Bobcats! Paradise Valley is my happy place, and fortunate to call Livingston my full time home with my husband and two kids. If I'm not out selling properties as a Realtor, you're likely to find me out on the river, hiking a trail or on a pair of skis! Love hosting and sharing our slice of paradise!
Why they chose this property
360 degrees of magnificent views and proximity to Yellowstone River. All of my favorite activities are close--boating, hiking, skiing. We see wildlife on a daily basis and there is so much fun so close! Hot springs, music concerts, great food.
