Each bedroom includes its own full bathroom and TV so there are totally 3 bathrooms with shower or tub (or both) and each with its own TV as well. Our front room has a brand new leather sofa and overstuffed comfy chair. 1 inflatable Queen mattress pad with Tempurpedic topper pads provide additional sleeping options. Upstairs Master is a California King with a brand new bath tub and new shower tile. Upstairs Guest Bedroom features 3 beds (including 1 Bunk bed with a twin and a full) and 1 large twin bed. All have new mattresses which are extremely comfortable. Upstairs Guest Bedroom also includes its own private attached bathroom with new full bath tub and shower. Roof deck has a table and several chairs and can seat 8-10 comfortably. The roof patio is one of the best spots for sunset watching at the end of your day. Our home comes included with a private dock as well. Home is officially licensed by Newport Beach (business license number BT20060905 Short-term Lodging Permit number: SLP10135) and is professionally managed and professionally cleaned with disinfectants before and after each Stay. Price includes 10 percent Transient Occupancy Tax (TOT). Check-in time is 4pm unless early-check in is mutually discussed and agreed beforehand, thank you!

Beautiful home and great location in the heart of Balboa Island. We loved the fact that each bedroom had its own private bathroom. House was right on the canal with the walkway right outside the front patio!Lots of shops all around us.Thank you!
House had everything we needed to enjoy our stay. Fireplace was an extra nice touch. Location can’t be beat! I would stay again! Garage is actually a good size for two vehicles but a challenge comes into play because there are trash bins in the alley from the market. Without those trash bins you have plenty a room but since they’re there, one vehicle is probably ideal. One small thing to note (I didn’t rate down for) was the cleaning crew arriving after we were told we could check in early. Also, our check out time was 10am and they were there at 9:30am. When I told them we would leave at 10am, they graciously left but came back at 9:55, we were gone by then but just wanted to note that.
We rented this house for our spring break. The location can be beat right on Gran Canal and close to Marine Avenue. Communication and check-in was fantastic throughout the whole stay!
We had a comfortable stay in an amazing location. The beds were comfortable, the house was clean, and we were easily able to enjoy all of the holiday festivities within a short walk from the house.
Beach island setting can’t be beat! Great location with view of the canal and short walking distance to shops and dining. Parking on the island can be a challenge so having a garage with dedicated parking is a huge plus! House has a well appointed kitchen with ample dining area seating. Lovely patio with gas fire pit and grill facing the canal. It was perfect for our “girls getaway birthday celebration! We would definitely return!Downstairs hall, bath and bedroom obviously get a great deal of use and could use a coat of paint. Rare to find a home with three full baths! Also a huge plus for this location! Loved our stay!
Greg was a fantastic host and his home was perfect for our family. Plenty of room to spread out and centrally located to make walks and access super easy! The rooftop deck and backyard patio on the canal were just bonuses.
We had a wonderful weekend stay as a family. We loved walking around the island, shopping, and getting an amazing cinnamon roll from the local bakery. Our family would definitely stay again.
Great location near shops, restaurants and a grocer. Fantastic neighborhood to walk with little to no noise! Easy commute to inland experiences. Owner was friendly and prompt with communication. Parking a larger truck on side streets near the house was easy and within a two minute walk.
Extremely clean and updated. Perfect space to enjoy the family and also private time. Can’t beat the location, proximity to Main Street, and other fun in Newport Beach. Can’t beat the water access….
Beautiful property in a great location! Host was wonderful and very accommodating! Only issue we had with the property was the cleanliness of the bathrooms. Unfortunately; we had to re-clean the showers before using them. Otherwise, our stay was perfect in every way.
What an amazing little stay we had for my sister in laws bachelorette party. It was so convenient to all the stores and is walking distance to a lot of activities on the island/restaurants. It was so easy to work with Greg and our check in process was seamless.
Would definitely rent this place out for my family at some point and hope to in the near future!
Great host and property … was in an awesome location. Clean, quiet and well stocked. It stated it sleeps 12 but really only 8 comfortably!

House in a Great Location, but in Poor Condition
Great location on Balboa but the house has not been maintained and is in very poor condition.
Upon check in:
- Owner provided old door codes so had to call him to get access
- Beds were not made with linens so made them up ourselves
- Wet laundry in dryer
- Towels and bed linens were threadbare and stained, old. Really poor condition
- House generally unkept and dirty with dust, dirty floors, HVAC vents, windowsills, window blinds are filthy
- Walls and woodwork all dirty, marked up
- Primary bathroom had missing towel bars, leaking shower fixture
- Porch was covered in sand and dirty-had to hose that off myself to make unusable
Very nice Owner but for the price it was very disappointing.

With large skylights in the Master Bedroom and upstairs hallway, comfortable dining area, roof deck, private dock with a small beach area, and a living room and patio alongside the water, we knew this was the property on the Island that we wanted to own. Superb location with lots of morning sunshine in the bedrooms and a short walk to the downtown and harbor and beach areas as well.
