Sea View Villa Surrounded by Nature – Near Amalfi and Sorrento
The villa is located in a private park overlooking the sea from the cliffs, from where you can reach beaches and restaurants along a typical coastal path.
The property features a large garden with lemon and olive trees, and a terrace shaded by grapevines. From the terrace, you can enjoy your meals while watching the sun set over the Bay of Naples.
The villa is spread over two floors – ground floor and first floor. It is completely independent and self-contained, and guests have full access to all areas.
On the ground floor there is a spacious living room that opens onto the panoramic terrace. The living room is furnished with a sofa that can be converted into a double bed. On the terrace, you can dine at the large round table, admire the view from the hammock, or simply relax on the rocking sofa.
The ground floor also includes a kitchen with dining area, a bathroom with shower, and access to the garden, where you can sunbathe or unwind in the open air.
Upstairs there are two bedrooms, each with a balcony. Both rooms have a double (king-size) bed and a separate third bed. One of the bedrooms offers a breathtaking view of the Gulf of Naples and the village of Seiano. There is also a second bathroom with a bathtub.
The villa is situated in a very quiet area within a private park, surrounded only by other villas. It’s not far from the town centre, where you’ll find supermarkets, grocery stores, shops, and restaurants open all year round. The town centre is just a 5-minute walk away, and the train station – with connections to Sorrento and Naples – is less than a 10-minute walk.
Why Vico Equense?
As one of our guests wrote:
“In Vico Equense, life is not like in Naples or Sorrento. The difference is that tourists aren’t seen as tourists, but as people. The connection feels more genuine – at the pizzeria, the bakery, everywhere. We highly recommend this place and this house.”

The views from this property were absolutely jawdropping. We loved our stay here - the rooms were spacious and the kitchen had everything that you could want for cooking. It’s a 15 minute walk to the train station (there is a hill) and there are restaurants a few minutes walk away. Very private secure property. Two bathrooms - downstairs one has a tiny shower but given there are two bathrooms it’s not a problem. Highly recommend this place - drinking wine on the extraordinary terrace overlooking the bay is something special
My family and I had a great time at this location. Was great for walking in to town, to the beach, and to the train (15 mins). We really enjoyed the town and the house’s private courtyard; playing cards as a family and relaxing before exploring some more. This place was great.
This home is in a lovely neighborhood on the side of the hill over looking Marina di Seiano. The view is unparalleled and worth the walk up and down the hill from the main street. If we find ourselves in Vico Equense again, we would definitely stay at Villa Iole once more.
We were so disappointed that we couldn't stay as the first night we were there on of us fell and broke their patella. We stayed until we knew what hospital she was going to be taken to for surgery. We want to thank you, the place was charming, the views beautiful. Everything we thought it would be. Ada
Our stay in Vico Equense was great. The property provided plenty of space for our party of 5 to spread out. The best feature of the space is the balcony - the sunsets were amazing. Sit down with a bottle of wine, some apertifs, and enjoy. Giuseppe was great to communicate with - very easy to contact via WhatsApp and always responsive.
Great view from the terrace and lots of room. Loved the lime and olive trees. Many restaurants and shopping nearby. A bit of climbing stairs but nothing too physical. Required some dish soap and cloths but that was about it. Highly recommend.
Beautiful views from balcony. We really enjoyed our stay. Apartment had everything you needed. Great location and property owner was helpful and super responsive to any questions we had.
The view was just as shown in the pictures. Excellent location! Comfortable house and loved the outside patio and the views. Quiet and peaceful. Very attentive host!
This is the most relaxing place I've stayed in for years. It's really homely and comfortable with everything you need to just relax.
The views are spectacular, easy access to the town and routes to Sorrento, Positano etc.
Really comfortably beds and furniture.
Great communication throughout.
I want to come back very soon.
Spacious villa with extraordinary views of harbor and sea. In an area less crowded then adjacent Amalfi coast towns. Many amenities present in Villa. Could use a slight refresh with more comfortable furniture, but what’s there is more than adequate.
This house has a beautiful view and lots of great space for a family. The house was clean. The parking is challenging (on a slope), so we ended up parking in an overnight lot for ease. It was easy to walk from our location to the town center.
As others wrote this house is amazing: great views and terrace, nice snall garden, even with tabletennis and lemontree, and it is well equipped and has nice furniture. The owner answered to every question quickly. Also the city is beautiful. So I highly recommend this flat
Great stay at this villa in Vico Equense. Great communication with property owner. Check in process was very easy. Beautiful views from the outside balcony areas, overlooking the water. Villa had everything we needed to be comfortable. Short walk to town for groceries, restaurants, and other shops. About a 15 minute walk to train station to go to Sorrento or anywhere else you might want to go. We had a great stay here, would definitely recommend this villa.
Loved this historic home with incredible views from the private terrace! Perfect if you really want to borrow someone’s family home complete with Doctor Zivago record, family photos, full kitchen, garden, ping pong table etc. Walk to many restaurants and shops or do n the stone stairs to the beach then take the bus back up the hill and enjoy the stunning sunset view! Perfect for those who want an authentic experience rather than a hotel ambiance.
Great location too. Short walk to town center and train station. Bus stop just out the gate. The furnishings are old fashioned that some will find charming. The beds are very comfortable. The kitchen only has one electric outlet which is a bit inconvenient. One can only use one appliance at a time. Overall a great deal. I would come again.
Brilliant house with unforgettable views! Air conditioning very much appreciated as temps were mid 30s. Set in quiet park. We used public transport, both town centre and train station a 10 minute walk away. 15 minute easy train journey to Sorrento where ferries leave for Positano and Capri. Great base. Our 2 teenage daughters enjoyed it all as much as we did.
We all very much enjoyed our stay in Vico Equense. It's just a 10 min train ride to Sorrento and easy access to all the the Amalfi coast has to offer. The town itself is small but very quaint and not over crowded like many of the other towns nearby. Very easy to navigate and the beach was close. We had a little trouble with check in, as our train was delayed so we missed the person who was to meet us and had to wait another hour at the train station for them to come back. Otherwise, communication with the host was spot on, with quick replies. We loved the feel of the home, like staying with Italian family. The views were the very best part. We'd love to come back again.
My wife and I stayed here for 10 days in May 2023 and we thoroughly enjoyed our time here. The view is incredible and the town is quiet, and not full of tourists like Sorrento, Amalfi or Positano. The home is older, but in good condition. We had only one small issue during our time there, and the owner resolved it within 30 minutes. Communication from Giuseppe was timely and helpful. We highly recommend this home and would gladly stay here again. Did I mention the view? I recommend bringing binoculars to watch the sailboats and cruise ships sail into the bay.
From the moment we entered we felt like we were visiting our Italian grandmother (we don’t actually have one). The house was rustic but charming and it felt like home. The kitchen was sufficient but the fridge was hotel size. The view from the balcony/patio was amazing and what we paid for. The young guy who checked us in did not speak any English and we don’t speak any Italian. It was clear that Google translate was really the only way to communicate with the owner and the property manager. In the end we enjoyed our stay and would recommend it to friends.

Perfect Location to Enjoy the Area
We loved our week-long stay in Vico Equense. The house feels like a quaint, well-loved family holiday home, stocked with everything you need, and the sunsets from the veranda are unbeatable. We rested comfortably here while spending our days exploring the Amalfi Coast and visiting the archaeological sites. The Circumsuviana train is a reasonably short walk past a pretty seaside park and a couple of places to stop for a pastry and coffee before setting off to explore. At night, there are plenty of dining options as well as a supermarket where you can stock up on groceries and snacks. We happened to book our trip during a local 3-day pizza festival, which ended up being a highlight and something we would like to return to someday. This place is away from the touristy hubbub of more popular places, but near enough that you can reach all the attractions quickly. For our family of four, it was just our speed.

Dear Novelda, thanks very much for appreciating our old holidays home! Please come back whenever you want!
It’s very dated, comfortable beds but not any other comfortable furniture.
Long steep walk from parking to entry with luggage that we were not aware of.
Difficult situation with heat; no heat in living room.
Beautiful view.
No written instructions pertaining to WiFi, heat, keys, etc. & person checking us in spoke no English so difficult to understand everything.

Dear Marge,
Thank you for your feedback. It's unfortunate that your stay didn't meet your expectations. As seen in over 50 other reviews, I seldom respond, but your case warrants an exception.
The challenges you mentioned, from the dated furnishings to the steep walk, are inherent to the Sorrentine Coast—a destination known for its unique terrain. It appears the nature of the location might not align with your preferences.
I understand your concerns about the lack of written instructions, and we'll take steps to address this. However, relying on detailed instructions for basic tasks raises questions about the suitability of the traveler.
We appreciate your input and will strive to enhance the experience for future guests.
Best,
Giuseppe

Amazing View - Needs TLC
Yes, the view is as amazing as the picture! Coffee on the balcony every morning was a great way to start! The house was quaint with lots of room for our family of 5. We were able to walk to everything from our location...down to the beach and into town. Great restaurants in town! However, the inside of the house needed a lot of TLC. It was basically clean...but it clearly hasn't seen a thorough cleaning in a long while. A lot of little things were broken...electrical outlets, drawers, etc. The kitchen was adequate but cluttered. Beds were comfortable. The kids enjoyed the table tennis a lot! The wifi didn't work until day 3 - not a major issue until we were trying to plan things for the next week. Vico Equense was a very cute town.

Strange clients always happen!
Those who never say what's wrong while we have been asking everyday 'everything ok!?'. Those who think to be in a five star hotel while paying 20 euro per night. Those who wouldn't be able to cook even an egg but pretend new pots. Those who would complain with property because we love our '50s original furniture (that's not shabby chic but remember us our childhood holidays in Sorrento Coast).
No matter of facts. Good to loose those clients! More energy saved to serve all the others, always happy, in years of activity, to be part of our family.
