We are located in town of Prattsville (about 650 residents), on a small dead-end side street. There are houses and neighbors near the cottage as you would see in any other town. We are NOT "in the woods". We are in walking distance from Main Street.

Cabin is furnished and can sleep up to 6 guests. It is ideal for up to 2 couples. Available as a vacation rental at very reasonable rates.
2 outside porches, outdoor table, chairs, garden swing and grill.

Couples can enjoy privacy of the two bedrooms provided when renting for 4, which are at the opposite sides of the house and separated by a hallway.

Please note, cabin has 4 beds: 2 Queen beds and 2 singles/twin. No other sleeping arrangements are available or allowed. Also, no additional guests, besides the guests that booked are allowed in the cottage at any time.
Even though maximum number of guests is listed as 6 persons, it is limited to maximum 4 adults and maximum 2 children total (we only allow up to 4 adults or up to 4 adults with up to 2 children 12 years old and up ONLY, unless otherwise agreed upon, and require that there are no children without an adult in either bedroom, due to previous problems).
Surveillance camera is present outside in order to view the driveway, and entry to the house.

Bedroom 1 (blue walls) has a queen bed and a single/twin size bed.
Optional 2nd bedroom (brown walls) is included when booking for 4 to 6 guests and has a queen size bed and a twin as well.
When renting for 2 or 3 guests 1st bedroom is offered to provide more affordable rates for smaller groups, and avoid extra heating/cooling and cleaning. The other bedroom gets locked (no one else is in there) or can be made available for an additional fee. Both bedrooms are included if rented for 4 - 6 guests.

Small living room, full bathroom with a bath tub, dining room and kitchen. Kitchen has basic pots and pans, dishes, glasses, utensils, microwave, fridge with freezer, coffee maker. Please be aware that the stove top works but not the oven in the kitchen.
There is no toaster and we do not allow guests to bring any electronic cooking devices due to past problems.

NOTE: Guests are NOT allowed to use the wood stove per our insurance policy and rental agreement, no exceptions.

Basic Cable TV Programming & Wireless High Speed Internet is available.

Kitchen includes a stove, refrigerator, basic accessories, coffee maker, microwave etc.
We supply things to start you off with. Grocery store is within 5 minutes walk if you need more napkins, toilet paper, etc.
Please bring paper towels or charcoal for the grill.

NOTE: We do NOT provide trash removal. Please remove any waste upon check out.

Outside the cabin guests are welcome to use our grill and relax on our two porches and chairs by the table.

Take a walk from the cottage to the nearby Schoharie Creek with public beach area or Pratt Rock Park for a picnic with beautiful views. On your way you will find the Prattsville's Zadock Pratt Museum, Great American grocery store, couple of diners and a Tavern bar.
2 miles from us you will find Red Falls. We are about 5 miles from Gilboa Reservoir.
Elevation: 1165 feet.

Check In/Check Out: : Cabin is ready for guests from 4 PM on the day of arrival.
Check out hour is at or before 10 AM.
(Earlier check in or later check out can be arranged, for an additional fee. This service is only available in the event that there are no prior guests leaving on the day of your arrival, or arriving on your departure day, and if it does not interfere with our schedule. Please confirm with us.)
SAME DAY BOOKINGS/ARRIVALS: if you're booking the day you would like to arrive, please know that it may take few/several hours to prepare and/or heat the cabin for you.
