Immerse yourself in this Japanese Inspired Zen Villa, centrally located in the heart of Hollywood Hills, minutes from Universal Studio, Hollywood Walk of Fame, Sunset Blvd, Downtown Los Angeles, LAX airport, Rodeo Drive Shopping, Santa Monica Beach and so many more attractions.

This Zen Villa, tri-level, boasts over 6,500 square feet, 9 bedrooms with 8 bathrooms, sleeping over 20 guests.

With a separate entertainment game room, large 120" screen TV, bar, pool, spa with views of the city.

10pm-7am No-Noise Ordinance
Name of all guests is required at least a week prior to arrival.
Ages of Guests under the age of 18 yrs old is required.
24 guests maximum Allowed on the property at any given time.
No jumping in pool, spa, balcony or roof of house
NO PARTIES ALLOWED
NO SOUND SYSTEM ALLOWED
NO PARTY BUSES ON OUR NARROW STREET
Overstay after check out will be charged $250 per hour or fraction.
We strive to keep all amenities in working order but if any major amenities such as Pool or Spa can't be used because of malfunction, we will refund guest $100 per occurrence per day if it cannot be repaired same day.

Security cameras:
No inside cameras. Only Exterior cameras are for guest safety: front entrance, driveway, gate, pool, backyard and side Recording video and sound 24/7. Tampering with device will result in immediate cancellation of reservation and reported to VRBO

Pool Heating is an additional $300 per day and must be requested and paid for in advance at least 1 week prior to arrival. It is a large pool so it takes at least 24 hours from the time you turn on for it to be warm.

We strive to keep all amenities in working order but if any major amenities such as the AC, Pool or Spa can't be used because of a malfunction and cannot be repaired same day, we will refund the guest $100 per day per occurrence.

Please remember that you will be staying in a home,
not a hotel. We do have neighbors therefore, we ask
that you treat our space with the same respect you
would show your own. If any problems arise, we will
do our best to take action ASAP, but there is no one
living on site.

Checkout 11am. Housekeeping is at 11am. 1. Put all trash in the big trashcans outside 2. Wash dirty dishes and put them away 3. Turn off all lights 4. Turn off all ac/heating 5. Lock all the doors
Failure to complete these may result in a negative review from the host.

Our family had a wonderful stay at Tien's home. The home is beautifully unique and the location/view is wonderful. Plenty of space for our group to gather/dine together, as well as private rooms. Would definitely book again.

Graduation Family Vacation

My family members (17) stayed in the villa to attend my daughters graduation. The villa is very spacious and the rooms were very comfortable. The villa is nicely decorated and there was plenty of room to move around, including the bar and games room on the lower level.

The positives: great layout and spaciousness; beautiful views; great bedrooms; nice location.The negatives: the place was not ready for our visit--the kitchen was not clean and the utensils were inadequate; all the trash cans were full; the bathrooms were not clean and several of the sinks were stopped up; there was not enough toilet paper; there was no heat downstairs; the light did not work in the booth; the accompanying bar was unclean; the TV in the game room did not work; and (worst of all) the pool was full of putrid green algae; the spa also had algae.We would have insisted the manager fix the major problems, but many of the issues could not be addressed because our visit was 4 days over Christmas, and the pool was so bad it would take several days to resolve. They did replace the light switch for the booth promptly, for which we were grateful.Although overall we had a terrific time, it was because we are a very congenial and adaptable family. However, it was quite disappointing not to be able to use the downstairs much and pool at all. It was annoying to have to go to the store for toilet paper and kitchen utensils.With the proper maintenance this place could easily be 5 stars, and I hope after this review they will make an effort to improve the maintenance of the property.As it is, it is vastly overpriced.
