This beautiful 4 bedroom, single story home is situated in Bass Lake Estates in the heart of Kissimmee. Bass Lake Estates is a small, beautifully maintained community and is one of the closest to Orlando’s main attractions. Relax in the peace and tranquility of this fabulous location where it’s hard to imagine you are only a short drive to the main gates of Disney. Hwy 192 is only two minutes away, offering a 24 hour Wal-Mart, shops and restaurants.
The property management company is available 24 hours a day if you have any problems at the home.

Very nice home… make sure to read they do not provide face clothes/wash cloths… Walmart very close by with Aldies…. Short drive to CoCo BeachIf you are renting Jan through April pay extra to have pool heated…Now.. for Management… put outside lights in around pool all burned out… yard area on out side of lena..was dirty needed trimming.. someone had put solar lught on ground they are burned out…Hmmm rent again… undetermined

Home needs a lot of TLC.

Positives: Close to Disney properties. Close to Walmart and shopping. Negatives: Close to Walmart and a homeless group. My wife was afraid to walk the dog after dark. Every wall needed painting. Bathtub needed to be caulked. Vertical blinds were broken and missing had slats. Backyard had large weeds growing on the lanai screen and through the filthy fence. This is not a vacation home, it is a home that needs quite a bit of repair and cleaning.

Horrible rental

This property had very dirty and cheap broken furniture. There was holes in the box springs of twin bed and bugs. Couch was broken and leather pealing. King bed frame was broke and cheap mattress. No skillets we had to buy our own. We had to go buy ant spray it was so bad. The house was not clean at all.

My only concern was I paid a cleaning fee but per all the notices in the house I'm trying to figure how much cleaning we are responsible for & how much cleaning is actually done. We had to wash our own used towels or get charged, we have to take our trash out or get charged, we had to set the dishwasher or get charged, I took photos of the master bath the floors were dirty. We walked around with flip flops on. One of the chairs in the kitchen is broken, instead of fixing it they just put it back at the table. My son almost fell right through the chair. My question is, how much cleaning was I charged for & what I had to do? My son asked should we wash the bedsheets before we go? I told him no. We had to leave something for cleaning to do. On a positive note: The house was very cute, we were there for my son's birthday. We didn't get to use the pool because we were out at amusement parks all weekend. Again very cute house...

Never Again

Property didn't look to have been cleaned in quite some time. The sign in sheet for their cleaning people was last signed on February of 2023. Yet they charged us a cleaning fee. Wonder what that's for. Beds were old and needed to be replaced. Outlet behind bed was a fire hazard. The pool area was quite filthy. The filtering system didn't seem to work well and needed to be looked at. They had a hot tub that did not work. A piece of the pool was broken and almost cut my son's foot. The security, meaning locking of the home, was very minimal. The garage, that had cockroaches, did not lock. We had to have their maintenance guy come to jerry-rig it so that we felt more comfortable about our safety, being that the area the home was in was not good. The man who rented us the place was pretty good at responding when we asked questions or had a concern. However, the property should be able to hold up to better standards if they want to rent to anyone. The condition of the home and the amount we paid to stay there was just not worth it. If this is what standards Vrbo wants to hold their properties to then we will never again go through Vrbo for any stay of ours in any location ever. I am disappointed. This was our first family vacation, and instead of the wonderful memories I had hoped we'd capture, I instead have nightmares.

property needs cleaning

The location was great. Close to shopping and parks. Nice home but dirty. Corners of walls had build up dirt and dog hair. Threshold on patio door had caked up dirt and matted dog hair. When we arrived the patio table had dirt on it. I had to clean the patio wash table and sweep the dog hair that was matted in corners the alone walls of the patio. The yard was fenced in which was nice but the back yard needed to be cleaned up leaves, piles of dirt, and dog hair that someone had left in yard. A tree had been removed and roots and wood chips needed to be cleaned up. To charge us $200 for my little non shedding dog. They should pay us the $200 for how dirty the place was. The garage needed to be cleaned, A pile of stuff in corner with the pool cover on top. Better have shoes on when in garage. A small carpet in garage was so dirty that I don't think they ever cleaned it. I'm sorry that I feel the need to give this kind of review. We have been renting homes in Florida for over 10 years and never had this kind of experience before. Nice home and location, pet friendly, walking distance to shopping and parks. If cleaned up would be a great rental.

Pros - Location - Great! Super close to parks, Disney Springs, shops, restaurants, etc. Pool - The kids loved it! It was clean and they had a few toys there. Community - Neighbors very nice. We loved the little park down the block. House - Tile floors were nice. Lots of space. TVs easy to use. Management Co - Very nice and responsive to issues. Cons - Surfaces were clean but there was quite a bit of dust on top of the cabinet area that cleaning crew must not touch. I expected it to be worn. So those that do not will be disappointed. They need to fix and or replace many things. I called them about the issues and they offered to send someone right away which is why I put them as a pro! They don't see every house every day and have to depend on people staying there to call on issues. We had issues with a broken master bedroom box spring, loose bed posts, broken drawers, broken toaster, two fans that didn't work, a broken lamp, wobbly table, etc. All of the bedroom lights are not plugged into the switches. Florida is sub tropical so I was not shocked to see a couple small brown cockroaches in the kitchen each day. There was a black tar looking substance in the corner of a couple of the cabinets. It may have been bait in order to manage them. Anyone staying in Florida can probably expect to see these bugs. Overall - O.K.

Needs attention to detail

We chose this listing primarily because of the fenced-in yard for our small dog. We spent our first hour putting 3 adjacent panels of plastic fence together before we could let the dog loose. This was not a recent break as evidenced by the amount of dirt buildup in the bottom rail and the mold on missing panels located on the ground behind the fence. Multiple vines from scrub trees behind the fence drooped 7 to 8 feet touching the ground 3 to 4 feet into the yard . Grass was in need of cutting our entire two week stay. Pool screening was in disrepair and partially replaced during our stay. A hole was left in the screen door near the pool pump area to allow pool personnel to stick their hand through because the outside handle no longer worked. Dark green mold the size of dinner plates covered the bottom of two patio chairs. George saw to it that toilet and shower head concerns were taken care of promptly. I pointed out grape and heavily stained white dining room chairs. He commented that had been an accumulation of four years. There was a total of 5 kitchen forks to serve accommodations for 8 people. (I simply purchased 8 and left them) Microwave and hall lights were burnt out. Rolls of dust under master bed were evident of cleaning neglect over an extended period of time. With attention to detail both inside and out, PRIOR to vacationer occupancy, this property has definite potential for a higher rating

Family Spring Break Trip

Everything was easy with this rental. Good communication and check in was a breeze. We traveled with our dogs and the place was very dog friendly. Nice pool. Only negative I could share is there was only one garbage bag and one dishwasher tablet. Not a big deal. VERY convenient location.

Not so Pet friendly

I was looking for “pet friendly” vacation homes. Once we booked the rental we were contacted via email asking if we would have a pet with us. I responded that we would have our small dog with us. Just a few days before we were to arrive I had to call to get our check in info. When they called me back they asked again if we had a pet with us. I again told them we would have our dog. He then said that he would be charging the pet fee which was fine. Only then did I receive the notification that if pet hair was found on furniture or bedding they would be charging me an extra pet cleaning fee because some renters maybe allergic to pets. First of all if someone is allergic to animals maybe they shouldn’t book a pet friendly rental. Second, what is the original pet fee for if not to address the cleaning issues?

Nice October Getaway

The property was very clean and as advertised. They had everything needed for cooking. The books and games were a nice addition. The pool was nice but I wish we had paid to have it heated (our fault, not theirs). The bed was comfortable. This property is close to everything (parks, dinner shows, Walmart, and reasonably close to Cocoa Beach.)
