Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.

Beautiful cottage

Absolutely loved staying at this beautiful cottage. First time I have spent more than 2 days on the Cape and can't wait to come back!!! Your cottage is so warm and comfortable and I feel very lucky to have been able to spend a week here. Thank you!!

Great trip

Thoroughly enjoyed our trip. The access to the beach was the best part for us- just a short walk and we were back to put our daughter down for her nap and able to leave our things set up on the beach to go back down when she woke up. The yard was lovely and we also enjoyed the screened in porch. The only negatives were the lack of a washer / dryer and the grill was not cleaned from prior renters nor were the outdoor tables wiped down. Overall a great house and excellent location . Would highly recommend.

Authentic Cape Cod

Our stay at 48 Grandfather's Lane was perfect. The house is definitely of the more "rustic" on the dirt road (there are some very large, very fancy new builds) but it's impeccably clean, modern enough, and everything we needed for our little family of 3. The yard is very spacious and lovely and provided a wonderful space for us to hang out when the in-laws came out to visit for a day. The .1 walk to the beautiful private bayside beach meant that we were there every single day, even if just for a quick wake-up or wind-down walk. The only negative I have to offer is that since there are houses actively being built and renovated within a short distance, there was construction noise throughout the day for the week of our stay. It was still plenty relaxing, but just something to be aware of.

Great location!

The cottage was clean and the beds were comfortable. The backyard was very peaceful. We enjoyed the short walk to the beach morning, noon and evenings for the sunset!

Best location around

This is our second time staying here and the location just can’t be near. The quiet association beach is just a few houses away. Plenty of beach an soft sand. The house has updates and everything you need. The backyard is fenced in and huge, great for kids and the central air is a huge plus. Last time we stayed there were more kids games and some toys so we missed those but understand it’s probably because of covid. The new tv in the kids room with tons of DVDs was a hit with my 4 and 8 year old. We will definitely stay here again!

Location to beach, biking, restaurants, and more!

Though it rained during our week, we enjoyed reading books in the screened in porch. The back yard was private, comfortable, and beautiful with the wildflower garden. Walking the sand flats at low tide was spectacular! My only suggestion would be to trim some of the trees near the house for more sun and the house would be less musty. Overall great quiet neighborhood and the owner provided everything you would need in the kitchen.

Great Week

Spent one week in July at 48 Grandfathe'sr Lane. Had a fantastic time. The cottage was rustic, but clean. It was an easy walk to a private beach. Water was warm, crystal clear and calm enough to kayak. The only issue was that when the tide was out it was WAY out, which left us with no way to swim at low tide. Still had fun playing bocce and building sand castles when the tide was out. Also perfect for long walks and hunting for crabs. My husband was very happy with the grill situation and the backyard was perfect for having family over for dinner.

Perfect Little Cottage

We loved our stay on Grandfather Lane. The location can’t be beat, and the house is updated and clean. The large front and back yards were also a hit with our toddler. Wish we were still there!

A vacation best

Charming, very comfortable & peaceful. Easy, short distance from a private beach. Setting conducive to real relaxation. Interior is quite warm; perfect for a small family. Back yard is quite private & appealing. Would definitely rent again.

The Perfect Place
