The cottage has ample parking, a wooded ravine backdrop, and has been completely renovated to have all of the expected amenities. Approximately 1100sqft of usable space. Enjoy the serene large deck and BBQ off the back, watch the cars from the front patio and listen to the birds and the creek out back. The space is within walking distance to some great food, a bakery, brewery, and more! *Please note in the summer the road can be quite busy for a small town! *Also please be sure to view the photos of the stairs going upstairs, they are short steps making them feel steep and require some maneuvering at the top level.

The entire cottage is yours to enjoy. Key pad code will be given the day prior to check in. Remember the address of the Cottage will be sent to you after confirmed booking for security purposes. Air bnb will send you our booking office address.
The cottage is located in a small part of NOTL called Virgil. It is a quaint little town, much busier in the summer months than winter months. Most necessities are available close by (grocery, hardware store, post office, pharmacy) with many of the within walking distance, but most places close relatively early so plan accordingly! The house is on a busier road but it still has a very cottage-y serene feel to it. We do apologize for the traffic, for a small town this is the busy "Four Corners."

Uber runs in Niagara, and there are NOTL cabs that can help. The Cottage is walking distance to the best breakfast spot in the area called Silks. We are also right near a gas station, grocery store and little shops that are great to walk to. Wineries surround our area with many walking distance and many a few moments drive. There are a couple beaches near by (about ten minute drive) as well as a few golf venues.
Please note, Fall season is prime time for fruit picking season in Niagara. as such the fruit flies tend to be common visitors at the sites when food is left out or sweet things poured down the sinks.
We have treated the drains in the sinks and showers as well as left out a few traps to be safe.
We ask that should you pour anything down the drains such as pop, wine, fruit juice to please boil the kettle and pour the hot water down the drain as well. This will help substantially in hopes to keep the fruit flies at bay

There are strict guidelines and bylaws that the city has made mandatory for hosts and guests alike to follow. Failure to comply will result in the hosts/property owners receiving large fines, loss of demerit points, and ultimately losing their short-term rental licence. We take these bylaws, and additional house rules very seriously. We hope you understand.
1. No parties/events (no exceptions)
2. No more than 8 adults on the property at any time
3. No noise/music after 9pm (this is a local bylaw)
4. No smoking indoors or near entrances/windows
5. No more than 4 cars in the driveway, ever
6. No street parking. The city will have you towed. (Strictly enforced bylaw)
7. We allow SMALL DOGS ONLY and a maximum of 2
This is NOT a party house, this property is located in a family-oriented neighbourhood, filled with children and permanent residents. We only look to host individuals looking for a quiet retreat who will respect our home and our neighbours.
We are on a NO WARNING POLICY, so if one of the neighbours complains about volume or it goes over the decibel level after 10pm it will void the contract and all guests will be asked to leave.

3. No excessive noise/music, especially outside after 10pm. (City bylaw)
4. No smoking indoors, please.
5. No more than 3 cars are permitted in the driveway. (City bylaw)
6. No street parking is permitted. (Strictly enforced bylaw)
7. We allow DOGS ONLY and a maximum of 2. There is a $50 dollar charge per pet per stay.
8. For all bookings if cancellation is required, the processing fee will not be refunded.
