Perched high above the newly formed 'Tavern Section' of Hampton Beach sits a noisy, unassuming, barn like structure, known as the Goat Pen! This 2 bedroom fully equipped and newly renovated apartment has been transformed into a lively vacation pen so bring your grain. The Goat Pen boasts a fully applianced LG stainless steel kitchen with granite countertops that may make you and the herd want to graze at home. The blender will always make the herd stampede out to the deck to enjoy the salt air. The 2 full size Queen beds and Queen size sleeper sofa with memory foam have luxury cotton sheets and pillows that will allow you to rest up after running with the pack. If things get too hot you can turn up the central air conditioner which will tone down the sizzle. Whether soaking in the full size tub or watching one of the 3 flat screen TV's you will find the Goat Pen to be a welcome refuge to enjoy while resting up for the rodeo. HDTV and High Speed Wireless Internet included. The stackable LG front loading washer and dryer will allow you to look your best as you go downstairs to 'Get Your Goat On'. A newly constructed outdoor deck with ample seating and BBQ grill will allow you to enjoy the views of what Hampton Beach and the 'Tavern Section' has to offer. Whether you are enjoying the glancing view of the Atlantic Ocean or simply watching the other animals herding up and down L St and Ashworth Ave you will have plenty to keep you entertained. Venturing outside of the Goat Pen at Hampton Beach you will find you are only steps from Bernie's Beach Bar, Wally's, The Goat Whisky/Burger Bar, Ocean Gaming (bet big, bet often) ,The L St Tavern, and numerous other watering holes and restaurants. Although The Goat Pen comes with parking for two cars in their private parking lot you won't have to saddle up to enjoy any of the sights or activities that Hampton Beach has to offer. Fun place to stay

The Goat was a fun place to stay. We enjoyed having food and entertainment all around us. The best part was the beach only a block away. We will be back to stay a again.

Clean and comfortable, everything you need and in a fun location. Terry was available and accommodating although there were no real issues. The deck space was very enjoyable and a fun place to experience. Parking spaces right behind the Goat were extremely convenient.

The Best!!!

Our stay in Hampton beach this year was great due to our location and quality of the apartment we stayed in. The GOAT is awesome new like condition , everything we need was supplied, brand new appliances , better than average size rooms, GREAT outdoor atmosphere , close to beach and attractions, 2 parking spots and when I say clean I mean CLEAN! I plan on staying there again next year. Thank you Terry and Jenny for such a great addition to a successful awesome vacation.

I highly recommend this property. Perfect location right in the heart of where all the action is. Clean. Bright. The deck is amazing and you can sit out there every-night and listen to the live music right at your feet. Sitting atop of the GOAT means you get breakfast lunch and dinner just going down a flight of stairs. This rental is literally steps from the beach and Bernies restaurant. The property owner is super responsive and very welcoming. I will be renting here again without hesitation.

I just returned from a stay at The Goat Pen for a long weekend for Seafood Festival @ Hampton Beach. My family and I had an amazing time, so amazing I will plan on renting it again next year! The apartment is in a perfect location right above the Goat Bar and across the street from Wallys. Even though you are staying above a popular bar, I never found it to be too loud. The apartment is very well insulated. Everything inside is new and clean and comfortable. The bed and couches were amazing. The apartment is also very well stocked with anything you could need like pots, pans, dishes and a Keurig! The outside deck overlooks L street and the bars (The Goat and Wallys). It was a perfect place to sit outside, enjoy a drink and people watch. We met the owner Terry as well and he was very nice and accommodating. Overall it was a great weekend and this is one of the nicest places I have stayed at at Hampton Beach.

We were thrilled with how clean the condo was!! The beds were so comfortable and the bathroom very clean. The kitchen was well stocked with all utensils and accessories which was so great. Communication with Terry (owner) was very easy and he was very accomadating. Enjoyed the deck too! Great place!!

The property was clean and in a convenient location.

Appliances are newer/updated. We enjoyed sitting on the upper deck and watching the nightlife below. We also really enjoyed coming back to the central air conditioning after a day at the beach :) Terry provided clear and simple instructions prior to our arrival. My only suggestion would be to hang a full size mirror somewhere.

This is a very clean, very comfortable 2 bedroom, 1 bath suite with a great deck overlooking the liveliest spots in Hampton Beach. It is perched on top of The Goat Den. If there is an hesitation, it would be the three flights of stairs to get up to the accommodations. If you are an early to bed person who needs quiet , this is probably not the location for you. But then again, if you are that kind of person, you probably aren’t vacationing in the heart of Hampton Beach. Seriously, everything about these accommodations are top notch - the appliances including a washer dryer and dish washer, the beds - comfortable and cozy; and the amenities provided. Really nice.

Great location with Central Air

Great week at the Goat Pen. My wife and I along with our 2 dogs spent the week. The location was perfect for the boardwalk and the beach. Restaurants, bars all within short walking distance. Live music right below the deck every night. It’s not quiet but not too loud. We enjoyed it. Music ended by 11:00 most nights. With the windows closed and the AC on it was no problem for us. Two reserved parking spots right at the bottom of the stairs. House has everything we needed! Small electric grill on the deck but we never ended up using it so not sure how good it works. The only thing it didn’t have was a tea kettle and maybe a few good pans. We would definitely stay again!

What makes this property unique

This property was an icon on L St in Hampton Beach, NH for many years. When the property fell to decay it was decided that the location and proximity to the surrounding activities, namely restaurants and taverns, was too perfect to let it sit under utilized. After 1 yr of planning and 1 yr of construction we have been able to create one of the first theme restaurant-bars at Hampton Beach. We have renovated the Goat/Goat Pen into a country theme complete with authentic red barn board and a faux stone foundation. It's the only barn on Hampton Beach! It's time to get your Goat On!
