Located in the beautiful resort of Waikoloa Beach near Marriott and the Hilton hotel in the Kohala Coast is a beautifully furnished 2 bedroom condo with 2 full bathrooms along with a 2nd level loft that can serve as the 3rd bedroom if necessary. The condo overlooks the main pool, Queens Market and offers a peak a boo look into A-Bay, but yet is far enough away for quiet enjoyment of a morning and or afternoon at home and affords all the comfort and roominess of a larger unit. With King bed in the Master bedroom, a King bed in the 2nd bedroom, and then a king bed located in the loft, this condo can comfortably sleep six. Free parking for 1 rental car and only 1 rental car allowed! Complete with Wi-Fi, and flat screen televisions in each bedroom along with the living room area. Please be advised that this condo comes with a one car garage and a Chrysler mini(beach)van is available for rent from owner and that you are strongly encouraged to rent the mini-van to avoid over crowding the complex with vehicles. The complex onsite personal daily will inspect all vehicles not parked in designated parking places and the mini-van is parked inside the owners garage. The car is offered at low daily rate of $35 plus tax and cleaning fee. Typically much more cost effective than a rental car and you can avoid the added stress of renting the car at the airport the time it takes to rent and return the car at the airport and thus take a quick uber/lyft ride to and from the airport.

The location is really excellent. The layout of the condo is really good for a small family and is nicely situated in the villa complex. The owner shared their vehicle with us and gave us use of beach things if we wanted to use them, which was very nice. The grounds of the villas are very clean and manicured. The shopping areas a block away were great. A short 10 min walk to a small beach. Several eating places close by and an expensive little grocery store. (The condo itself needs some maintenance, which I left a note for the cleaning service, don't know if it will get to the owner who lives on the mainland. The dishwasher didn't work very well and was quite corroded inside. Stove top surface wouldn't come clean, bulbs over the stove and bulbs over the BBQ did not work.)If we were ever to return to the Big Island, we would consider staying there again.The pool being close was great.
Condo was perfect for our needs. Great location with all needed amenities close and within driving distance to great beaches. Would definitely stay there again. Thanks.

The property is excellent. The place is in a fantastic location and the property has 2 great pools. Shopping, a market and a few restaurants are all within 5 mins walk. The beach (by lava lava beach club) is a <5 min drive and so worth it, we saw turtles just relaxing on the beach.
We loved the location and proximity to the beach, the pool was nice, and the balcony was a great place for meals and relaxing. We did have a hard time getting hot water in the kitchen sink, and it took a while to get hot water in the shower. Overall, a nice place to stay.
Condo had everything we needed for adults and small children.
Had a problem with a bathroom door lock but nothing serious. Would definitely stay here again.
We loved the location of this unit! It was walkable to the beach, right next to the pool, and we liked being so close to the shopping/ market. The complex did a wonderful job of building with privacy although it is so close to the street and shopping.The units next to us were booked, but we never heard anyone else.We didn’t have any issues with parking when we were there.We did see a few ants, but we saw ants everywhere we went… all restaurants and shopping. As the post says, as long as you keep things clean, it’s not a problem.Overall, the unit was clean, we liked the loft with extra space for us to spread out and we had a wonderful time while there!

Amazing stay
This was amazing stay in a very nice condo, I need to say that photos do not show reality . After we go inside we were surprised how nice is there.
Condo is in perfect condition with all needed accessories included the beach staff.
Contact with the owner was very good and we never need to wait for email response more then few hours.
There were no issue with the parking - but we were in off sesson , condo do not have assigned parking pleace what in full season can be an issue - but always you can park in front of shops ( 2 min walk) - so this is not big deal.
Location of the condo is real nice - near to the shops ( but if you need to do some biggest shopping better go to Target in Kona - price there are much lower)
Few minutes walk to beach or 2 min by car -( free parking ).
If I will come back to Big Island i will stay there again.

We loved our stay here! It was right above the pool and hot tub which was really nice when you weren’t at the beach or at night! We have a 15 & 17 year old so everything was very much within walking distance, beach, restaurants, shopping, shaved ice, and a couple of coffee shops which they loved every morning! We loved walking the trail along the lava rock and ocean every morning! They also include a couple of boogie boards, chairs, and coolers for the beach! A couple of things to know before you stay is buy extra Toilet paper, and paper towels. There was most definitely not enough for our stay. Also, like mentioned before there are little sugar ants that will come out on the counter if you have food out. Totally was not a big deal to us, but we put out little ant traps on the counter and that seemed to help a bit! Overall we loved our stay in Waikoloa and this condo! I would definitely recommend it:)
We had a great stay at this condo. We have stayed in several houses and condos in the area and this one had the most usable space for our family. King beds in each room was a great bonus! The kitchen was incredibly well stocked. The open ceilings really made the place feel huge. I noticed prior to booking that other reviews mentioned the check-out requirements being excessive, we thought everything was entirely reasonable. We appreciated the thorough instructions and aimed to leave everything as requested. The proximity to the pool was great. We also noticed that the pool was cleaned frequently and the condo grounds were well kept. It was a very short walk to the Marriott where our friends were staying. The tv’s and the internet were great. This is a second story condo and we did not notice any ants or other pests like we have seen in ground floor units. Overall, a great stay and we would highly recommend it. The host’s communication was great.
Location was fantastic, but we found this unit to be incredibly dirty, well lived-in and not taken care of. The unit needs to be upgraded significantly to keep up with many of the other units we've stayed in during our trips to Waikoloa. Lots of bugs on the counters, in the cabinets and in the bedding. We washed all of the bedding ourselves on day 2, as it didn't appear that the bedding had even been replaced from the previous guests. We had to thoroughly clean all of the bathrooms and flooring as well. Emailed the owner of the unit with our concerns the day after check-in and still have not received a response. All of this to say, we will not be staying here again.

Aaron, this is a completely false review of the condo. The unit is in great condition and well maintained. For anyone reading this review, please note that Aaron was not responded to as it was an act of aggression and or threat by Aaron in an attempt to obtain money/refund for a well-appointed condo based on false accusations of the condo. This review is not indicative of this condo, but a reflection of this individual with false claims about the condo or more importantly about the person trying to obtain funds back for something that was not true. The condo is routinely serviced by me a minimum twice a year with updates constantly to the condo. My cleaner does an exceptional job as well and the claims as to a dirty condo are false and wrongly depict this condo. As Aaron does not recommend this condo and anyone reading this review should strongly think twice about renting to Aaron as he will more than likely do the same to you with false reviews and or claims about your rental. Aaron is however correct; the condo is in a fantastic location and for the price and amenities offered is a perfect place for your trip to Hawaii!!
This is the best location on the island, hands down. The shopping is walkable as is a good beach (A-Bay). I wouldn't recommend The Lava Lava beach club for anything but drinks, however. Food was marginal at best. Go to Roy's and A-Bays (the restaurant - this was excellent!!) for food or cook the steaks from the local beef (available in the grocery store at Queen's Market). The local beef will blow your mind!.
This condo is perfect. It is well-maintained, newer, and everything worked just like the owner's instructions said. Read them! The kitchen is well-equiped and the grill worked and was clean. The hot tub is REALLY HOT during the day so it's an evening-only feature in my opinion, but the pool was awesome and the condo is steps away from it. Also, only an hour drive at most to great stuff to do - Manta Ray night snorkel, Two-Step, Hawi, helicopter... you name it, it was close.
Great place. If we go back to the big island we'd definitely stay here again.

Thank you for the great review! We would love to host many more stays with your party in the future. I agree, the villa is very conveniently located to shops and beautiful attractions around the Island.
The property had a very convenient location and was a very short walk to many restaurants and shops. It was clean and tidy. The pool was close by and we enjoyed the nice lanai even on a rainy day.
That being said the ants all over the kitchen were not fun. I put everything in the fridge and took out trash daily.
Also the A/C had lots of issues we replaced batteries almost daily. The last night we stayed there the A/C quit altogether and the numbers left to call with any issues never answered we tried several times but would only text back never actually spoke to us and then after a text or 2 telling us to just replaced batteries which we had already done they went silent and never answered us back again. By 9 pm Hawaii time we gave up trying to get any help. We slept our last night in a house that was 80 degrees ! Not fun at all especially when your getting on a red eye flight home the next day. Wish things had been different because we really loved the location.

Jesse, yes was unfortunate about the AC controller. I was at the condo prior to your arrival and left the same day as your arrival without any issues with the AC controller. Upon inspection the following day after your departure, it was determined by the AC service company that it was most likely operational error by the user with the controller being set way too low for the AC to function and it most likely locked up and or froze. So, while unfortunate for your stay, we again strongly request to each guest to not set the controller below 72 degrees F to avoid any issues with the AC which occurred on your last day. Further to this issue to avoid any problems the AC was again serviced after this guest stay and in an abundance of caution the AC controller was replaced as well to eliminate the need to add batteries for power. As for the ants, again I was there for a week prior to your stay and no ants present. So, if anyone is reading this, we state very clearly in our arrival instructions that all food needs to be packaged/sealed and not left out on the counters or there can be a potential for ants. The condo complex is routinely sprayed for insects/pest, but unfortunately the Hawaii climate is a great area where bugs/nature thrive, so caution needs to be taken by all guest when renting this condo and or any condo on the islands. Further to this message, I am very aware that bugs can be present and when I left, I also supplied insect spray as well as traps in case any ants/pest were present. Nothing ever perfect when renting a condo, but all issues addressed accordingly both prior and post.

Beware of extra fee
I booked this rental through VRBO after getting the total price with all the fees, cleaning etc displayed in the quote. My card was charged the price I was shown immediately, including a deposit. After the fact, the owner told me I would also be assessed a fee for using a credit card. This wasn't disclaimed prior to charging my card, and no info was provided on how to pay via cash instead. The rental contract he sent me to fill out didn't have any dollar amounts on it or indicate I would be charged anything additional. I've booked a number of times with VRBO and if the owner prefers to be paid cash, they don't charge your card, they email you instructions on how to send the money. Also, we left a BOSE Bluetooth speaker there on accident. I reached out the day after we left to see if we could retrieve it. The owner said he would check on it and we never heard anything again.

This guest is completely in the wrong with this review and her experience. My listing clearly states to review all fees, administrative, tax and including the VRBO service fee that is charged to each reserving guest, so that there is not any surprises by each guest when booking this condo. So this review is wrong to state that she was not informed of the fees as she was informed three times. First in the description itself of the condo, second in my initial response back to her when she reserved the condo and then finally when she signed the rental agreement as all fees are clearly listed on the first page of the rental contract. So to negatively impact my rental site with a false statement is completely wrong and not representative of her experience at the condo nor a correct and or factual written statement. As for the blue tooth speaker I did respond as well, so once again a false statement by this guest. I let her know that nothing was reported as left behind and that I would check and get back to her if we had the speaker. The speaker was not left at the condo as she states and if it was, we would have gladly sent it back to her. Not sure why this guest has chosen to negatively impact my listing as all of her claims are 100% false. Again by no means am I perfect, but the condo pictures are accurate as well as my rental contract which you can review prior to renting the condo. And further, if any item is left behind and my cleaning crew notices it, it will be identified and promptly returned to each guest.
Pool View under construction - unaccommodating owner
One of the worst surprises going on a relaxing Hawaiian vacation is renting a villa with construction noise 7-5 daily!
The owner was definitely aware of this scheduled project, as there is an association, board and I spoke with the on-site manager. I rented this condo specifically because I have 2 teen kids and wanted to watch them in the pool. I paid extra for the 3 bedrooms when I really only needed 2 due to the view. Show up and the pool is completely being renovated. There is another pool on the property but I would have rented a lesser priced villa had I known that this pool was closed. Not only was this disappointing but the construction noise started at 7 am everyday. They were cutting the stones for the pool deck and it created so much dust and smoke that not only could we not rest during the morning or afternoon (with all the windows closed) but we couldn't use the balcony for eating or grilling.
When I contacted the owner about this (first day we arrived), he didn't even respond! Unbelievable!
The owners have a lot of demands: sign the waivers, initial this, clean the condo (even though we paid a cleaning fee): take out the trash, wash the towels, clean the dishes, clean the fridge out, a/c temp, squidgy the shower. I am sure if something was off from our end the security deposit would def be taken, but as a tenant when something isn't as advertised our hands are tied. Buyer Beware
Shame on this owner, they should be embarrassed! Driven by greed
Beside this I would also like to mention that this unit had tiny bugs all on the kitchen counters even the first day when we showed up, beach towels they provided were thin and stained. Carpet is old and stained. Beds are cheap memory foam.
Buyer beware - owners just out to pay the mortgage could care less about making sure you are accommodated properly
So many other beautiful condos for rent on the property,

Well lucky me to have such a wonderful person stay at my condo. Yes, pool was under construction and unfortunately out of my control. For that I am sorry. The condo and Hawaii in general have been crazy busy coming out of the pandemic and an extremely popular destination. So, keeping the condo maintained has been challenging but definitely manageable due to demand, but any notice of damage/problems are addressed right away on our end by onsite handyman and repaired replaced right away. As for this review, please note that children/teens are to not be left unattended at the pool, so not sure what guest is referring to and or how she intended to leave children unattended at a pool that they are not allowed to do so. This would have been a clear violation of the HOA by-laws and lack of judgement by this guest to leave the children unattended at the pool.
Perhaps in her world, she finds it acceptable to yell from a balcony to parent her children and or maintain their behavior.
This is a difficult guest to please as you can clearly see by what she wrote, and I would also recommend avoiding her at all costs as well. As for the carpet it is a Berber type of carpet and definitely not cheap. Unfortunately, due to condo by-laws, I cannot put any hard surface in the condo as
I would love to do so on my end, but I am stuck with the carpet for now due to noise being a potential problem below this condo. The beds while yes, they are memory foam are less than one year old and definitely not cheap either. I have them at several of my rental properties and typically most guest will ask me where I purchased them as they find them extremely comfortably. The property as a whole is sprayed monthly as well. However, insects can and will be a problem in Hawaii if food is left out and or make-up left out and this is clearly explained in my detailed check in instructions that I do send out to all guests that Nicole also references. Detailed instructions are sent to be helpful to answer all questions for a seamless trip to Hawaii with most if not all information for guest to enjoy the condo. This guest again is completely out of line with this review on all aspects but the pool being under construction which again I cannot control on my end and finish date unfortunately keeps getting pushed out and or delayed. For that again I am sorry, but there is the other pool that Nicole does mention, and it was there for use during this guest stay. Further, this condo is a two-bedroom condo with a loft, which further illustrates the craziness of this person and her false expectations while renting a condo with three king beds that is considerably less than renting a hotel. She clearly needed and or wanted the three beds for her stay, which this condo has. Lastly, I take strong exceptions to her claims about this condo not being maintained as it is routinely maintained by myself and onsite personnel. The beds and bedframes are less than one year old, new couch and TV in the living room and I will be back in August this year(2022) to further check on this condo on my end and more than likely add modify as necessary to maintain its appearance and keep it up to date. Pool constructions is expected as well to be finished soon. Sorry again if I cannot please everyone, but this guest is clearly one that no one is going to please and the absurdity of this review clearly shows anger/resentment and not the real truth of the actual condo itself. The only communication that was received on my end from this guest was about the pool construction and I have no doubt that this then led to all the other false claims that were then made on her end, which I was completely unaware of until reading this review.

Location, lots of affordable restaurants near by. Beds were very comfortable. Pool was only disappointment. Way to many small children not well supervised by their parents. I do not believe kids belong in a hot tub, yet the dominated it every day.
We specifically booked this property as it overlooks the pool. With kids and grandparents, overlooking the pool was vital. The owner did not disclose the pool was being renovated. Not only is this frustrating, we were forced to hear heavy equipment throughout the day and the lanai was covered in concrete dust. Very disappointed.
There was no welcome kit or parking passes available in our room. We were not allowed to park in the garage.
Checkout instructions are excessive. The owner wants you to essentially serve as the cleaning crew prior to checkout. I would recommend this building, but not this owner.
Convenient location for our family needs. Close to airport, shopping and beaches. Condo was clean and well equipped. Wished the pool construction and the steps up to the 1st floor was mentioned when initial inquiry was made.

Why they chose this property
My family choose this location due to its serenity and proxiamity to all things hawaii. After first visiting this complex in 2007, we found that year after year we keep compaing our visits to the other islands to the Big Island and the Big Island experience hands down was always the best one for us. So we decided to purchase our Condo in February 2011 and have no regrets doing it. We love our Condo and Waikoloa and can't wait to get back there each time we leave.
What makes this property unique
There are some many to describe. We love going to A-Bay for peaceful walks to view the many turles and to enjoy the bay. We paddle board and kayak and you can find both these items available for rent right out of the Marriot at Ocean Sports. We enjoy the many snorkilng areas around Kona and the restaurants with their fabulous views. But what we enjoy the most is swimming in the pool at the end of another wonderful day at the beach and grilling dinner on the lanai watching the sunset over A-Bay.
