Had I known how many rules the property management company had, and how strict they were on having written permission for people to step foot inside this property, we would not have stayed here. Having to list every person's name and age, as well as listing the names of people who may come over is beyond ridiculous. Though we had no problem with quiet hours, the property across the street was blasting their music beyond those hours. Not to mention the surrounding properties were an eyesore. The property itself was fine, and it had everything we needed. Parking was tight, but we made it work. We love Moab, but if we find another property being managed by the same property management company that required way too much information, I'll stay in a tent instead.

The requirement for written permission and listing guests' names and ages is a standard procedure aimed at maintaining the integrity of our rental agreements and protecting our guests' interests. We'll address noise disturbances with neighboring properties and while we do our best to enforce quiet hours, we also rely on the cooperation of all guests to adhere to these guidelines. We will take your feedback into consideration and explore ways to address such issues more effectively in the future. If you ever decide to return to Moab, we hope you will consider giving us another chance to provide you with a more enjoyable stay.
I stopped by the property before our guests arrived to leave a welcome basket on the dining table. First, the VRBO pictures conveniently leave out images of the next door neighbors. Not to be rude, but all surrounding yards are quite literally junk yards. Inside, the decor was cute, but I noticed the ceiling light was broken in the master bedroom (the cover was cracked and sitting on the bed). I contacted the host phone number given to me to see if it was getting fixed. No response. Our guests arrived and said the sheets were dirty. We immediately had them go somewhere else. I've reached out to the property managers through every means given to me with no response. VRBO is playing dumb and saying they can do nothing. Book with low expectations and don't say you weren't warned.
