Breaking of any of the House Rules such as: having unregistered guests, parties, unregistered pets, illegal activity, smoking indoors, or excessive noise/not following quiet hours can and will result in immediate cancellation of your reservation with no refund. Neighbors are diligent in reporting such as well so please be respectful to the property, the furnishings, quiet hours, and the neighbors to ensure a positive stay :)

Here are a few friendly reminders to ensure a pleasant experience:
> Primary Guest Presence: Kindly have the primary guest present during check-in ( no exceptions).
> No Parties: Parties are strictly prohibited
> No Smoking: Smoking, including vaping, cigarettes, and marijuana, is strictly prohibited throughout the entire property.
> Noise and Smoke Detection Device: For your comfort and that of our neighbors, we've implemented a system to monitor the indoor environment. This includes tracking noise levels (decibels only), temperature, motion, and cigarette smoke. Our aim is to guarantee a tranquil and considerate atmosphere for both our guests and neighbors.
> No shoes policy: Kindly remove your shoes at the entryway. In the spirit of keeping things pristine any removable stains may incur additional cleaning charges. For those stubborn non-removable stains, a replacement fee for the damaged/soiled item will apply.
> Undisclosed animals or guests: Please inform us of any additional animals or guests beforehand. Additional fees ($100/day fee if broken) or cleaning charges may apply if policies are not followed.
> Checkout Time: Check-out is at 10 AM with a 30 minute grace period. Late checkouts beyond this time will incur a $25 fee for every 30
minutes.
> Late checkouts (or early check ins) can be requested with advance 72 hours notice and depending on availability costs $20/hr.
> Package Deliveries: Prior written consent is required for mailing packages to the house.
> Quiet Hours: Our quiet hours from 10 PM to 8 AM.
> Climate Considerations: Florida has a tropical climate so please keep doors/windows closed to prevent unwanted pests.
> Thermostat Settings: Maintain the thermostat between 68°F and 78°F to prevent damage to the A/C system.
> No Open Flames: For safety reasons, avoid open flames, candles, or matches.

Additional considerations to keep in mind for a smooth and enjoyable stay:

> An additional cleaning fee may apply if trash is left on the ground or dirty dishes are not placed in the dishwasher.

Florida is a tropical destination and with that comes small pests and critters. Please keep windows and doors closed to lessen a chance encounter. Despite regular treatment of the property you may encounter geckos, the ghastly palmetto bug, or other critters. Please note this is not an issue of cleanliness as we have the home cleaned and sanitized to the highest standards but despite our endeavors some pests do slip past our best defenses.
