ATLANTIC OCEAN SUITES is steps from the beach and minutes walking to the center of town, the pier and the Palace Playland! AOS features one or two bedroom suites each with 1 bathroom, a full kitchen and a living/dining area. ATLANTIC OCEAN SUITES has a heated, indoor salt-water pool with an adjacent patio. The pool is open from Memorial Day through Labor Day. The pool is accessible via a lift for those with difficulty navigating the steps. Amenities available include grills, beach umbrellas and chairs, boogie and skim boards and assorted beach toys for young children.

Sand Dollar Suites feature a large picture window facing the beach. You can enjoy these ocean views from the kitchen, dining and living room areas. The dining room table comfortably seats six.

The kitchen area features full-sized modern appliances and includes fully stocked cabinets. The galley style kitchen has a bar height serving counter. Whether you want to do some cooking or just bring in some take-out from the many local restaurants, the kitchen can accommodate your dining choices.

The living room area features upholstered furniture in soft hues that blend with the blues, greens and sand-colors of a beach locale. The hi-definition LED TV is available with cable service. Local artists have contributed the artwork on the walls, depicting historical Old Orchard Beach or beach scenes.

The master bedroom has a queen size bed. The second bedroom has a twin-over-full bunk bed that can easily accommodate 3 guests. If additional sleeping space is needed, the sofa in the living room opens to a queen sleeper.

The bathroom has a large walk-in shower with a seat. The vanity is oversized with plenty of storage for each guest's toiletries.

The first floor SAND DOLLAR SUITE #2 is accessible via a ramp for guests who have difficulty navigating the stairs to the second and third floor units.

Amazing time had by all

The staff is wonderful the property is spotless everything is in walking distance and the beach is literally at your door step. My family and I loved our stay. the suite was clean and I cannot stress enough how the staff went above and beyond what was expected of them. My sons favorite blanket got dirty and without a second thought they insisted on cleaning it for us. I tried tipping them and they politely declined. They truly care about their guests and it most definitely shows. Thank you again for making our vacation one the remember. We are already planning our trip back next summer and we can’t wait.

This is my top pick!

I will ALWAYS make another referral to your BEAUTIFUL establishment! Your online pictures do not do you justice. Your pictures are older? I must say, when I visited my friends staying there, I was SO impressed by the updated décor and beautiful view of the beach and ocean from their suite. Your staff is so friendly and helpful, too. The kids enjoyed use of the skim boards and we were glad to have use of the umbrella at the beach. You're 10 stars in my book! I would recommend your property to anyone.

Fantastic vacation spot

Such a great place to stay! The apartment setting was incredibly spacious and comfortable, and having access to the kitchen was extremely convenient. You're 10 steps to the beautiful beach and just a couple short blocks to the downtown area. Will definitely stay here again!

Atlantic Ocean Suites is the latest chapter in a family owned business that has been providing beachfront lodging in Old Orchard Beach for three generations.

Our great aunt, Ethel Erlick, purchased the rooming house known as 'The Brown Street House', in the 1940s. Auntie Ethel loved The Brown Street House and Old Orchard Beach. She greeted every guest with a smile and made everyone feel like family. Our family has spent many wonderful summers in Old Orchard Beach enjoying the beach and the nearby town. Some of our most cherished memories were made here.

Since its early days as a rooming house, The Brown Street House has gone through many changes. We are proud to return the property to its roots as an upscale all suites motel. To be able to provide everything you need to make Old Orchard Beach your home away from home, we have renamed and rebuilt The Brown Street House from the ground up. It is a pleasure to be able to offer our guests the type of hospitality Auntie Ethel would have provided. We offer your family all of the comforts of home while on vacation.
