Las Breezes Villa is a gorgeous 7,000 sq ft, 5 bedroom/3 bathroom vacation rental home that sleeps 8 adults and 2 children max. Located on a 7-acre estate in the private community of Simon's Point, Great Exuma, Bahamas, the villa is set in lush tropical surroundings and situated at an elevation of 60 ft, offering spectacular views of Elizabeth Harbor and the turquoise waters of the Atlantic Ocean.

For those who love to cook, there is a large, kitchen with two ovens, 3 sinks, large fridge, microwave and a breakfast area, and features a pass-through to a lovely formal dining area which seats 8. Large windows at every hand open to the views and to catch the gentle ocean breezes. There are two bedrooms with queen-sized beds, a shared bathroom and access to a deck on this level.

Upstairs is a large master bedroom with king-sized bed, an en-suite bath with jetted tub, and a TV. Just off the bedroom is a sunroom with a queen-sized daybed, perfect for one or two children. A second bedroom with TV and en-suite bathroom is also on this level.

A huge deck wraps around 3 sides of the villa, part of it covered, with an open area for soaking up the sun’s rays. There is a large BBQ and plenty of seating, perfect for enjoying the spectacular sunrises and sunsets and for spying boats of every size and kind as they make their way through the harbor. Start your day on the deck, watching the multitude of colorful tropical birds that flock to the lawn to say good morning.

Las Breezes offers cool ceramic tile floors throughout, except for the two upstairs bedrooms which are carpeted, central air conditioning, plenty of ceiling fans, cable TV, wireless internet, phone lines, a maid service from 11 to 2pm Mon-Fri and even in-house massages at excellent prices. On-site caretakers are happy to assist you in planning your daily adventures, suggesting great restaurants and just making sure your Great Exuma vacation is exactly what you want it to be.

Exuma Paradise

Great Place!

Peter and Rita are some of the best hosts Ive ever encountered. They both are very welcoming and helpful. The property is better than even the description. I would not hesitant to stay here again!

Lovely stay

Amazing location with views of the ocean from almost every room in the house. Lovely wrap around porch, short walk to private beach, easy access to paddle boards and kayaks. Easy communication with Peter and his wife who live on the property but keep to themselves. Grocery store 2 minute drive away or 10 minute walk. Plenty of restaurants in short driving distance. Overall very pleased, had a wonderful relaxing time.

PERFECT VACAY / REPEAT GUESTS

This may be a late review... BUT ... This place is PERFECTION! Not only is it immense in size and able to fit all 7 of us comfortably but the views on the wrap around deck are SPECTACULAR!! You can see almost the entire island and the constant breeze is magical and lovely. All the amenities you could ask for. Nothing was left out. Plenty of everything you would need in the house for a fantastic vacation. Cooked many an amazing meal in this well equipped kitchen. And relaxing on the deck is one of thee highlights. There is a short walk to the "private beach" which boasts amazing sea life...fish, sea turtles, conch and a unique eco-friendly retaining wall that provides a great perch to watch the sea-life. Not to mention a great jump off point when the tide is high. And the water is pristine. And let's not forget the host of this property, Peter Burrows. A salty native Bahamian who knows Exuma like the back of his hand. He can provide great insights into the island and can host one of the best tours of the Cays you will ever take. Truly an exceptional excursion with him as your guide. I would highly recommend this location for a visit to Exuma. We have been back FIVE times and will soon be reserving our sixth! Truly amazing!!!!!!

STOP LOOKING! Best place on the island

We traveled as a family of 9 (5 kids, 4 adults including grandparents and were amazed at how much space Peter's home has. Pictures do not do this property justice. His attention to cleanliness if unmatched. We have stayed in Nassau multiple times, this was our first trip to book in Exuma. My largest task was finding a property that met the needs our children of mulitple ages and ensuring the beach was calm. This property is stunning. The gardener was on site daily trimming trees by hand and upkeeping the property. My parents still miss the full wrap around porch as they would sit outside every morning and watch the sun rise while drinking coffee. The view is absolutelty gorgeous and you get to experience it with just your family. The property is covered in tropical plants and flowers, mango and coconut trees, cocoplum bushes. You truly have that "I'm on a tropical island" while making your way down to the private beach. (The property does have outdoor shower to rinse the ocean water and sand off). Once at Hooper's Bay you have your own private view of the turtles. There are kayaks, paddle boards, chairs, and lounges to relax on. If you want to take drinks, no problem! Coolers in the home for use, just make sure to pick up ice at Smittys which is right next to the entrance of the property.If this app would allow me to leave a longer reivew I would. We went to Tropic of Cancer and after two hours my kids were begging to go back to our beach. We will be back!

Fantastic - highly recommend

Our group of 4 adults rented las breezes for two months in February/March 2023. We had our adult children visiting with up to eight adults staying together and had plenty of room. There are so many advantages to las breezes. The house is large, open and clean. It sits on a bluff and is constantly cool and comfortable. An outside deck wraps around three sides of the house with great views and comfortable temps with sun and shade options. The hosts are incredibly friendly and welcoming, sharing knowledge that made our stay more interesting and comfortable. The house is well equipped. We cooked in most days and had everything we needed. The private beach for the house is a quick five minute walk on a path and has shade and great swimming and turtles! There is also a place to park a car near the beach if you don’t want to walk the five minutes. Peter arranged adventures for us also that were the highlight of our trip. Peter also provided daily local tips that helped us find great places even on windy days. Perfection. We highly recommend.

Excellent vacation house

The house and location were perfect for us. The house was very spacious and the views were amazing. We loved walking down to the beach and swimming with the turtles. The house has some great walking trails and is a 5 minute drive to a really good meat market.

Perched on top of a hill, overlooking a significant part of Great Exuma, sits a little piece of paradise. Peter, Rita and Camilo were the best of hosts, couldn’t have asked for a better match for our group of nine. Ample room for all, Abigail kitchen which allowed us to cook every night. Several good supermarkets nearby with organic and gluten free food, felt like we were home, but not, we were in paradise!

Great stay!

We stayed at the property for a week. Most of the time there were 10 adults. Peter and family live on the bottom floor and were more than accommodating. We were a little hesitant having them downstairs because our group can be quite loud and rowdy but we heard not a peep from them. They really assisted us when we had questions about the island. Peter even provided a place to wash and vacuum our rental car. The house was large enough that it never felt crowded. Provided everything we needed. Plenty of towels for beach and a couple showers a day. We only had to have peter wash them once during the week. Short walk or drive to the beach. Chairs, paddle boards and kayaks to play on. The turtles hung out with us all week! The house is conveniently located to George Town and the rest of the island. Only 10 min from the airport. Also having smittys grocery 5 min away was fantastic. Don’t hesitate to stay here! We will be back.

This is a lovely home on top of a hill in a great location. The views from the balcony are incredible and it has its own private beach (which have lots of turtles!). The homeowners are sweethearts, we would definitely come back again.

Amazing villa in paradise

We stayed at Breezes Villa for our family vacation: my wife and I, three older teens and a 7 year old. Check it was simple: we pulled up and were greeted by Mrs Barrows and given a tour of the area. They live in the level under the main home and are always available to help if need be. The first thing you’ll notice is that the pictures don’t do it justice. There’s a HUGE amount of general living area, plus a large wrap around porch. There are four separate bedrooms with large beds: a fifth with two twins/one king is off the master bedroom. There’s enough cooking and dining space for an army, and a huge TV that the kids hooked their Xbox up to during “down” times (usually after mom and dad go to bed). Down a private path from the house is your own small stretch of hoopers bay, shared with a small cottage on the beach (also Peters property) where a family of sea turtles lives about twenty yards out. Whenever we went in the water, they would join us. They swam with us all over, let the kids pet them, were never biting. The house is just off the main road (Queens Highway), and the entrance to the area is right next to Smittys and a liquor store (about three minutes from the house). You won’t see it or hear it, but it’s easy to get there when you need something. Peter knows the area well, as well as the tides. He was able to tell us in the am what we would want to see first be it a beach or somewhere to do with a rental boat from Minns. Peter also runs Exuma Cays Adventures, so if you’re into the pigs and sharks and iguanas etc, he can make it happen. We definitely enjoyed our trip to Las Breezes, and will be sure to come back if we come to the Exumas again!

Wonderful family holiday!

Our family of 8 adults had a super experience at Peter's lovely house! It felt like home with everything you could want including a well equipped kitchen, lots of room for everyone and plenty of towels! It is in a great location, 5 minutes walk from the beach, close to Smitty's grocery, Georgetown and a short drive to many other beautiful beaches. (eg:Jolly Hall, Emerald Bay and Coco Plum) We loved it and are looking forward to coming again in the future!

Wonderful vacation spot

We had a wonderful time staying at Las Breezas. The location is fantastic. Close to town and a short walk to the beach in a lovely private setting set back far from the road. Hooper Bay beach is magical and the views from the deck are beautiful. Kids loved swimming with the turtles and easy access to paddle boards and kayaks for playing in the bay. The home is spacious and comfortable (we were a group of two families with two teens, two 10 yr olds, and two couples). Check in was a breeze and everything went smoothly. The Burrows are excellent hosts! We will be back!

Fantastic location, gorgeous views, spacious house

My large group was very happy in Las Breezes for a week! It is so spacious that we didn't feel like we were on top of each other. The private beach is a short, beautiful walk away and is also accessible by car if necessary. Turtles, sunsets, clean sandy bottom, just perfect for swimming. There are also chairs, umbrellas, kayaks and SUPs for use. It is super close to a grocery and liquor store (Smitty's), close to a butcher, 10 minutes from the airport, and 5 minutes from Georgetown. There were tons of towels. No dishwasher, but a large group takes care of that ;). There is a washer but no dryer, it was fun to hang up my clothes to dry in the lovely yard. The flowers and plants and landscaping are beautiful. Every single room in the house has a fantastic view of the water. The big sectional sofa was great for watching movies at night. Peter (the owner) and his family live on the bottom floor and were very nice and helpful. Also, I felt like my belongings were safe since they were there. We grilled and cooked in most nights. The fridge was large enough to hold all our food and drinks. The house had interesting artwork and a lot of local charm We love Las Breezes!

Best Views and Beach on the Island!

We traveled with 9 family members - teens and young adults included! Peter’s home is spacious, breezy, well maintained, clean and comfortable! The kitchen makes cooking easy! Towels and water are supplied. The beach is in a cove and private! We spend hours there! We rented cars and explored the island, finding many of the off the path restrurants recommended on trip advisor. The panaramic views in this house are nothing short of spectacular! We Don’t think the views can be better any place else! Grocery shopping was not as challenging as we were prepared for. Our family enjoyed the slow pace of Exuma. Peter and his wife are kind, helpful and accommodating! Thank you for a wonderful vacation!

Very Spacious, great location, Great experience!!!

the booking process through home away was very easy. The house was very very spacious... we were 10 in our party... 6 Adults, 2 teenagers and 2 kids... and we never felt like we didn't have room. When we arrive the house was being cleaned as we arrived quite early... quickly Peter meet us, we dropped our stuff on the house as they finished getting it ready and went to the beach... the beach is located a 3 min walk down a walkway surrounded by beautiful tropical plants... Hoopers bay is the beach accessible from the house... spectacular bay where some resident Sea turtles roam around very happily! the water is amazingly clear... just like all beaches in the island... we went running to the beach in the morning and we found another couple once walking the beach... the day the beach was full of people we saw 4 or 5 people in the whole bay... so it is like having a private beach on your own... down at the bay the house has a beach umbrella with some chairs for your usage and 2 paddleboards and some kayacs... we didn't use the kayacs but used the paddle boards almost daily... while Standup paddle boarding you can see the turtles swimming around... they even come to your paddleboard curious to see you... Back to the house it is perfectly equipped with everything you need in terms of utensils... we cooked easily for everyone in our party and sometimes we ate in the formal dining room and some days just outside on the open veranda... The breeze every afternoon with some drinks and just chatting on the veranda where priceless... sat there almost every night, looking at the stars, the sea... looking at the birds and enjoying just the peace and quiet. the house also have a great amount of towels, the whole house is super clean, the rooms are well appointed with fantastic and super powerful Air conditioning!!! which was a blessing after being all day at the beach. Peter also owns "Exuma Cays Adventures" and one day he took us out for a tour... we didn't want all the things other tours offered... so he took us to see the pigs, the iguanas, and fishing... the best is that he gave us the catch to cook and it was Delicious!!!!! I love cooking and really enjoyed making dinner that night!!! and really enjoy the kitchen in the house... All in all we would stay with Peter and his family again with our eyes closed!!! we felt right at home... 150%!! great hosts!!! great house!!! and the island is paradise!!!!

The house is beautiful, the views are beautiful and yes the breezes are beautiful too.

9 people stayed comfortably in the house which has all necessary amenities. It is a 3 minute drive to George Town. The beautiful beach with sugary sand is just a 4 minute walk. The owner is a gracious host who can accommodate any request. We will be booking again for next year and hopefully many years to come.

Relaxing, quiet, great beach, always a breeze, spacious

Stayed in early June 2018 with 4 others. All had own bedroom and the 3 bathrooms were great and there are huge closets and hallways. 2 bedrooms and bath on first floor, along with spacious kitchen and living and dining area and decks with views all around out to gardens and Exumas outstanding water. All bedrooms had AC. Great wifi and TV. This excellent house has a path to a swimming/snorkeling beach, and it is centrally located on the island with good access between Georgetown and the airport, but it is still very private and secluded with superior views. Water in Exumas shallow bays was a nice mid 80s. Families and groups will not be disappointed.

Las Breezes is a beautiful home with breathtaking ocean views! Peter is a warm & welcoming host!

Our family of seven, including two grandsons loved our stay @ Las Breezes! The breathtaking views from the house were incredible! Peter and Rita were very accommodating & shared their knowledge of The Exumas with us. Smitty’s grocery & pharmacy is a short ride away. There was a short walk to the beach where our family got to swim & snorkel with the sea turtles. There were also kayaks & paddle boards. We explored many local beautiful beaches, ate at several local bar/restaurants, including Splash & Grill, Shirley’s Fish Fry, Peace & Plenty, Santana’s & Chat & Chill. The food did not disappoint. We got to go on a boat tour with Peter that took us up the Exuma’s to Farmer’s Cay for lunch @ Ty’s Sunset Bar & Grill, visited the island pigs, fed the iguanas, walked on a beautiful sand bar & snorkeled in two spots. We took a water taxi to Stocking Island to visit the Atlantic Ocean beach, fed the sting rays @ Chat & Chill & ate delicious conch salad made fresh right there. Our only disappointment at Chat & Chill was broken glass in places. We loved Mom’s Bakery in Williamstown. Everything is delicious, especially the rum cake, pineapple upside down cake & coconut crumble. It is right next to Santana’s. A favorite beach was Cocoa Plum! The sunsets & sunrises are amazing from Las Breezes & the breeze was very welcome after being in the sun all day! We would definitely return to the Great Exumas!

Paradise Found

We recently stayed at Las Breezes Villa and it did not disappoint! We had the best week. It was hands down the BEST vacation of our lifetime. The accommodations were perfect and we had everything we needed. This being our first trip to Exuma we weren't exactly sure about the lay of the land, how to navigate, or basically anything about how we would work out the details once we arrived. I was a little apprehensive at first, because everyone seemed so relaxed and there was no real agenda or directions on checking in, where to go, or what to do. Within an hour of arriving, however, all of those worries melted away. You have to go to truly experience the island mentality phenomenon that occurs. We spent a couple of days with Peter, his wife Rita, and other members of his family and some friends on his boat. You could not ask for kinder or more genuine people. They were incredibly helpful and Peter is best tour guide and has so much knowledge to share. I highly recommend taking his excursion - it was one of the highlights of our trip. This is the place to come if you are looking to "get away from it all". This is NOT a highly commercialized island, which is why it is so incredible. The beauty of unspoiled beaches is unparalleled and the water and marine life are stunning. It is almost as if you have stepped back in time. Being from the southern United States, extending kindness and hospitality to people is a part of who we are and I honestly wasn't sure what to expect from the culture of the island. But, without a doubt, I can say you will not find kinder or more hospitable individuals than on the island of Exuma. I really cannot say enough good things about Peter and Rita. We will always owe them a huge debt of gratitude for their hospitality and the memories they helped us create. We can't wait for our next visit!

Beautiful home with amazing views!!!

We had a group of 10 adults that stayed at Las Breezes and I don’t think we could have picked a better spot! The location of the home is a short ride away from Georgetown which has everything you need. The views from the house were even more amazing then what was shown in the pictures. The beach is a short two min walk through the beautiful landscapes of the island. Peter the host is a very hospitable and accommodating individual. He is full of local knowledge and can help you with anything you want to do. Our favorite parts of the trip included his company! You have to take the tour through the Exuma Cays on his boat. I highly recommend this house if you want to put your phone down, unwind, and be a part of the island and all it has to offer!!

A magic place!

Our stay at Las Breezes was pure magic. The house was even better then we could quess from the Pictures. Situated high it gave us a constant breeze to avoid mosquitos and giving a magic view of the sea. Only minutes walk to one of the very best beaches in Exuma. At the beach we were almost alone and there were nice things to do at the beach which the Borrows had provided. We took 2 boattrips with Peter and the boat gave good shade, was comfortable and Peter is the perfect guide. Don't miss out on the boattrip it was our best days on the iland! A short walk away was a grocery-shop and the liquor store which was perfect. If you are only 2 in your party Peter has a house right on the beach as well. Peter and his family gave us the best vacation ever. They are super. Quick responses on our questions, always helpful and eager to help us when ever we needed it!

A Little Piece of Paradise

Our group of 6 loved our stay at Las Breezes. The house provides an awesome view and there really was a steady sea breeze most of the time, as we sat on the back porch enjoying our morning coffee while the men cooked breakfast. The kitchen had everything we needed and was perfect for preparing afternoon beverages and appetizers or cooking up a meal for our group. The beds were comfy, and the bedroom air conditioners cooled the entire house with the help of the fans. We washed a load of clothes and enjoyed hanging them on the line to dry. It was an easy drive to our beach, and it was very nice and private. We saw lots of fish and sea turtles under the pier and along the coral stone cliffs that border the sandy beach. We took the tandem kayak out a few times, and it was easy to handle in the gentle waves. With Smitty’s right down the hill, it was easy to pick up the juice and rum we needed to make the native’s Goombay Smash to enjoy for the day on our beach. Our stay-at-home day ended with grilled steaks from Prime Meats, just a mile down the Queen’s Highway. Peter and Rita took care of all our needs. Rita greeted us upon our arrival with a tour of the sparkling clean house, and Peter welcomed us later in the day. Since Peter owns Exuma Cays Adventures, we booked a harbor tour with him for the next day. It was the highlight of our trip! He showed us all the best snorkel spots and beaches, and we knew exactly where to go on the day we rented our own boat. We also did the Exuma Cays tour with Peter, Rita and their son, Carmelo later in the week, hitting all the touristy spots you can’t miss on a trip to the Exumas. When we return to Great Exuma, we wouldn’t think of staying anywhere else. The reviews can’t do justice to the experience we had in our own little piece of paradise. Hope you enjoy the redneck golf we left behind! If you’re smart, you’ll challenge Carmelo to a game, but be prepared to lose!
