Pull into the long driveway and you will be amazed at the amount of land this estate sits on! It's an equestrian's dream - bring your horses and your hay and we include 3 private horse paddocks and a 3 stable barn. You won't need to go far to take a walk in nature - beautiful trails cut right through the property. The barn is stocked with beach gear including chairs and boogie boards. Head down to your private riverfront and you'll find 2 kayaks and canoes included in your stay! A stone patio outside the house has outdoor seating and a new gas grill perfect for enjoying meals al fresco while taking in the calming sights and sounds of the Ipswich River.

☆☆ MAIN FLOOR ☆☆

Enter the split level house and you'll immediately understand why this is the perfect lodge for group retreats. The main floor has a large great room with plenty of seating and opens up to the dining area so there is space for all to gather. There is no shortage or windows to overlook your natural surroundings.

The kitchen is fully equipped with all the appliances, utensils and cookware you need to feel at home. The group's cooks will enjoy stainless appliances, stone counters, and a gas stovetop. This thoughtfully-designed home provides an additional dining area right off the kitchen with seating for 8.

The final gathering space on this floor is the "den" complete with grand piano, decorative fireplace and a 55" TV with Roku entertainment system, allowing full access to your favorite streaming services. This room has so many options for use as it has doors for privacy. Shut the doors and use the desk setup as a remote workspace. Send the kids in here for a movie night while the adults use the Great Room space. Use the board games provided and make this the game room. The possibilities are endless!

☆☆ UPSTAIRS ☆☆

Head up the stairs and you'll find a large master bedroom with King Bed and 2 walk in closets. There is an ensuite bathroom here (with bidet!) that can also be accessed by the hallway so that the second upstairs bedroom can use this floor's full bathroom. The second bedroom on this level is fitted with a queen-size bed and is the perfect place to unwind with skylights and natural decor.

☆☆ DOWNSTAIRS ☆☆

Head downstairs or come in through the "mudroom" a common space with tiled floor perfect for entering after a day adventuring in the river. A full bathroom with walk in shower is on this level making it easy to clean up after the time outdoors. There are three additional bedrooms on this level each thoughtfully designed with their own fun personality. There is a bedroom of 2 twin beds, a King bedroom and a Queen bedroom giving so many options to sleep for families and groups alike! We have family friendly amenities in where you'll also find provided pack and play and booster sleep so babies/toddlers can comfortably be accommodated without packing all the extra gear.

You'll have access to the entire property including the home, barn (except for the loft), and paddocks. Please remember that you're staying in a house, not a hotel. Treat the space with respect. If any problems arise, we will do our best to take action ASAP.
