Secluded villa with private pool set in its own olive grove

Villa Uliveto is a secluded self-catering modernised farmhouse / villa in its own olive grove in a quiet rural location surrounded by farm land, just 2km from historic Nardo. Set in 2.5 hectares (approximately 7 acres) of private land. There are almost 300 olive trees, citrus fuit trees, walnut tree, fig trees and prickly pears.

In total there are 5 large air-conditioned bedrooms & 2 living areas and a private pool with large tiled terrace. Ideal for those seeking tranquillity & relaxation

It is in the typical Pugliese style of farmhouse, which is not particularly inspiring architecturally, but it does have almost 5 metre high ceilings, so remains cool.

INSIDE - There are two master bedrooms each with its own en suite shower room and a further two twin bedded rooms which sandwich a large communal shower room. Attached, but with its own entrance is a large studio double bedded room with its own shower room. The comfortable lounge / dining room has a flat screen TV and there is a further morning room leading directly on to the fully equipped kitchen
OUTSIDE - Leading from the lounge (through double glass doors) is the 12m pool with crystal clear water. Sunloungers, chairs and tables are provided on the tiled terrace. The perfect place to spend the day with the backdrop of the olive grove, or sit and relax in the evening after a day at the beach or a day exploring the region.

Our family modernised the farmhouse to create Villa Uliveto. The renovation was to a high standard with Italian porcelain tiles covering the newer sections , whilst keeping the patterned floors of the original house. It is in a secluded, semi-rural setting and whilst we have made every effort to modernise our holiday home to a high standard, there are some things that are not to a totally modern standard.

Water is supplied from our own well and is therefore plentiful and without restriction. However, this means that we do not recommend drinking the tap water. Also because it is drawn by electric pump from some 40 metres , this can very occasionally go wrong. There is a full back-up system in place.

Power is supplied by overhead lines and is therefore also subject to very occasional disruption.

The access road from Nardo is quite rough in parts and we always recommend driving with caution.

Waste water and sewage is handled by a septic tank, so please take care what you you put down the drains.

Why they chose this property

A bit of a folly! The family was looking for an overseas property to compliment the rental properties that we own in London and the South of England.

The parameters were simple, we were looking for a location within Europe in an 'up and coming' area and flight connections within one hour. Puglia appeared to be the ideal location and after having explored the surrounding area we fell in love.

Sensibly priced, was also a key word and although we spent way over the top on renovating / modernizing the property, the building itself was a 10th of property values in the north of Italy.

What makes this property unique

Peaceful, secluded, relaxed, sedate.
Just a break from the hustle and bustle of city life.
Of course that means that there is not a large variety of local facilities. If you are looking for clubs, discos, masses of tourists, etc. you will be disappointed.
If on the other hand you are looking for peace and quiet with great local food and wine you will have a great smile on your face!
