Cozy, charming, large apartment, very clean, located in the heart of Roma in Borgo Pio, the forecourt to Saint Peter's Basilica and Vatican City. Safe neighborhood. Walking distance from all the highlights: Saint Peter, Vatican Museums, Castel sant'Angelo, Piazza Navona and baroque Roma. Just 1,3 miles from Spanish steps (Piazza di Spagna).

Family friendly, perfect for 2 couples, long rentals welcome for University professors and students. Guided tours, also for children, papal audience tickets, baby sitting service.

APARTMENT
This NON-SMOKING, tastefully designed apartment is composed by a light living/dining room with dining table, sofas and bookcase, main bedroom (queen size bed) with bathroom ensuite, second bedroom with two single beds (or one doublebed), third small bedroom with one single bed, a second bathroom with shower, fully equipped kitchen with dishwasher and clothes washer. All the rooms have wardrobes.
The apartment has a wooden floor throughout and an original high vaulted ceiling in the living room.
The apartment is on the second floor, easy going stairway (52 steps), no elevator.

AIR CONDITIONING (June 1st-September 30th) included
AC units are in 2 main bedrooms, living room and kitchen, third small bedroom has a fan. Consider that in Rome during springtime and in summer nights is possible and advisable to open the windows glasses to refresh air.
HEATING (November 15th - April 15th) included

Extra cost:
LOCAL TAXES : we will have to collect Local taxes for Municipality of Rome (Comune di Roma) once you will get to the apartment: 3,50 each guest/night for a maximum of 10 days. Children under 10 yrs old do not pay.

Spacious apartment

Terrific, large apartment very close to St. Peter's. Excellent location with numerous restaurants nearby. Be aware that there are 58 steps up to reach the apartment and no lift, so you'll have to carry your luggage up. We had one minor plumbing issue, to which the owners responded immediately. There was lots of space for our family of four. We were very comfortable here and enjoyed our stay very much.

Vatican City at your doorstep!

This centrally located apartment is a wonderful location for the perfect Roman vacation! Well appointed and situated near Vatican City, this apartment offers a full sized family of 5 everything you need to be comfortable on your vacation. Tremendous value and a wonderful place to stay, we will be back to Roma in the future and this will be our place to stay again!

Week in Rome

We truly enjoyed our stay. The home was clean, comfortable, relaxing, safe and quiet. Located 1 block away from local restaurants. The Vatican is just a 5 min walk away. A short taxi ride to all of the landmarks was only 10 € to 12 € on average or 1.50 € by bus. We almost always walked home after sight seeing or dinners. There’s AC but we only used it at bedtime. If you plan to stay…ask the owner for more towels. Otherwise, we’ll worth the money.

Very nice stay. Lovely Italian home. Nice and close to the Vatican which we recommend as graffiti gets bad the farther away you get. Everything we needed was provided and we wanted for nothing, Great place to stay. Yes, the floors talk to you.

Just what we were looking for...

We went to Rome with our 3 kids in early November and wanted to stay somewhere quiet but in the midst of it all, comfortable, kids friendly with an authentic feel. We got it all - plus the friendliness and hospitality of Francesca and Massimo on top, which made our stay truly enjoyable. Even before our arrival, Francesca helped us sorting out tickets etc and arranged everything to our needs, which made all the difference!! The apartment is on the 2nd floor of a typical antique townhouse, its spacious layout, high ceilings and antique wooden floor boards add to its authentic charme. We enjoyed coming home after busy days in the city, unwinding on the cosy sofas in the loungeroom or playing a game on the big dining table. It’s also perfectly located - metro and bus are just a few minutes away, the Vatican with its museums and St. Peter‘s cathedral are within walking distance and even though the surrounding streets are bustling, the apartment itself is situated in a quiet sidestreet with a lovely bar right next to it. There are bakeries, cafes, restaurants and icecream shops just around the corner. On the main street obviously the more touristy spots but if you turn into one of the quieter streets you will find very nice places to eat, where they serve lovely food and take their time to prepare it. We had the most pleasant stay here and if we ever get the chance to come back to Rome, I really hope we can stay here again...Many thanks, Sabrina & family

We had a glorious holiday in Rome. The apartment was well appointed and spacious. The kitchen was very well equipped .Francesca was extremely helpful from the time I booked until we left. I have to say that the wood on the floor makes it very creaky and unfortunately this did keep us awake whenever anyone went to the bathroom! Not a huge problem but I think it could be remedied. One of the sofas in the sitting room is very uncomfortable. However, all in all we enjoyed our stay.

Super Lage mit perfekter Betreuung

Die Wohnung liegt ca. 5 Minuten zu Fuß vom Petersdom bzw. der Engelsburg entfernt in einer ruhigen Seitenstraße. Ausstattung ist in Ordnung und ausreichend. Die meisten Sehenswürdigkeiten (z. B. Piazza Navona, Pantheon) sind in ca. 20 Minuten zu Fuß zu erreichen. Besonders hervorzuheben ist die fantastische Betreuung durch Francesca, die jederzeit für Fragen ansprechbar ist und auch alle organisatorischen Wünsche, wie z. B. den Transport zum Flughafen, pünktlich und zuverlässig erledigt.

Great Location near Borgo and Vatican

We loved our stay here. Massimo and Francesca were very helpful, recommending places to eat, a local public pool and a garage for our car - which worked out perfectly. The apartment was perfect for our family of five. We see what other reviewers were saying regarding the loud wood floors - but that didn't bother us at all. We really enjoyed the location right off the Borgo Pio - having some dinners there while our kids kicked a soccer ball around with one of the local gelateria's owner. Also, the Vatican is a close walk. Overall, a wonderful place to stay. They have a very helpful book with tons of helpful information - and very clear instructions for use of any appliances or items in the apartment. Overall - a great place to stay & we wouldn't hesitate to recommend this apartment to others.

Convenient place to stay near Vatican and Castle St Angelo....a few criticisms.

Overall it was a good location to stay near the Vatican and Castle and had decent amenities. Lots of places to eat nearby and not far from a main bus stop. We felt very secure and safe in the area. Massimo was able to book a taxi for us a couple of times and was very helpful. Our host was also very kind. I do have a few critical points that I hope can be taken as constructive criticism. The wood floors on this flat are EXTREMELY squeaky....to the point of nearly driving you insane. We had 5 people and every step taken had a loud creak and pop. It did not appear the floors were installed correctly and it was VERY annoying. The master bedroom shower was very small even for a European standard so if you are a bigger person it wouldn't work. The beds were thin and on the medium-hard side. This was again normal for European/Italian beds. Pillows were also very flat and the towels extremely thin and scratchy. The wood beam and stone/brick ceiling shown in the main picture is obviously fake as well (couldn't see that in pics) and made it seem a little cheap. Its tiled and what appears to be plastic beams. I wouldn't mind staying here if the price was adjusted for these issues or they were fixed. Im not really sure we would stay here again if we had to pay the same premium price that was close to hotel pricing. It did meet our minimum needs though.

Amazing, Spacious Location!

This was a great place to call home for a few days in Rome. The owner and our contact were very helpful. Plenty of space to unwind after a day walking around Rome. Centrally located to Vatican City (5 minute walk) and in a great walking area with tons of restaurants, convenience stores, and cute shops. A few things to note: 1. This unit is up a few flights of stairs - so keep that in mind if you have issues with stairs. 2. The unit has gorgeous, original details, including stunning hardwood floors. They do creak quite a bit - so if you have light sleepers, it is something to keep in mind. Even with the creaking floors - we would book here again in a heartbeat. 3. There is basically no street parking in the area, so make sure to coordinate with the owners to arrange for parking in a nearby lot (about 5 minute walk). Cost was 30-35 euro/day. 4. It was not a big deal for us as we did not cook much in the unit - but you need to take your trash out to common area street dumpsters about 5 minutes walk away, so if you are generating a lot of trash, you will have some carrying to do. Again - not a huge deal, but something to know in advance. All in all - an amazing spot in Rome and we would stay here again in a heartbeat! Thanks for making our stay in Rome so special.

Great apartment

This apartment was the perfect size for our group of five people. The location near the Vatican is good and close to a metro stop for getting elsewhere in the city easily. Communication with the hosts was easy and they were available before and during our trip for anything we needed. The pictures of the apartment are very accurate - it looked exactly like we thought it would. The bedrooms in the apartment are on the quiet side of the building. I would recommend this apartment.

Amazing apartment, amazing location!

This apartment was perfect for our family of five! It was so comfortable and well appointed. We were able to make coffee and breakfast daily. We loved that we were so close to the Vatican. The information provided for us about restaurants and places to see was very helpful. The stairs to get to the apartment were only a challenge when getting our luggage up and down. If you are able to deal with the stairs, the apartment is well worth the climb!!

A perfect place to stay in Rome

We stayed in this very comfortable apartment with another couple and it was perfect. Two bathrooms and two plus bedrooms with comfortable beds. The apartment was very well maintained and clean and the area was great for visiting all the major sights of Rome on foot or by public transportation. It would be silly to rent a car. The kitchen was well equipped with all necessary equipment and dishes. Francesca was a phone call away with any questions and was always very helpful. Great location near Vatican, beautiful apartment

Our family of six spent two wonderful weeks here in August. The location was perfect, walked to Vatican and the plazas, and only a few blocks from metro to see the rest of the city. Took the metro to the termini train station and took a couple of day trips. One block over are a dozen restaurants that we dined at. And about 2-3 blocks to the grocery and open market. It was 90F very hot, but the apartment air conditioner worked great. We ate breakfast and half of our lunches here, and the kitchen had everything we needed to for that. No clomplaints. We would absolutely stay here again and recommend this apartment to anyone.

Peaceful retreat

We stayed in this apartment during the month of July, and my family and I truly enjoyed our experience in this apartment. The apartment is very spacious, and the kitchen is stocked with all the essentials necessary to make it feel like home and cook those few meals needed when traveling with children. The location is also perfect since we didn't want to get caught up in the "tourist" crowds when visiting the Vatican or other cultural locations in Rome. Due to the apartment's close proximity to the Vatican, I was able to visit the Basilica quite often early in the morning and in the afternoons, once the crowds were gone. Overall, our experience in this apartment was incredible and I highly recommend anyone going to Rome to stay here.

Wonderful apartment, location and hostess

Four of us stayed for 9 nights in July of 2018 and had a great time. It is on a quiet street in a safe neighborhood and less than 5 min walk from St. Peter's. We didn't mind taking the Metro to the other side of the Tiber to see sights and we ended up walking about 10 miles a day while in Rome. The apartment was clean and well furnished and the A/C worked great. One bedroom does not have A/C (it has a fan) but that was fine for one member of our family. We cooked a few meals there and everything worked well. We did laundry about every other day and that also worked well (clothes line, no dryer). It is on the third floor so you will do stairs every day but that was fine for us. Francesca was a great hostess and was available by text when we had questions. She was very patient and very reachable. The Gelateria dei Gracchi in the area was incredible. A must. And we found other local restaurants that we liked. We definitely recommend this apartment to anyone coming to Rome, especially if you would like being near the Vatican. Grazie, Francesca!

Perfect apartment in safe and quiet location for a family vacation to Rome.

This is a wonderful and spacious air conditioned apartment that is furnished well, very clean, quiet, and charming. It is located in a great neighborhood (just a couple of blocks from the Vatican) with a large grocery store within a 2 minute walk, bus and taxi stand within a 4 minute walk, and lots of restaurants and shops everywhere. The kitchen had all of the pots and utensils we required so we cooked our breakfast every morning before leaving for our tours. I recommend this apartment to anyone traveling with children or friends to visit the sights of Rome. We were able to walk to all of the major attractions in the mornings and took reasonably priced taxis back to the apartment when the children were too tired at the end of a long day. Finally, Francesa was very nice, helpful and responsive. She texted during our visit to make sure everything was OK and I especially appreciated her offers to arrange reliable airport transportation for us. My wife and I were very pleased with this apartment and our stay here.

Beautiful 2nd floor flat near the Vatican. The neighborhood was charming with its restaurants & shop

My family of 6 thoroughly enjoyed this beautiful home. It was spacious and gave us a true Italian experience. Francesca and Massimo were extremely helpful giving us help with taxi to the airport and home care. I loved using the kitchen with all of it's appliances and cookware. The neighborhood was relatively quiet and gave us many options for restaurants, gift shops, attractions and gelato. We also loved being close to the river and the views of St. Peter's from the bridge at sunset. The subway was nearby and made it easy for us to get around, eventhough we chose to walk most places. We loved being away from all the hustle and bustle of the tourist areas. Thank you for sharing your charming home!
