We stayed on this beautiful property for a family wedding and it couldn’t have been better! The owner went out of his way to accommodate us and was super responsive.
We had an excellent stay & Sam was so responsive & accommodating. The neighborhood was a perfect location, very peaceful, welcoming vibe, comfy beds, awesome shower, fun game room-it gave us something to do in the evening w/our niece & daughter. We definitely will return & hope Sams home will be available. Thanks so much!!
The house was lovely. They ran out of toilet paper and paper towels. Some kitchen items not located. Fun pingpong/pool table and basketball hoops in garage.

The house was fine, and conveniently located to most of Sedona. Check-in was supposed to be at 3pm but we were not able to get into the house until after 4pm due to the fact that the cleaning crew had not yet left. This was not proactively communicated to us by the owner and the only reason we found out was because we had arrived a bit earlier than expected and we asked if it was possible to check in early. The owner was slow to respond to messages and was not accommodating in the least. We were told, “check in is at 4pm” despite the listing saying 3pm, and then once this was pointed out, they replied with, “check in is after 3pm so you can get into the house at 4pm.” While true that 4pm is indeed after 3pm, we were literally waiting at the end of the street for an hour while the owner took over 20 minutes to respond to each message we sent, trying desperately to get our daughter to nap in the car. Once we finally got into the house, it was fine and we enjoyed our time in Sedona. However, it was a disappointing way to start the trip.

Beautiful, spacious, well-built home in a great neighborhood—but the experience falls short because the property is poorly stocked and maintained for a rental at this price point.Kitchen: Severely under-equipped on arrival (e.g., only two wine glasses for a home that sleeps nine, no baking sheets, minimal cookware, dull/broken knives, and very limited utensils). While the owner did bring requested items the next day, it’s not a guest’s responsibility to identify and request basic necessities.Decor & common areas: Overall aesthetic feels cheap and inconsistent, with peeling wall stickers, generic/mismatched art, and odd decor choices. Lighting is harsh (daylight LED bulbs in key areas like the dining table), making spaces uncomfortable. Outdoor areas are underutilized: no umbrella for the main table and weathered, unusable cushions under an otherwise lovely pergola.Bedrooms: Large and visually appealing, but highly uncomfortable. Mattresses, pillows, and linens appear to be the lowest quality—beds are extremely firm, and multiple guests experienced back pain. Sheets are basic and unpleasant.Management: Concerning experience prior to arrival—the owner attempted to cancel a confirmed reservation, claiming the home was already booked, and pressured cancellation until VRBO intervened. This raised concerns about management reliability and possible ownership/operational changes not reflected in current listings or reviews.
