VACATION RENTAL HOUSE RULES
Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.
1. GENERAL REQUIREMENTS All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager Ludmila Gorina during their stay; Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable;
2. NOISE AND THE NEIGHBORHOOD This Vacation Rental is suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood; Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 10pm – 8am), and upon arrival and departure; Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
3. VISITORS Guests are allowed a maximum of 2 Visitors at any time during their stay. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
4. FUNCTIONS Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
5. PARKING Parking arrangements at the Vacation Rental are as follows: • Garage parking is for two cars • Driveway parking id for two cars • No street parking is permitted.
6. GARBAGE Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Vacation Rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas; Garbage and Recycling arrangements at the Vacation Rental are as follows: • Garbage pick up day is Monday • Garbage bin is to be put outside on Sunday evening and put back inside the garage on Monday afternoon.
7. SECURITY Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent from the Vacation Rental.
8. SWIMMING POOL The Swimming pool is only to be used during swim pool season d according to the Community Pool Rules. Failure to comply with this rule will result in a fine deducted from the security deposit. Pool card is to be retuned upon checkout.
9. PATIO AND BACKYARD AREAS Guests must supervise any babies and children at all times when using the Patio and backyard areas.
10. SMOKING Smoking is not permitted inside the Vacation Rental; Cigarette butts must be disposed of properly (i.e. in ashtray provided) not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.
11. PETS Pets are not permitted at the Vacation Rental;
12. DAMAGE AND BREAKAGE All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. No bathroom towels are to be removed from the property (i.e. for pool use).
13. CHECK-OUT ARRANGEMENTS Rules for key handover, security, cleaning, garbage, etc. are as follows: Check-out time is before 11:00 AM. Leave garage opener , pool cards on the tray provided.

15. COMPLIENCE Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
16. POOL RULES
Do not prop the pool gate open. The pool is for the use of Turtle Creek Residents and their guests only. Anyone else will be considered trespasser and will be asked to leave. The pool hours are from 8:00 am to 9:00 pm. Pool season is from Memorial Day weekend through LaborDay. Proper chemical balance for swimming is not maintained in the off season. Unattended solo bathing is prohibited. Children shall not use the pool without adult supervision. Adults must accompany children to the bathroom and clean up after them. Children three years old and younger as well any child not potty trained must wear snug fitting PlasticPants or a water resistant swim diaper. Only proper bathing attire allowed in the pool. Cutt-offs will not be allowed. No running or rough play allowed. No spitting, spouting of water or blowing nose in the pool Music is permitted in the pool area with Headphones only. If using other audio equipment please maintain the volume at a minimum to not disturb your neighbor. No alcohol or illegal drug use is permitted in the pool area. No smoking in the pool area. All garbage, trash, etc. must be taken home with you and disposed of there. No glass articles allowed in or around the pool. No food, drink or wrappers shall be permitted within ten (10) feet of the swimming pool. Public display of affection beyond hand holding is not permitted in the pool area. Be considerate and move to a more suitable private location. No “cut-offs” allowed No swimming allowed during heavy rain or when thunder and light can be seen or heard. Get out of the pool as soon as it starts thundering or storming. If blood, fecal matter, vomit, and etc., gets in the pool, everyone must get out immediately. The pool must be closed for 24 hours and chemically "shocked." If this occurs, please call Real Manage, LLC at 866-473-2573 from 8 AM to 8 PM, Monday through Friday. When you call to report the situation, please give your name, telephone number, along with the name of the Subdivision. Violators will be fined and/or pool access will be suspended. **PLEASE BE MINDFUL THAT THIS IS A FAMILY ORIENTED COMMUNITY POOL**
Pool Season is from Memorial Day weened through Labor Day. The pool hours are: Monday - Closed (except on Memorial Day and Labor Day). Tuesday through Sunday: 8AM - 9 PM Pool Key Card: Each household is issued one key card; please use the same key card as last year. If you have lost or misplaced your access card and need to request a replacement access card, please remit payment of $25.00 for the replacement card. Violation of pool rules may result in the suspension of pool use and/or fines in accordance with the Declaration, By-Laws, and Rules andRegulations. These rules are enforced for the safety of all swimmers. We appreciate everyone's support of these policies.

The house was wonderful it was very clean very welcoming the beds were comfortable everything we needed was there what i like was the response was prompt when i had a question .thank you so much
The place was clean and bright. We were comfortable here and it was quite easy to get in and out. We will book this home again the next time we come back.
This house was as-advertized, very clean, and beautiful. Nice neighborhood, easy to find and close to shopping. Master bedroom on main floor was a plus for elderly grandparents with mobility issues. Plenty of towels, linens, pillows. Property manager very responsive.
The owner was great to reply with any questions. The unit worked for our needs over our 3 night stay. The downstairs master bath toilet was not flushing, thus, we stopped using after the 1st night. There are 1 1/2 other bathrooms in the unit so that helped. The TV in the Living Room was not working. We did not have time to call the tech #. The location is great! I would recommend that someone (owner / manager) live there for a week or so to see how some things could be improved such as adding some lamps / other lighting in the dining / living areas. Overall it was great.

Regarding the downstairs master bathroom, we were not notified of any issue during your stay. Our housekeeping team confirmed the toilet was working properly prior to arrival and, upon inspection after checkout, it was found to be clogged and was promptly resolved.
As for the living room TV, it is fully operational. This was likely a setup or input issue that could have been quickly resolved if we had been contacted during your stay — our support team is always available to assist in real time.
We appreciate your suggestion regarding additional lighting and will certainly take that into consideration as we continue to improve the space for our guests.

House was nice. Bedrooms and bathrooms were spacious. Household supplies were limited. No coffee filters, facial tissues, plastic wrap, foil or kitchen towels. Only partial roles of toilet paper. Did not expect a fully stocked kitchen but found it challenging to cook. Television remote in living room did not function. Would stay here again but would not count on any supplies.
