Unfortunately due to the 7/4/25 horrific flood that extremely damaged our property, we are not taking any bookings for quite some time. Please make prayers for the community and all those that lost their lives. Please checkout Kipp Cottage on instagram for more details. Your cozy cabin on the Guadalupe River in beautiful Hunt TX awaits you! This cool retreat features two cottages consisting of 2 queen beds, 4 twin beds, and 3 bathrooms. The living room offers an enjoyable space with a comfy sofa bed for extra guests.

Come enjoy breathtaking views in our little slice of paradise! Enjoy romantic evenings with your loved one while soaking it up in the hot tub overlooking the river. Enjoy fun in the sun or fishing with our kayaks, tubes, and row boat! There is even a floating dock for a friendly game of "king of the hill"! With AC, WiFi, and heating, your stay will be excellent. It's easy to see why you'll be able to unwind at our place.

Amazing Stay

Lovely Weekend

Beautiful setting on the water. Enjoyed a day trip to Garner State Park as well. The beds and linens were very comfy. The cabin has everything you need.

This was our second trip to Kipp Cottage, and it was just as fantastic as the first. The kids love it, my wife loves it, I love it. We fished, explored the property and surrounding area, made s'mores, cooked great food. Highly recommended.

October Stay

My family and I spent several days at Kipp Cottage in late October, and had a blast. The kids, littles and olders, all had a good time and were kept busy with the many features, including hot tubbing, fishing, exploring, s’more making, and kayaking. Bonus: Watching the Astros in the World Series! Memories were made and we would definitely stay again.

Such a beautiful home and property

We spent a long weekend at Kipp Cottage for my kids birthdays. The home is beautiful, well stocked, and comfortable. The property is amazing. Right on the river, with a large section of riverfront to explore. Several kayaks, a SUP board and an aluminum boat were all available and right near the river making it easy to get them into the water. Such a great stay. None of us wanted to leave.

Everything was pleasant - style of accommodation, home comforts, location of the river and property manager(s). Place could do with a thorough dusting, and spring clean (especially the cottage), but the location, property and peace and quiet make up for much of it. Would be 5 stars if there were wine glasses, updated fittings and less dust. Overall good value.

Weekend getaway for 15th birthday

This property is beautiful with 2 houses for separate families. Houses were clean and cozy. It rained 1 day but we still had a great time and enjoyed the property. This property is on the river with a hot tub. Great back porch and patio by the river to enjoy the views.

I went up there with my family for my daughter’s 17th birthday so she had all her friends there the set up was perfect had a main house and a guest house which the main house was used for the adults and the guest house was used for the teenagers so it was awesome. Also where the house sits at we love that the water was all ours and we didn’t have to worry about tubers and rafters and kayaks cruising through the area at all hours of the day which was very relaxing. We will definitely be renting this place again it was an awesome weekend we never had to leave.

Beautiful property!

We stayed here for 4 days during Spring Break with my husband, our 2 kids (ages 5 and 7) and another family 2 adults and 2 kids (ages 3 and 6). We absolutely loved this home, it was honestly more than what we expected. Great section of the river! Weather didn't cooperate with us much so there was no swimming but the location was excellent for the kids (paddle board and kayaks provided). Cottage and guest house are well appointed and clean. We took more than what we needed because the home was fully furnished. Hope to go back in the summer!

A great getaway!

What a relaxing and comfortable place! Both of the houses had lots of rustic charm and were just what I was looking for on the river. There were lots of towels for the river provided though we didn't get in the river, and even a blue tooth speaker so we had music out by the fire pit every evening under the huge beautiful trees. The lawn was immaculate and the riverfront property was very private with the huge bluff across the river and the length of the property. My brother visited us while we were there and is anxious to book it. We will go again for sure!

Beautiful Guadalupe Riverside Getaway

This wonderful rock cabin is sitting on a beautiful stretch of the river with a high bluff on the opposite bank so lots of privacy. The property is large and has a lush lawn to play on or spread a blanket and stargaze. There are boats, tubes, kayaks and a swimming platform in the river to use. Very quiet and peaceful. The house has everything you need and we appreciated being able to rent just the main house. I would love to rent the entire property some day and bring the whole family. The water was cool, but not too cold for my husband who gets chilled easily in spring fed waters. We had a wonderful time.

The cottage was rustic and charming. Our family had a wonderful weekend. Owner was very thoughtful. They provided lake towels, water toys (canoe, kayaks, paddle board, floats). Hot tub was heaven!! Audrey did a great job of communicating with us and very helpful. Just be ready to unplug. No cell service @ property. Which was very refreshing!!!

Wonderful anniversary celebration

My husband and I came to celebrate our 25th wedding anniversary. The location couldn’t be beat. Exactly as described. The spot the river is great, and we enjoyed the kayaks, barge and floats. We loved having the hot tub, charcoal grill/smoker and fire pit. Make sure and drive towards Leakey and Lost Maples park or Lost Maples winery in Vanderpool on the Sabinal River, spend time laying in the grass and enjoying the birds, fireflies and stars, sit by the river and marvel at the sunset, and if you are lucky and come in September, you might get to see the Snout-nosed butterfly migration. It’s also not too far to enjoy a day at Luckenbach or an awesome meal at Comfort Pizza.

Fabulous!

This property is amazing, and we are looking forward to staying again. The house was clean, and well stocked. Plenty of kitchen items, linens, and river towels. We enjoyed the kayaks, and badminton (we left 6 brand new shuttlecocks for the next guests). My only suggestion is a step ladder in the kitchen. I’m very short, and needed my husband to get many of the items down-maybe one of those folding step ladders to store between the fridge and counter? Fishing was fun and we caught several large mouth bass. Beautiful area, relaxing, and my kids had a great time. The WiFi was excellent also. For future guests, the little market in Ingram has all you need, and farm fresh veggies and eggs. Even a few gluten free selections.

Relaxing vacation!

We had a great time at Kipp Cottage in the beautiful and peaceful setting on the river. Our family enjoyed the grassy lawn, kayaking, fishing, and swimming. Due to the horrific flood on 7/4/25 our beautiful place is no longer rentable due to the devastating damage done by the flood waters. In a matter of a few hours everything changed in our peaceful community. People lost their lives and fear was instilled regarding the Guadalupe River. Please visit us @ Kipp Cottage on instagram for pictures of the flood. Thanks for your interest in our property. We’ve been blessed in owning this property as a family for almost 80 years. We are delighted to share our place with others to bring relaxation and fun. God willing we will be able to help rebuild it and renew its tranquility.

Why they chose this property

This was our family vacation home. My Grandparents were from Harlingen TX and they wanted a cool, fun place to swim and fish. We’ve had many lovely camping experiences through the years with all the Camps. Mystic, La Junta, Camp Stewart to name a few. Many fun memories of going to Crider's Rodeo/Dance, sliding down the Ingram Dam, Hiking around MO Ranch and having lunch at the Hunt Store.

What makes this property unique

The little cabin home with a breath taking view of the peaceful Guadalupe River. The majestic bald cypress trees on the water front and the wildlife that calls it their home. Axis deer, whitetail deer, geese, eagles, raccoons, porcupines, hummingbirds, turtles and fireflies.
