The Neighborhood:
Our condo is located in Holistica the most recent addition to Tulum's ever-expanding district. Is a peaceful, serene, rustic,e jungle-feel, leaving you just a short car ride away from the infamous beach road. Nearby areas are currently undergoing a major expansion, so construction and bumpy unpaved roads are not uncommon.

Less than 10 minutes in the other direction takes you to La Veleta, a highly sought-after area of Tulum with many vibrant restaurants and cafes, and jungle-studded paths open to wander. Equally as close is Aldea Zama, offering access to the exclusive hub of residence inside. A few minutes further you will find yourself in Tulum Centro, the heart of the action of this vibrant town.

Our villa is located in an eco-sensitive area. Please help us protect this unique environment by:

• Turning off A/C when leaving the villa

Tulum is growing rapidly, and nearby construction may occur during your stay.
• Typical hours: 9 AM to 5 PM (Mon–Sat), sometimes extended to 8 AM–6 PM
• Occasional noise is possible
While we try to minimize the impact, these activities are beyond our control.

3. 🐾 Wildlife Encounters
Tulum is home to diverse wildlife. Occasionally, animals may pass near or into the property.
• Please do not harm or feed any animals
• Store all food securely (ideally in the fridge) to avoid attracting insects or animals
• Contact us if you encounter wildlife — we’ll assist in relocating them safely

Tulum’s infrastructure isn’t built for heavy demand, and occasional interruptions may occur with:

While we clean and maintain pools regularly, conditions at check-in may vary due to:
• Weather, leaves, or wildlife
If anything is not to your satisfaction, our maintenance team will respond quickly.

6. 📸 Listing Photos
From time to time, décor or items may be replaced due to wear or damage. While the space may differ slightly from photos, we are committed to maintaining high standards and your comfort. Feel free to contact us with any questions.

7. 🌧 Weather & Hurricane Season
Tulum can experience heavy rains and hurricanes, especially in wet season. We highly recommend travel insurance to protect your reservation against weather-related issues or delays.

Some streets may be unpaved or hard to find, and duplicate zip codes/street names are common.
• Our Concierge will send exact location details and check-in instructions on your arrival day
