St. Charles- Liberty Park - Pennecamp - 466A - Lake Sumter Landing

The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

- Room to park 1 car in the garage, beside the golf cart & 2 cars in driveway
- Internet and basic cable with local TV channels included. Be prepared to use your personal login for streaming.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

Door Code Provided 48 hours before check-in date

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.

Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time.

Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

GOLF CART DETAILS:
- Golf Cart Maintenance Fee is $125 at the time of booking.
- The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission.
- Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use.
- We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.

Everything was as advertised. You could have a mid size sauce pan. There was a small one and then a slightly bigger one and then a great big one. I reported the two issues with the golf cart but they did not affect its use; it was for your info only. Would rent it again.

Village Valet was the management company for the host. I don't think the host knows everything that's going on. The cleaning service needs supervision. Village Valet should be spot checking the cleaners. Upon arrival, we found candy wrappers and dental pic's in the drawer of the end table. We found a bathing suite dirty napkins and other clothing items under the day bed. All the windows in the house were beyond dirty and looked like they hadn't been cleaned in a couple of years. We didn't think that this was a deal breaker and we didn't notify Village Valet until the last day of our stay. When we did notify them, they said they would have taken care of it if we had notified them upon check-in. The house looked tired. Paint needed in several areas, laundry, closets,bathrooms and hallway. Hopefully Village Valet will hold their contracted services to a stricter measure and do this owner a good service for what they're being paid for.
