THE HOUSE:
THE APARTMENT is on the ground floor of a villa with a spacious front garden and easy parking.
The house is just outside the town of ARICCIA, in the heart of the ‘CASTELLI ROMANI'.
It’s 20 Km from ROME, 4 Km from LAKE ALBANO, 3 Km from CASTEL GANDOLFO (The Pope’s summer residence) and 20 Km from the SEA.
The owners live on the upper floor, which has a separate entrance, and they use a different part of the garden.
The property is fenced.
The apartment, with 70 sqm of surface, has 1 double bedroom, 1 bedroom with 3 single beds, 1 living / dining room, 1 bathroom with shower, kitchen and entrance. 5 adults can be accommodated comfortably, plus some children.
The apartment has been completely renovated in the months of October-November 2017 and the bathroom is newly built.
The house is very fresh and in summer there is no need for air conditioners.
The garden, shaded by a large Cedar and Pini Marittimi, is furnished with Gazebo, table, chairs, barbecue, deck chairs. It is ideal for enjoying the afternoon breeze and outdoor dining. Sitting in the gazebo, in addition to the evening breeze, you can enjoy a marvelous sea view.
Cedar is attached to a swing that makes children happy and sometimes .... even the great ones!
The entrance to the apartment is directly from the garden.
At the entrance of the apartment and towards the garden, we have planned two new ramps, even with wheelchairs, making it possible to use internal and external spaces without any steps
Our house is ideal for families with children and grandparents or for groups of friends. It can be the perfect place where to relax and take it easy or a place from where to head off for daily excursions to Rome or the many sites of archeological, historical and natural beauty in the area.
ROME is 20 Km away: with a half hour drive you can reach the metro ‘A’ terminus (Anagnina) or, much more comfortably, you can take the train from CECCHINA (1 Km from our house) and in 35 minutes you’ll be in the centre of ROMA, the centre of the ‘eternal city’!
CLIMATIC CHARACTERISTICS:
THE CLIMATE is fantastic in the area of the CASTELLI ROMANI.
In the summer period, the hottest days can reach 32-33 degrees and at night there is always a light breeze that makes you soon forget the day’s heat.
The months of SEPTEMBER, OCTOBER and NOVEMBER, are ideal for visiting the Castelli Romani: there are numerous local festivities with a wide variety of characteristic gastronomic specialties, but, above all, the climate is optimal and the days are perfect for local sightseeing or a trip to ROME.
ARICCIA is on the western slopes of the ‘Castelli Romani’ and this renders its climate particularly mild and dry.
In winter the temperature never drops below 0 degrees and there are rarely more than 2 or 3 consecutive days of bad weather.

Our names are GIUSEPPE and MICHELA. We’re both over 60 years old, have been married for 37 years and have a large family. I, Giuseppe, speak English quite well and Michela speaks French quite well; otherwise, our children give us a hand. Paola, who has a degree in Art History, knows Spanish and Giorgio, who is studying Philosophy, has recently lived a year in Heidelberg, Germany, with the ‘Erasmus’ program and knows a little German.
We’ve lived in this house since 1984, having inherited it from Michela’s parents. It’s very big and from when our first children left home it has started to feel empty. From this situation the idea of creating a ‘holiday home’ was born, because a big house is beautiful but there are many maintenance expenses and it stays beautiful and has a purpose only if it is lived.

Why they chose this property
The APARTMENT in our house is well furnished, with spacious rooms, two connected living rooms and a large entry hall. It has a large front garden with big trees. It has space that other, more modern and equipped, holiday homes don’t have. It’s a normal, spacious home that has all the essential commodities for the modern way of living. However, it has a minimalist style that renders your stay carefree even in the presence of children, without the worry of damaging something.
We owners live on the upper floor, we have our own entrance and a separate part of the garden, leaving our guests in complete privacy.
However, our presence can be useful in case of problems or difficulties, which are always possible!
