Enjoy the water view from the deck and house. This house has a private path to the head of Lagoon Pond, and a large yard with blueberry and raspberry bushes. Wildlife is plentiful on this Vineyard gem.

~Bike from the house and loop through the State Forest.
~South Beach is 20 minutes away. Large ocean waves and big sandy beaches.
~State Beach and Sengekontacket Pond are 15 minutes away. Calmer water for swimming, windsurfing and kiteboarding

Gen on the water

We loved this quirky cottage. The gorgeous views of the lagoon from almost all the rooms, the spaces were laid out and decorated so nicely, the extras like kayaks. It’s a convenient location to the whole island and is so quiet and private. One caveat: we asked in advance if there were basics like oil/butter, spices, tea/coffee. It took a couple of tries to get a response and we were told that the kitchen was ready for cooking. But there were no supplies except salt and pepper. Literally nothing. We had to buy oil, spices etc at island prices. It was frustrating since we could have brought them with us.

Family gathering for Art Opening

This property was the best location by far than any rental where we have vacationed in MV over the past 5 years. The house was well equipped, well maintained, and the views were breathtaking!!! My brother and I were the renters; however, we have several siblings who are longtime island residents and nieces and nephews who live (full time) on the island. We were able to entertain and we took advantage of the 70 degree weather by sailing, kayaking, fishing, and even went hiking and picnicing on Cape Pogue. This house was comfortable in every way (beds, linens, plates, utensils, pots and pans, GAMES) so great amenities at a reasonable rental rate. We hope to get a good rating so that we can return next spring 2025. The sunsets and sunrises on the lagoon and the fauna and flora were spectacular! Thanks Ray For an amazing stay! We hope to see you next year!

Almost perfect

Great location other than the poorly graded road to the property. Well stocked kitchen dishes etc. plenty of hot water. No shampoo however, disappointed with that. Broken microwave door opener was taped. Extremely quiet. Could not figure how to turn off the tv. Texted the number in the info book and called the caretaker number. No response so unplugged it and then plugged it back in so it would power down. Remote only turned on the tv and changed the channel. Volume and power off did not work.

Heavenly

The cottage sits in the trees right above the water on the bay. It is quiet, peaceful and a wonderful cottage with history, games, books, kayaks, a canoe, paddles and life vests. We were on the water both days and saw a herd of baby jelly fish on the second. It was paradise to someone from the mountains. And Ray, our host, was more than accommodating when our ferry was cancelled. Wonderful cottage in the woods on the water.

Home away from home

Wonderful secluded property with great views of Lagoon pond while in close proximity to Vineyard Haven. A family home with warmth and charm. Ray’s place is cozy and comfortable with a much appreciated well appointed kitchen. Would stay again and again :)

Overall, a very nice stay for four adults. Nice views of the lagoon pond and a great deck. There are nesting ospreys a short paddle away. It would be better if there were four kayaks, instead of the three and a double canoe/kayak vessel. Driveway to cottage is a little rough in spots; a car with low clearance might have a problem. Great biking paths around the island.

This is an amazing place.

We spent 9 nights here, and it is a wonderful, unique home. The location is amazing. We could walk down a private path to swim, sail, and kayak, all with provided kayaks and a Sunfish, in a huge ocean water lagoon. I swam laps almost every day in the cool refreshing water. The kitchen and appliances are all clean and in great shape. There is air conditioning in two rooms which made a huge difference on a few extremely humid days. There are bikes provided that we used for quick rides into the cute village of Vineyardhaven. It is an easy 20 minute car ride into Oak Bluffs. There is a wrap around deck which gave everyone a bit of privacy. It is quiet and peaceful. It is a great place to come back to at the end of a day at the beach. Amazing place. We hope to come back.

Amazing stay!

We absolutely loved our stay at this beautiful home. We spent mornings and evenings enjoying meals and board games on the porch. It’s a quiet oasis with easy access to Vineyard Haven, Oak Bluffs, and Edgartown by car (5-15 mins). Would recommend bringing a car if you’re planning to stay here. We can’t wait to come back!

Visiting Martha’s Vineyard

The views are great on a nice day! We did have some rain but it didn’t stop us from visiting the various towns. Border road is a bit rough if you don’t have an SUV. Would definitely recommend!

Lagoon Treasure

The views were amazing. The house is very nice. The location is great but the dirt road to get there with all its crevasses and slopes makes it a little difficult to navigate, especially after a rainy day. Also, if it were my rental, I'd invest in upgrading the mattresses. They've seen better days and very firm. The house has a caretaker, who is lovely! However, it would have been nice to know that she is living beneath the house in the basement ahead of time, especially since there is only a spiral staircase to a locked door between us. The best part of this property are the ocean views and style of the house with wood paneling throughout, which was pretty amazing.

Beautiful retreat

I’ve been visiting the vineyard for several years now and this is by far my favorite place I’ve stayed. Surrounded by woods and a short trail up from the water, it’s an incredibly peaceful place to stay. There’s tons of great bird watching and being able to kayak off the small beach in the mornings was such a treat. The house is well stocked and has a rustic, cabin-in-the-woods feel while still having all the modern conveniences. And while the property has a remote feel, it’s still an easy and quick drive to Vineyard Haven town center. I would absolutely stay here again.

My wife and I manage the woodworking operation of Zepsa Industries in Mamaroneck, NY. We love spending long weekends on the Vineyard where we play golf, kayak, swim, windsurf and enjoy the great restaurants.

Why they chose this property

My Architect father designed the house which is heated by solar energy in the winter with a hot air system he fabricated with off the shelf parts. After my father retired at 65, my mother and father built most of the house themselves, with reclaimed material found on the Island and tree trunks from the property. They mixed and poured the unique concrete floor structure themselves. My mother recently passed away at 96. I've been managing the property for the last 7 years and am constantly improving it. I replaced the roof and converted the hot air system to photo voltaic collectors. My father would be proud. We are renting the house to keep it as a family retreat for years to come.

My mother had an wonderful organic garden where she grew blue ribbon vegetables she entered at the Ag Fair. I am endeavoring to gradually restore that garden and her 'Berry Barn'.

We have a caretaker who uses a basement apartment with a private entrance that maintains the grounds and property. She is voluntarily involved in the garden restoration project. She is also there to assist guests with all our water sports equipment and has local knowledge.

The house has a great deck with a beautiful view of the lagoon which is 2 miles long and is perfect for the Sunfish or Kayak/Canoe and Kayaks that are available to renters.
