You’ll have the studio entirely to yourself, including a private bathroom and a kitchenette equipped for everyday meals. There’s a full-size bed, storage for your belongings, a workspace, and a screen ready for your streaming apps. Entry to the building is shared, but once you reach your door, the space is completely private. Laundry operates in the building on a per-load basis.
This building sits right in the USC orbit, surrounded by familiar stops students and locals rely on—coffee shops, markets, quick food options, and small places to unwind. Exposition Park, the Coliseum, and several museums anchor the area, giving it a steady flow of activity from morning through evening. Whether you`re headed to campus, running errands, or meeting friends nearby, most essentials sit close enough that you don’t have to plan far ahead.
Getting around from here is easy: buses run just a short walk away, the Metro station is reachable on foot if you’re heading farther across LA, and rideshare services move through this area constantly. If you’re driving, street parking is available—just keep an eye on the posted signs to avoid surprises.

DELIVERIES
All deliveries must be approved in advance. Unapproved deliveries are not permitted.
SAFETY
a. Zero Tolerance: No parties, intoxicated behavior, illegal drugs, growing/selling marijuana, or smoking marijuana indoors. Cigarette smoking is allowed only in designated outdoor areas.
b. Security: Keep doors and gates closed. Do not share codes or allow unknown individuals inside—including delivery drivers.
c. Appliance Safety: Never leave appliances (e.g., stoves, irons) unattended while in use.
MAINTENANCE
a. Garbage Disposal: Do not put oil, bones, or food waste in the disposal. Use the trash can to avoid clogs.
b. Toilet Use: Flush only toilet paper. Do not flush wipes, hygiene products, or other materials.
c. Report Issues: Immediately report any damages, leaks, or malfunctions.
d. No Alterations: Do not make repairs, improvements, or changes without Host’s written consent.
e. Access for Repairs: Guest must allow Host and representatives to enter the Unit for maintenance, repairs, or showings with proper notice, subject to applicable laws.
COMMUNITY
a. Respect Others: Be courteous to other Guests and neighbors. Do not disturb, endanger, or interfere with others, or engage in unlawful or disruptive behavior.
b. Quiet Hours: Do not make loud noise after 08:00 p.m. or before 09:00 a.m.
c. Avoid Slamming: Close doors, cabinets, and other items gently, especially during quiet hours.
d. Extra Guests: No extra guests without prior approval.
e. Internet Use: No illegal downloads. Any fines from the internet provider will be charged back to the Guest.
f. Treat Property Well: Handle furniture and items with care. Return anything you borrow.
g. Conserve Energy/Utilities: Use appliances and utilities (like water, electricity, and heating) responsibly. Turn off A/C, TV, and other electronics before leaving the Unit.
ETIQUETTE GUIDELINES
a. Headphones: Put on a headset when listening to music or watching a movie.
b. Laundry: Put clothes away immediately after doing laundry; do not leave them out.
c. Cleanliness: Keep personal areas tidy and clean up immediately after using shared spaces (bathroom, kitchen, etc.)
d. Storage: Store items in designated areas only. Do not borrow or use others’ belongings without permission. Do not store flammables, hazardous/dangerous materials, or illegal substances.
e. Cooking: Avoid cooking pungent food to avoid disturbing others.
f. Set the Tone: Show a good example to other people by following the Property Rules.
g. Bathroom Courtesy: Be mindful of shared bathroom usage, especially during rush hour. Leave the bathroom clean after each use.
VISITOR
a. Responsibility: Guests are liable for their visitors’ conduct and any damages caused.
b. Compliance: Visitors must follow Property Rules.
c. Supervision: The Guest must be present when hosting visitors.
d. Limit: Only one visitor is allowed at a time.
e. Quiet Hours: No visitors are allowed during quiet hours (8:00 PM - 9:00 AM).
PET
a. Approval: No pets without Host’s prior written approval.
b. Guest Responsibility: Guest is fully responsible for the pet and any damage, odor, stains, injury, nuisance, or extra cleaning it causes. Host may require the removal of any pet that creates a nuisance, safety risk, or Property Rules violation, and all related damage, treatment, repair, and cleaning costs shall be charged to Guest.
c. Cleanliness and Control: Clean up pet waste immediately. Pets must be kept under control and leashed or in a carrier in shared/common areas. Pets must not disturb other Guests or neighbors. No pets on beds or furniture unless approved by the Host.
PARKING
a. Assigned Spaces: Park only in your designated spot. Do not block other vehicles, garages, or driveways.
b. No Leaking Vehicles: Vehicles with fluid leaks are prohibited. Guests are responsible for any related damage.
c. No Repairs or Washing: Maintenance, repairs, or washing of vehicles is not allowed.
d. Booting & Towing: Violations may result in booting or towing without warning. All costs are the Guest’s responsibility. Host is not liable for any damages.
