Welcome to The Penthouse At La Siesta, a luxurious 2,280 sq.ft. condominium located directly on the sugary white sands and turquoise waters of Simpson Bay Beach. This Caribbean gem offers deluxe accommodations complete with serene ocean views, gentle lapping waves, and an unspoiled tropical setting. Situated at the center of Simpson Bay and in close proximity to St. Maarten's abundant nightlife, shopping, and world-class dining... much within walking distance.

Our building now has a brand-new elevator and a new generator, both recently installed.

The Penthouse at La Siesta includes 3 handsomely appointed bedrooms with 3 full bathrooms. One master suite overlooks the crystal clear waters below and opens directly onto the large covered balcony via double sliding glass doors. The second master suite and guest suite include private balconies, both with a view of the Simpson Bay Lagoon, full bathrooms and flat screen TVs.

The Penthouse features a large upgraded kitchen with all stainless steel appliances, granite counters, and everything needed to prepare a dinner party for the most discerning guest. Enjoy ocean views while preparing meals or relaxing in the very spacious great room. The great room is upgraded with surround sound and a 56-inch plasma TV with Apple TV included. Our spacious deck offers comfy outdoor furniture for spectacular views of the setting sun and of the mega yachts anchored directly in front.

The La Siesta Residence is comprised of 13 oceanfront units directly on Simpson Bay Beach. The Penthouse is unit A10 perched on the top floor of building A. Guests of the La Siesta Residence enjoy exclusive use of the beachfront pool, outdoor stone shower and lounge area at the back of the residence.

Simpson Bay Beach is a secluded 2 mile stretch of pristine Caribbean paradise, perfect for morning walks, swimming, snorkeling, and romantic evening sunsets.

Everything was great EXCEPT we were never told of the construction happening next door. From sunrise to sunset there was very loud banging just feet away from both bedrooms. Wish we would have known about this before booking because it did affect our stay and ability to relax on our vacation. Once this is completed the property will be a perfect place to stay in SXM.

Spectacular Views and exceptional accommodations

We planned a "girls week" to SXM and everything exceeded our expectations. Sharon was very responsive to our questions and requests. The Villa was perfect in every way, location, views, comfort etc. Highly recommend staying here. We will be back!

We enjoyed staying here. Communication with host was great! Very clean and close to everything in Simpson Bay. Only issue we had was water pressure so only one person at a time was able to shower. The host tried what they could to fix the problem. Great place to stay with the family!!

I can't even begin to say how happy we were with this property! The condo was absolutly beautiful and the views were just breathtaking. Pictures did not even capture the beauty! The owner Sharon quickly responded to all my questions. We will definitely go back and i highly recommend this rental!

Another great vacation--------------------

This was our 3rd stay at the penthouse condo and again it was awesome!!! Everything is just perfect, including the weather! The upkeep on the condo makes it an immaculate place to stay. We did miss the fish that had always been on the patio table--what happened?

Beautiful house worth every penny!

If you like being directly on the water, this house is for you! You truly have the best of both worlds - green, grassy lawn and a sandy beach a few steps away. We just returned from a week's stay and we didn't want to leave. The house looks as good in person as it does in the pictures posted on this site. You will not be disappointed. We can't wait to go back next year!!!

We recently spent an absolutely wonderful week in this great beach house in Rye. It is convenient to everything, has an excellent ocean view right outside your windows, a wonderful front yard overlooking the ocean, has a beautiful beach just moments away, is very comfortable and clean, and has all the accomodations you would need for an excellent vacation. Our young grandson had a great second vacation with us. The owner's customer service was excellent and friendly. The hardest part of the week was leaving on Saturday! Hope to return in 2010.

This Condo Has It All

We spent an awesome Christmas family vacation at this great location. Comfortable beds. We have stayed at various condos in St Maarten and this was by far the best appointed condo we have enjoyed. There is everything you need to cook a complete turkey dinner, spice cabinet, honor liquor cabinet, beach chairs and snorkel gear, books and family games. Even a nice TV that we never even turned on! The view is spectacular and Simpson Beach is a great walking beach with a nice destination beach bar (Karacters) close by. Several restaurants, bars and supermarkets are walking distance but a jeep is a must to fully enjoy the island.

Wonderful place! Highly recommended

Wonderful place to stay! The pictures you see are truly what you get, it's unbelievable and the views including sunrise and sunset are breathtaking. The owners of this condo are extremely receptive and responsive to any issues that come up. We had no difficulty contacting them. The condo is within wakling distance of downtown but we did rent a car. We would recommend a car, not becuase you need it to get around from this location, but moreso because visitors should get out and explore the whole island! We went to a few different beaches, including Happy Beach which is a must see! Food in the area is great and there is a large variety! Would highly recommend this place to stay!!

Relax and Enjoy

Our stay at the Penthouse at La Siesta was perfect. The condo was perfect in every way. We had everything we needed to enjoy the pool, water and the beach - towels, ice chest, snorkeling gear and chairs. The kitchen had everything we needed to cook - but why cook when so many great restaurants are so close by. Each of the three bedrooms was perfect - beds comfortable, TV’s, private bathroom and plenty of space. Each room was quite so those that wanted to sleep in could be so. The view from the decks wonderful and the decks perfect for morning coffee or evening meal. Can't wait return! Thanks for sharing your little piece of paradise.

First Time in St. Marteen

This was our first time in St. Marteen. Sharon was so helpful with our planning. The penthouse was perfect! We loved everything about it - big, clean, perfect location. We had ZERO problems. The beds were comfy and the AC was nice for sleeping. If you want to sight see and drive to all the beaches and drive around the island, please rent a car. We used it every day; there are a ton of beaches and it was so neat to see how different each are - and there's a free parking space. The penthouse is centrally located and easy to find from the airport. We recommend this penthouse and the balcony views are breathtaking!

Amazing Condo!

This condo has everything and anything you could need on vacation! The bedrooms are huge with very comfortable beds. The place was extremely clean all week. The pool and view are amazing. This is in a perfect location. Great restaurants and bars near by as well as grocery stores. The only downfall was the ocean right outside the condo. There are sea urchins and coral right on this beach so you need to walk down about 100 yards to safely get in the ocean. No big deal as the view walking down the beach is amazing. The owners answered every question promptly and thoroughly. Would 100% rent this again.

I LOVE St Maarten!

I have been traveling to St Maarten for about 20 years and have stayed lots of different places on the island. The Penthouse is by far the best place I have stayed! I love the local flavor of the neiborhood , it is so , well, local. The old church across the street had a wedding while we were there and it was very nice. I traveled with several other ladies ,we are all in our 60's , we felt very safe and comfortable coming in late. I even like the chickens crowing in the morning which you can block out by closing drapes. We really did not much use the a/c because of the ocean breezes and we liked hearing the sound of the waves on the beach, soooooo nice. You just can't find better than The Penthouse, I will be going back as soon as I can!

Beautiful views

We would like to thank you for allowing us to rent your beautiful condo. There were 6 adults and there was more than enough room for everyone. The bedrooms were spacious and the beds very comfortable. The kitchen had everything you could possibly want. The balcony was huge with a great bbq to use on the balcony which we did several times. Unfortunately the ceiling fans were not working on the balcony when we were there. It does get hot on the balcony in the afternoons. The pool was great with plenty of chairs. We did get stuck in the elevator when the power on the inland went out. That was not so fun. The unit was cleaned on Monday, Wednesday and Fridays by the maid service, they did a great job. we would no hesitate to come back to this location again.

Beyond Our Expectations!!

We booked this spectacular penthouse for our family vacation. We've been to St. Maarten several times and love vacationing there. This was by far our favorite accommodation. The location on the island is perfect. You can walk to so many fabulous restaurants and of course the water is just steps from your door. We walked to Karakter beach every day and paddle boarded right from the beach in front of the condo. With the pool onsite it was very convenient to cool off there too. With 3 adult couples the condo was the perfect size and layout. All of us had plenty of privacy or could hang out together on the spacious balcony or great room. John and Sharon quickly replied to all or our questions prior to our trip. During our trip the iron would not work and we contacted the on island manager and a new iron was brought to us the following day. There was everything we could have asked for in the condo. I would return to this amazing property in a heartbeat. In fact, my husband is trying to figure out how to move there full-time.

Awesome condo with an incredible view!

We have stayed here twice due to all the reasons the other reviewers have mentioned. The condo is second to none when it comes to view and quality. You won't be dissappointed. We did have A/C problems in the bedroom upon arrival. Unfortunately, it took 5 days to get it replaced. It was over a weekend so that added to the delay. The bedroom was unusable, lucky for us we were a party of 4 and not 6. The only negative thing that no one has mentioned yet, is the less then desirable neighbourhood. It is on a dark back street surrounded by "local" housing. Walking at night as a group, or as guys, is not an issue, but there is no way the girls would go down that street without us. I really think it is safe enough, just a little scary. With the "hood" comes the yard of roosters across the street, they tend to start squawking very early in the morning and continue on and off all day. (keep the shutters down and leave the A/C fan going to drown them out). This is an awesome unit, on a great beach, on a great Island. I just think it is important to go in to a deal knowing exactly what to expect.

Simply the Best!

6 of us just spent another fabulous 2 weeks at The Penthouse. This was our 5th visit in 6 years. The condo still looks as good as on our 1st visit. Joanne keeps everything sparkling and any needed repairs are always made. The quality of construction shows. The location makes the need for a car nonexistant. We can walk to a different restaurant every night. All are terrific and there is a wide variety of types of food. We even found a few new ones this year. Watching the yachts come through the bridge from the Yacht Club deck is always a favorite at cocktail hour. Mullett beach and Rosies wonderful chicken and ribs are a must. Have a Presidente and venture away from the Bud and Coors. From there around the corner to Maho to watch the airplanes while having the best rum punch at the Boat Bar. Strange things may happen if you drink more than one, so beware! A number of boat trips are available close by at Aquamania. Day trips to St Barts, Saba, and Anguilla along with snorkeling and scuba. The rum punch flows freely on most of these also. The locals buses are a bargain if you want to venture away from Simpson Bay. Tropical car rental has great deals on cars near the Atrium. While there is an elevator walking the stairs is much faster even though it is on the 4th floor. After lounging in the sun drinking rum punches you need the exercise anyway. The pool makes for great sun bathing and rarely is crowded. And then the beach is just a few steps beyond the pool and you can walk all the way to the airport. This is a terrific condo and we have difficulty finding anything anywhere else that is better.

Wonderful vacation in the Penthouse

Pictures do not do this place justice. It is so spacious and nicely decorated. The view from the 4th floor balcony was spectacular. We were glad there was an elevator when hauling luggage or coming in tired from a day at the beach. The kitchen had everything you would ever need. We also loved having the washer and dryer inside the unit so we could wash swim suits, beach towels, and clothes when needed. The location of the unit is perfect. Right on the beach. We enjoyed walking to breakfast in the mornings and hanging out at the pool in the afternoon. I highly recommend renting a car since st maarten is an island that is meant to be explored. We took off everyday to the beach of our choice.. Orient, mullet, pinel island, and meads bay Anguilla. In the evening there were so many restaurants within a short mile or less drive. Karakters just down simpson bay was our favorite for view, music and an all around good time. We also enjoyed attending the Catholic Church just a short block away. The Gourmet Marche grocery store was so close and convenient and right across from the store was Atlantico Bakery, our favorite for breakfast. We also enjoyed walking down to the Yacht Club to watch the boats come in the drawbridge and for a nice happy our with tasty grouper fingers and sandwiches. So many nice touches in the condo, binoculars, soaps and amenities in the bathroom, beach towels, chairs, floats, snorkle gear, a multitude of spices and condiments (check the cabinets and fridge before going to the store as not to buy something that is already present) the honor liquor cabinet, and even a few cold beers in the fridge left from a previous guest. We also loved being able to call home on the condo land line, and easily bought minutes for the provided cell phone to use around the island. The finishings in the condo from the kitchen to the bathroom were top notch and the beds were comfy as well. I wouldn't hesitate to recommend to anyone I know. We are already looking ahead to coming back next year.

Beautiful Accommodations, Beautiful Views, Close to Everything

First time back since 3/16, and couldn’t have chosen a better location. Sharon provided great information from the time of our booking until after checkout. We really appreciated her comments. The bedrooms were very spacious, and as indicated nice views, one with beach views, the other with bay and Mountain View. The condo is well equipped with everything one needs, fridge and cabinets full of condiments one usually has to go shopping for. Simpson Bay Beach is a very nice beach, very swimmable with a couple beach bars/restaurants north, and a new bar/restaurant south, all very walkable. Anyway, we’re ready to book for next year, we just need to wait for the airlines schedules⛱️😁
