Come and enjoy our beautiful home with gorgeous oceanfront sunrises and sound side sunsets. It's the best of both worlds! You will love spending your days at the beach and your nights laughing with friends in this family friendly 5 bedroom, 4 bathroom beachfront home.

We have tried our best to furnish our home with everything you need for an easy family vacation.
Carport area - Completely covered elevator access to main floor. Large storage closet filled with sand toys, beach chairs, beach umbrella, and enough room for you to store and lock your bicycles.

1st floor - A fully equipped kitchen with all you need to prepare family meals. Dining table to seat 8 plus 4 additional bar stools and a high chair. Comfortable living room area with views of the endless ocean. Queen bedroom with beautiful sound views. Private access to the bathroom with stall shower.
Hall closet with some necessities like extra light bulbs, smoke detector batteries, dustpan & broom, WetJet, Shark hard wood vacuum.

2nd Floor - Oceanfront 2nd master bedroom with deck to sit and relax while enjoying the view in private. King size bed, flat screen TV with Roku. Private bathroom with tub and shower. Pack-n-play in closet.
Oceanfront bedroom with brand new queen bed & mattress. Access to deck to enjoy ocean views. TV with Roku. Sound side bunk room with two sets of bunks to sleep four. Flat screen TV with Roku.
Hall bathroom with stall shower. Plenty of closets in all rooms.

3rd Floor Master Suite - Enjoy the breathtaking views from your own private deck. King size bed, flat screen TV with Roku, jacuzzi tub and bathroom with stall shower. Keurig coffee machine and mini fridge so you can enjoy the morning just a little longer before you come downstairs!

North Topsail Beach park less than 1 mile away, has 2 lighted tennis courts, basketball court, sand volleyball courts and playground for the little ones. Bring your string and bait for crabbing off the sound dock in the park. North Shore Country Club is only 3 miles away. Come and enjoy this 4 star golf course! 2 Outdoor Pickleball courts in Surf City!

Some great local restaurants like Costal Wings and Spirits (new location in Sneads Ferry), Shaka Taco (Best fish tacos on the island and they have DoorDash), Surf City Line for great food and live music, Maine Lobstah Shack in Surf City. We have lots of great breweries on Topsail. Salty Turtle, SCBS-Surf City Brewing Company, Topsail Island Brewing. All have outdoor games like cornhole and even trivia nights! Bring the family to 'Ricks' just over the bridge, Agave Azul Modern Mex & Cantina, Scoops Microcreamery or just walk right next door to Seaview Fishing Pier for a local light breakfast or lunch. No need to drive just walk over to Splash by the Sea located in Villa Capriani for great food and service!

It was a great location. and everything needed for a relaxing vacation. If you like to walk out your door to the beach then this is the perfect place! The elevator is a must for luggage and groceries :) I would recommend this place 10/10 :)

Annual family beach trip 2025

We have been coming north topsail for 15 years. The house was lovely, quick to the beach, wooden walkway could use some care( a few nails/screws poking up). We had lovely neighbors to share the deck. Loved the living space downstairs, we could play games and visit with everyone, cozy without being crowed. Kitchen was well appointed. Donna was quick yo respond to any issues. We never found the paddleboard. Get out early to set up your beach chairs and tent.

Starting Point of Our Summer Shitshow Era

Property was perfectly laid out minus the luxury Penthouse Suite being up top. Us oldies cant handle them stairs. Teens thoroughly enjoyed having the Penthouse Suite with their young bods and knees We all Loved it. All the comforts of home Plus the awesome, accommodating porches for people watching and seeing the action on the pier. The porches are where most of our deepest conversations took place. E-Bikes, Pier Fishing, hot tub'n, swimming in the ocean and Pool, shell hunting, shark teeth searching and so many memories were made that we will all cherish forever. Thank you for sharing your beautiful home with us. We will be back!

Gorgeous location impressive house

It was so nice to have so much space and such a gorgeous location! Location is a quick drive to necessities and an easy drive to restaurants, shops, etc. the ocean view is stellar. We enjoyed the pool just a few steps away.

We had 3 generations staying at the house, and it was a perfect fit. Everyone enjoyed the ocean front property because of convenience. The view is stunning. Would definitely stay again.

Perfect Beach Vacation

This location was wonderful. The house was perfect for a family of 12 and very well equipped. There were beautiful views. Most of our time was spent at the beach or the pool next door. Owner , Maureen and Property Manager, Donna wee very quick to respond to any questions and or issues that arose.

Family Vacation

We had a family vacation with my husband, parents, son, daughter in law and 7 month old grand daughter. This was our first time in Top Sail. The house was great. Well equipped. Perfect distance to walk the path to the beach. Kitchen was well equipped. Lots of beach chairs and toys. Everything thing was in great working condition. Donna was great in answering questions. I would suggest that the description state it is a connected home. Although our neighbors were great the main deck is only semi private because the home is not a stand alone single family house. (If that was stated - I apologize) Overall a great vacation home.

Great spot for an extended family

Property was perfect for us! We were a group of 7 adults, 5 kids (2-9) and everyone had an amazing time. The location is perfect - especially for kids - as you are right on the beach, so can go in and out without packing anything up. And access to the pool was the best way to break up our day. We would spend mornings in the sand and surf, and the afternoons in the pool. It's not in the main Topsail town, but if you plan on cooking for yourself and spending time in the home, it's a great location close enough to a grocery. The home was well stocked with kitchen gear, spices, beach toys, and baby gear (pack n play, high chair). The only thing I wished had been included were beach towels. The management was quick to respond when we had questions/concerns. And we were able to access the property early which is always a plus! Thanks for a great week!

Wonderful Vacation!!

We had an amazing week at N Topsail! Any rental has pros and cons. In this case, the pros definitely outweigh the cons! First shout out goes to the property manager - she is incredibly responsive and attentive. We did have a few questions during the week and she always replied immediately. We noticed some lightbulbs out and she had them replaced within 24 hours. She also fixed an issue with the tv right away. We didn’t watch tv much during our stay thanks to the amazing weather and gorgeous beach, but it was nice to have it when we wanted it. Another pro is the layout of the house. It is very spacious, comfortable, and tastefully decorated. Plenty of room for my party of 10 and so many amenities. The owners have thoughtfully stocked the place with everything you could need. Next pro is the location. Being able to walk right out the door and onto the beach just can’t be beat, especially when you have young kids who are always needing something back at the house. Now for the cons - which are really only temporary things. The area was hit badly by hurricane Florence and many of the properties are under renovation. Also there is new construction going up on the other side of the driveway. This was a minor disturbance to us and it did feel a little odd, almost like living in a ghost town. It was lovely to not have any potentially annoying neighbors, but it’s hard to say if I would have rented a place if I had known it was a construction site! Still, that’s only temporary, and it ultimately did not take much away from our vacation. We did see some of those bugs another reviewer mentioned. We wondered if perhaps some of the homes under renovation aren’t being treated as aggressively for pests, causing the functional homes to be more susceptible. All in all, it was a great stay! Love N Topsail Beach!

Home was not in shape to rent. Advertizing deceptive. Change my trust in VRBO. contacted owner with a very unsatisfing responce. May no vacation in Topsail again. Btween raised nail(cut kids feet) and non functioning toilet and freezer. Not a pleasant stay. Besides the ocean being there this is worst stay at Topsail. Most lokely last

Great for a group

I wish we could have stayed longer! This condo was perfect for our girls-get-away long weekend. 5 bed rooms and 4 bathrooms gave everyone plenty of space. Donna was very responsive and helpful throughout our stay. The views from all the decks were amazing and even with the windows closed, you can hear the sound of the waves. The condo is located on a very quiet street private street. It was a little disconcerting to have to buy toilet paper, dishsoap and trash bags but I can understand the reasoning for longer stays. This condo is 4 stories top to bottom from the ground and the elevator only goes to the main floor, so if you have trouble with stairs, this might not be the place for you. It would be a great place to spend the week as a family.

North Topsail Beach - Villas by the Sea

We enjoyed a great stay at this property in North Topsail Beach. Located in the Villas By The Sea complex, the location is very convenient to restaurants, bars, grocery stores, etc. in either Sneads Ferry or Surf City. Our favorites were Sears Landing (breakfast), Shaka Taco (lunch), Rick's (dinner), Agave Azul (dinner), and Trailer Bar (drinks). Just steps from the ocean, the beach was relatively quiet since the beach access is for homes within the Villas. The hot tub and neighborhood pool were nice to have as alternatives to the beach. The home comfortably slept our group of 9 (4 adults and 5 kids), and we even had an extra bedroom that wasn't used. There's plenty of parking for at least four vehicles, and the elevator makes loading and unloading a breeze. On top of everything, Donna was very responsive and great to work with. Thanks again!

Nice Location

Great property, right on the beach. Hot tub was a plus! Great place for 9-12 people and good for a 2x family get away (friends/extended family). Clean, kitchen was well stocked! If there are kiddos in your group, the pool (shared with other rentals in the condo group) was a major plus on windy days (high tide).

We started vacationing on Topsail island in 2009 and we just fell in love with it. We live in NJ and have three busy kids and we love that Topsail is a place to relax and enjoy the ocean.

Why they chose this property

We Chose Villas By the Sea because of it's ocean front beauty, private hot tub and community pool. My kids have met other kids at the pool and had a great time but then we also have our privacy back at the house. We love the restaurants but also love to cook at home when we have friends come down with us. We hope you will enjoy your vacation as much as we do!
