The open-plan garden level of this two floor hpuse includes a comfortable antique filled sitting room and adjacent dining area (for six )and country kitchen equipped for a gourmet. The upper level sleeping arrangements offer two twin-beds on the galley, and a spacious master bedroom (room with a view) with a big feather bed for two. The large bath has a shower and washing machine with a generous amount of soft towels. The cottage is completely private with no shared facilities. The property is enclosed by old stone walls and has a secure on-site parking area for your car. The 1,200 SM garden is mostly a large green lawn, with an orchard and grapevines. The cottage is thoughtfully equipped with all the comforts / essentials for a memorable holiday. A few steps from the cottage’s entrance are a large pergola covered terrace, with outdoor tables and chairs and recliners. For the outdoor chef there is a BBQ grill & cooking/camp-fire pit. Your morning coffee on the terrace can combine the smell of lavender, tolling church bells and panoramic vistas. In the evenings dine al-fresco & enjoy a glass of wine as the sun sets.

Once, we would have been entertained by the idea that the very urban Linda and László Kondor would be living in Kapolcs Cottage, a countryside estate in Hungary. We had lived, loved and worked for decades in Chicago Illinois, but late 1997 found us doing exactly that and walking away from all we owned and settling permanently overseas - one house at a time.

It seems my husband and I are a bit nomadic and share a restless twinge to experience a lifestyle shakeup - every ten years or so. After a decade of happily living in a Bauhaus penthouse in the exquisite city of Budapest, a romantic getaway to Hungary’s Northern Balaton Region turned out to be the next chapter of our rather artistic, eclectic, lives. Summer of 2007 found us on-the-move again. László, my Hungarian-born-American husband, former photographer to Chicago’s late Mayor Richard J. Daley, intuitively found his way home to the Hungarian countryside, and after a resurrection of a shattered country house, settled in with wife & dogs to manage a holiday cottage.

Why they chose this property

Discovering this 200 year farmhouse & even older stone cottage on a vineyard estate, rumoured to be built on the former site of a medieval monastery, stole our romantic hearts. We fell completely in love. On the spot we decided to leave the bustling city and move into an environment where the beauty of nature is all around. We bought the ruin of a property, with approx. 2 1/2 acres / 3,800 Sm of overgrown weed-chocked garden. It took a lot of exhausting coming and going and we certainly had moments when we questioned our sanity, but there was no going back as we were completely seduced by to the exhilarating views. The cottage sits on a summit that overlooks the red-tiled roofs of Kapolcs Village. The village itself lies in a green valley on the edge of the Upper Balaton Region National Park, a nature preserve. This beautiful region is rightly called - the Hungarian Tuscany.

What makes this property unique

The joy (and simultaneous terror) on approaching such a restoration project - mixing the past and present - creating a modern home and holiday guest cottage in such a beautiful setting, was intimidating. Years before we had bought a design book, a sort of dream book that became our visual inspiration. Designer Tricia Guild’s gorgeously restored Italian Tuscan farmhouse is showcased in her book, COUNTRY COLOR. A must-see for anyone considering what can be done in restoring a country house. We practically slept with this book! We went to our first meeting with Erika Pécsi, our local genius designer with book in hand, and were delighted when she came up with her own copy.
