Private Tuscan estate, sleeps 14, mid-term stays. 3 fireplaces, pool, olive grove jacuzzi, cold plunge, gym, fully furnished, utilities included.
La Marginella in its entirety: an 18th-century organic farmhouse estate in the hills above Pescia, available as an exclusive private rental for one to five months between November 2026 and March 2027. Four private apartments, three working fireplaces, two kitchens with underfloor heating, a wood-fired jacuzzi in the olive grove, a cold plunge, an outdoor fitness zone, a swimming pool — yours alone for the month.
This is not a group staying in rooms within a larger operation. For the duration of the booking, the entire estate — buildings, grounds, groves, pool, wellness facilities, hillside — belongs to your group, and to no one else. No other guests. No shared amenities. The hillside is yours.

A private Tuscan estate with 3 fireplaces, a wood-fired olive grove jacuzzi and a full organic farm, in the Italian winter season, at roughly €20 per person per night — the price of a modest hotel room.
Professional cleaning available at additional cost — Giovanni will arrange at any frequency required.
November at La Marginella — The Olive Harvest
Groups arriving in November can witness or join the olive harvest. The same groves surrounding the farmhouse produce the certified IGP extra virgin olive oil that could then be on your kitchen tables. Giovanni welcomes long-stay groups to pick, watch, or simply stand in the grove while it happens. There are group experiences that cannot be designed or purchased. This is one of them.
Events & Celebrations
Events and celebrations are actively welcome at La Marginella for exclusive winter bookings, subject to prior agreement. Milestone birthdays. A Christmas dinner for fourteen. Family reunions. Corporate retreats. Seasonal events tied to the estate’s own harvest calendar. Giovanni will work with the group to make it possible.
Practicalities for Extended Exclusive Stays
• Up to 14 guests across four private apartments — entire property private, no other guests • Il Fienile is on the first floor via external stone staircase; the other three have ground-floor or rear first-floor access — flag any mobility needs • Well-behaved dogs welcome across the estate (please let us know how many) · no smoking inside • Monthly discount automatically applied · exclusive-booking rates guaranteed • For groups smaller than 14, individual apartments are also available for mid-term winter stays

About the host
Hosted by Seth Marks
La Marginella was brought back to life by Giovanni Cavalzani — a man who had lived, in every sense, a European life before choosing to come home to Tuscany.
Born in the neighbouring village of Collodi — the village of Pinocchio — Giovanni spent decades living across the continent: Paris, London, Rome, Heidelberg, Munich. For many years he ran one of Germany’s most celebrated Italian restaurants, the legendary Ristorante Savoy in Munich.
Fluent in four languages and at ease in any city in Europe, he had the kind of life that most people only read about. At a certain point, he found himself drawn back — to this hillside, these olive trees, this particular quality of afternoon light.
Some places, it turns out, you cannot leave forever.
He brought with him a lifetime’s understanding of hospitality and the particular gift that comes from having run a large, celebrated restaurant for years — the ability to make a group feel at ease without making them feel managed. That gift is what an exclusive winter group at La Marginella receives. For exclusive extended bookings, Giovanni is entirely yours — not as a concierge, but as the person who knows this landscape, these producers, these villages and these trails better than anyone in their winter form.
Giovanni stewards the estate with dedication to the organic farming practices that earned its olive oil the highest Italian certifications: Biologico and IGP.
It was not a business decision. It was a homecoming. A winter at La Marginella, with the whole estate to yourselves, will give your group its own version of that understanding — and the particular difficulty of leaving that comes with it.
Why they chose this property
La Marginella sits in the Svizzera Pesciatina — the Pescia Switzerland, named by Sismondi in the 19th century. This corner of Tuscany is quietly extraordinary and almost completely overlooked.
For a large group on a winter exclusive stay, this is the essential quality of the location. The Svizzera Pesciatina has all the infrastructure of a properly inhabited Tuscan town — without the flocks of tourists that follow the more famous names. After a fortnight, a group of fourteen stops being visitors and starts simply living here. It is extremely rare in Tuscany in any season; in winter, almost impossible to find elsewhere.
Everything practical is close. Pescia (4 km) — supermarkets, pharmacies, a hospital, weekly market, restaurants. The Grotta Giusti thermal cave and Montecatini Terme’s belle-époque spa become weekly group rituals. In December, Lucca’s Christmas market is among the finest in the country. Florence under an hour.
What makes this property unique
For a large group winter stay, La Marginella in its entirety offers something genuinely rare: an 18th-century working organic estate sleeping fourteen across four distinct private apartments — three with original working fireplaces, two with underfloor heating, one with the finest valley view in the Svizzera Pesciatina — with a wood-fired jacuzzi in an ancient olive grove, cold plunge, outdoor gym and BBQ grills, entirely private, for one to five months in the winter season most comparable properties simply close for.
The three working fireplaces are the social architecture of the winter stay. For a group spending November through March, they are the reason people know where to find each other after dinner, the reason no one is in a hurry to go to bed, the reason the month feels built rather than spent. Firewood is completely free throughout.
The olive harvest in November is the welcome no hotel can offer. The Grotta Giusti thermal cave is the weekly ritual no resort can replicate. The Lucca Christmas market in December is a Tuesday evening most people would travel a long distance for. At La Marginella, these things are simply what November, December and January look like.
At €9,483/month all-inclusive for fourteen guests — €677 per person, approximately €22 per person per night — La Marginella in winter is, by any measure, one of the most compelling private estate offers available in Tuscany. There is very little in Tuscany that competes.
