Very spacious and luxurious five bedroom , four bath Ranch house in the country on 18 1/2 acres- Great for a couple of families, with many gathering areas, fantastic game room - porches and decks and gazebo! 7 flat screen TVs throughout the house, including in each bedroom. Air conditioning and ceiling fans throughout. Three X-Box 360's, HUGE Rec room in the basement. Good cell phone reception via Wi Fi. Whether you're coming to this area for the Baseball Hall of Fame, All Star Village, Dreams Park, Glimmerglass Opera, Soccer Hall of Fame, Fenimore Art Museum, or the Farmer's Museum, Ideally located just minutes between Oneonta and Cooperstown in the heart of Leatherstocking Country. Elegant living room with beautiful wood floor. Wonderful windows for viewing the countryside. Plenty of comfortable seating, Multiple dining areas - by the front sunroom, the bay window in the living room, a countertop eating area in the kitchen - and even a formal dining area between the kitchen and living room. The gourmet kitchen has beautiful countertops, stainless steel appliances, and is fully equipped with all necessary cooking utensils and new appliances, and refrigerator and dishwasher. Spectacular Master Bedroom with King bed and windows all around, large TV and X-Box. Lower level has a wonderful and enormous family room with ping-pong table, foosball, electric darts and air hockey, more comfortable seating and large TV and X-box, and another full bathroom with laundry facilities. Multiple deck areas with two large Weber gas grills. Multiple areas outside for enjoying the scenery and wildlife.

What a beautiful place. Well taken care of, plenty of room and the game room is fantastic. We were in town for the last derby primaries by Spinning Wheels in Morris, NY!! Had a great time!! Our only regret what not be able to spend more time at the house. Thanks Ray for excellent communication and sharing your beautiful home!!

Wonderful week

This property was fantastic. Ray was easy to work with, answered questions quickly, able to accommodate adding an extra night, allowed us to host a team dinner. Everything was so clean, the kitchen was well equipped. We found an issue with the air conditioner and he got someone scheduled right away to fix it, was considerate of when that person would come. Going back and forth to all star village was an easy 17 minute drive. This house did not disappoint!

Had a wonderful time!

We stayed here with some friends and our families. We had plans to see Ommegang Brewery and the Baseball Hall of Fame in Cooperstown. This place was not too far of a drive and was perfect for us. There was plenty to do at the house and it was more than big enough for us all. The kids loved the basement rec room! The owner was easily reached, the house was very clean, and the amenities were top notch. I've never stayed at a home that had a high chair provided (we definitely made use of that!) If we do come back this way, we will for sure stay here!

Great getaway

We were a group of 9 adult females who stayed in this vacation rental for a few days in late winter. We thought it was clean and well-stocked. Instructions on use of appliances were prominently displayed and easy to understand. Furniture was comfortable and adequate for the size of our group. Adults sleeping on the twin beds were comfortable, but if someone needed more than a toddler pillow, they might want to bring one (or pile 2 on top each other). Phone signal isn’t great, but WiFi is adequate for the majority of needs.

The house was beautiful, with everything we needed, and more! We were surprised at how well-stocked it was, from the extra linens, to the kitchen appliances. The property was great and we were able to explore the woods a bit. Clean, comfortable… we would absolutely recommend this home.

The house was amazing!!!! We rented it for our nieces wedding and it accommodated our whole family. The kids and grandkids loved the basement game room. The grounds were beautiful for pictures. Only wish we could have stayed longer.

Our stay was great. House was very clean and kitchen was well stocked and loved the ice maker. Plenty of towels for everyone. Weather was nice enough for us to enjoy the various outdoor decks. Visiting from Canada for our first trip to Cooperstown All Star Village. This house was perfect for our families. We were all able to spend our downtime together with plenty of room to spare. The dining area, living room, kitchen and basement were all very spacious. The kids were living the games in the basement but more than that was the open and spacious yard for them to roam and play. Everything was provided! So thankful for this stay, making our week that much more enjoyable!

Pictures showed exact layout. Kids liked gameroom. Check in was super easy. Abel was always avaliable. Was lovely and quiet. Further away than we wanted but was a pretty easy drive to CASV. Would recommend for families with players at CASV.

We were there for a baseball tournament in Cooperstown and the location although was rural it was nice getting away from the hustle and bustle. The host was professional, courteous and responded promptly. A person who served on 911 in ground zero, made it so appreciated for this individual and what he did for our country. However, I will never do business with VRBO. The runaround is atrocious, mean and nobody gives you answers. You’re switched from front line people to supervisors and back to the beginning again. A week or later you’ll get an email- starting all over again. I am owed money and at this point, they can have it! After over a month, IM tired and most likely this is how they do their business, which is owned by expedia by the way.

Beautiful property and home

We loved our 8 day stay here while my son played in the Cooperstown All Star Village baseball tournament. Beautiful property, beautiful home. We loved all the games downstairs. Beds were comfy, kitchen had a great layout, plenty of seating in the house, some great wildlife nearby. Loved the proximity to Gilbert Lake state park, Cooperstown All Star Village, and Baseball HOF.

Great relaxing 3 day getaway

Cool house. So much room!! All amenities you could want.Very comfortable accommodations. Trip into Cooperstown for was easy. Very rural area so it getting back to house with daylight is a must. Winding roads and no street lighting. But in late spring until clocks turn back it’s not a problem as it stays lighter longer.

This was our 2nd trip here and it did not disappoint. Perfect place for our family to spread out. Lots for kids to do. They loved the games as well as the bats and balls outside.

Outstanding place for a group

We had a fantastic time at this place. Such a great and spacious place for groups of people. The basement has air hockey, foosball, ping-pong, Xbox. This is perfect for relaxing and playing, especially if you have kids. There are so many spaces for people to sit and eat throughout the house. it is very clean organized, and available. We stayed here with my family for my son’s baseball tournament in Cooperstown. It’s about a 25 minute drive to dream park. It’s a bit of a drive but the roads are smooth and it’s an easy drive. We also got a chance to see a lot of wildlife in the area . We would definitely stay here again. A couple things to note is that you should bring your own toiletries. If you are planning on doing a lot of cooking at the house, I would recommend bringing either Ziploc bags or plastic wrap to store things in the refrigerator. Otherwise the house is fully stocked with plates, silverware, cooking utensils, and cooking devices.

Dreams Park visitors

We loved the space and all the games! It was a scenic drive back and forth from the baseball fields but it is a bit of a hike (25 mins). If you’re planning to cook make sure you buy all spices and seasonings as well as something for storage (no Tupperware). Owner was responsive and kind.

Friends own property across the street, so when this property became available in 2014, i jumped on it. Love seating people from around the country who come in to visit Cooperstown.

Very spacious, mountain top, quiet and beautiful 18 1/2 acre property on the end of a dead end street, right next to Gilbert Lake State Park. Tons of wildlife.
