For the traveler who wants to experience the Blue Ridge known to locals, this three bedroom one bath mid-twentieth century farmhouse is located less than a mile from Lake Blue Ridge, minutes from the action of downtown Blue Ridge, and is situated on a fourteen acre farm with lots of room to roam. The bedrooms are furnished with period furniture and feature queen beds. The kitchen is lovingly renovated to preserve its farmhouse appeal, but has new granite countertops and stainless appliances and sink. The large farmhouse table easily seats six for meals and board games. The bath has been renovated gently to preserve the cast iron tub and sink and its character. The large living area features comfortable sofa, loveseat, and chair, along with an electric fireplace heater and TV with cable and wireless internet access. Adjacent to the living room a three season porch with glass windows has a porch swing for relaxing and reading and a bistro set. Off the kitchen and third bedroom is a sunroom with two walls of windows looking out over the creek and farm. We provide all the comforts of home, including microwave and all necessary kitchen utensils and tableware. If you are so inclined, you may ask us to build a fire in the original wood-burning furnace in the basement. Washer and dryer are available for your use in the basement as well. The owners invite their guests to stroll the banks of Weaver Creek and Mineral Springs Creek, view the spring that provided water for the farmhouse until recently, and climb the mountain behind on wooded trails. We are only minutes from the Aska wilderness area along the Toccoa river. Come meet Fannin County natives and learn about the Appalachian way of life on small family farms. Thank you so much. We are trying very hard to preserve a bit of those “times past.”
Cathy was amazing and the farm house was exactly what we needed. We had no issues and our grandson absolutely wants to come back to see more nature. Highly recommend for a laid back quiet time.
Our stay was perfect! The farm house is a perfect place to stay while exploring Blueridge . The property is absolutely beautiful. The gazebo by the creek is so peaceful . The back story of the property was a joy to read and made us appreciate the house even more. Our four legged companion enjoyed her walks around the property. Cathy was a great host!

Thank you so much for expressing precisely the experience we strive to create. This place is my family’s legacy and I love to share it with people like you folks.
If you want to travel back in time and touch base with your grandparents and great grand parents's era, smell the smells of a house that has been lived in and loved, full of children, fresh cooking, and period era furnishings - RUSH to book the Cox Farmhouse! The hosts made us feel at home and welcome on the entire property from the start. The creek, field, garden, paths, and sitting areas are so relaxing. Time is slower on this farm and it was just what we needed. This is also a great base for travel to the wonderful State Parks, Waterfalls, Smoky Mountains, Helen, Elijah, and more. Shorter day trips are easy and still give you time to go back to the stillness of the farm and take a nap before having a lazy evening sitting and watching fire flys by the creek. Thank you for giving us this place to "come home."
We didn’t end up making it out to Blue Ridge and staying here due to weather/our own situation, but Cathy was incredibly responsive, helpful, and accommodating to our needs in both the planning process (traveling with toddlers) and in managing the complications we encountered. Clearly cares about making a smooth and comfortable stay for her guests and goes out of her way to help.

Thank you so much for this review when your trip was cancelled due to circumstances beyond either of our control. I’m so happy to help your family. Please come see us if you make it back to Georgia.
Cathy was an amazing host! She checked-in on us and made us feel like family! We came to Blue Ride on our “Babymoon” before our son was born. We cannot wait to take him here as he grows up! We LOVED our stay!! Make sure to check out the gazebo and feed the goats!!

Thank you so much for this wonderful review. We can’t wait to meet your son!
Our stay at the farmhouse was absolutely incredible from start to finish. The property was beautiful, peaceful, and exactly what we were looking for in a mountain getaway. The farmhouse was spotless, cozy, and full of charm while still offering all the modern comforts we needed. One of our favorite things was the quiet country setting. Waking up to the scenic views, enjoying coffee on the porch, and listening to the sounds of nature made for a truly relaxing experience. It felt like an escape from the hustle and bustle while still being conveniently located near downtown Blue Ridge, shopping, restaurants, and local attractions. The home was well-equipped, comfortable, and thoughtfully maintained. Every detail showed the care and pride the owners take in providing a wonderful guest experience. The beds were comfortable, the living spaces were inviting, and the entire property felt warm and welcoming. The hosts were exceptional—friendly, responsive, and committed to making sure our stay was perfect. Their hospitality made us feel right at home. This farmhouse exceeded our expectations in every way. If you’re looking for a peaceful, scenic, and memorable place to stay near Blue Ridge, look no further. We can’t wait to come back and make more memories here!

We loved staying at the farmhouse! Communication with Cathy was excellent! The property is beautiful &our daughter loved exploring, sitting by the creek, & visiting the goats. The farmhouse was so cozy & decorated with Christmas everywhere!
Roomy comfortable country stay near NW GA outdoors. Blue Ridge is cute town with plenty of coffee shops and food. Helen Christmas Alpine area just a hour away. Very laid back and relaxing. Great host.
Booked a weekend trip and it was lovely. Yes the house is old but adds on to the charm!! The owners are great and right around the corner! The place is very close to the downtown shops and restaurants which is very convenient. We would highly recommend this place to others and hopefully we will book a stay again in the future:)
Wonderful stay on a picturesque property, in a historic home lovingly maintained by the same family that not only grew up in it, but has called this area their own for generations. With a mineral spring bubbling up next to the house, two mountain streams coursing through the property, and lush farmland surrounding you, it’s the perfect place to relax, sit back on the porch swing, and immerse yourself in one of the few places left that captures the authentic character of these mountains, and the people who for so long have called this land home.

Liked: Cleanliness, check-in, communication
Well we weren't told we would have to lug cooler and luggage up stairs to the house. We are old and concrete steps beside gmhouse or basement steps were only option. We loved the old farmhouse. It brought back many good old memories. My biggest peeve was the traffic on hwy 76. Which i understand thats out of owners control. But had I known i couldnt hear the stream which was advertised on VRBO. I would not have chosen that property. I would love to have been there back in the day.I loved the way that kept a lot of home the same as well as adding modern convenience items

Our listing clearly shows in both photos and description that this house is accessed by stairs and is not handicap accessible. In pre booking conversations this guest never raised any questions about accessibility. As for the stream, we have two sitting areas where guests can enjoy the creek. We allowed them to drive through our yard to the gazebo since they didn’t want to walk. The house sits a good distance from the busy road that allows easy access to nearby downtown and marina at the lake. Convenience and seclusion generally can’t be found in same property but we feel our 13 acre property is the best compromise to be found. We are glad they liked the Farmhouse.
This rental was absolutely perfect for a sister reunion weekend! The farmhouse was exactly as described and the location was incredible! We had easy access to everywhere we wanted to go, and the house was lovely to come back to. The hosts were so friendly and helpful. Everything was amazing, I would definitely come back!

Thank you so much! We loved meeting your family and hosting you.
Cathy was very friendly and communicative. She was understanding and accomodating when our travel plans had some hiccups and we had to adjust our booking. The house was charming and warm and the property was beautiful. I liked that we were not right in town, but still close to everything. Had a great stay!
The property was just as described and the home was full of character. The history is pretty amazing and above all else, very peaceful. Cathy made sure everything was as expected and very welcoming. Will definitely be staying here again. Clean rooms, comfortable sleeping and the front porch swing with a babbling creek was the ticket for me.

Thank you for appreciating our family home as much as I do. Come back soon!
I am a native of Blue Ridge and grew up on this farm. I love Blue Ridge and all it has to offer in the modern era, but want people to remember the days when it was a small farming community, largely isolated from the cities and home to mountain natives like my family, who grew their own food and made many of the necessities of life.
Why they chose this property
My parents fell in love with this property and bought it in 1950. They alternated living in town in the home my mother owned and in the existing small house on the property until the early sixties when they began building the current house, one board at a time, while my dad worked as a carpenter and painter with a construction crew. We moved in late 1963 and my parents lived and worked here until my dad's death in 2001. My mother continued to share the property with my own family until her death in 2011. I wanted to preserve the beautiful features of my childhood home and the memories I hold of my parents and my childhood. We began to restore the property, refinishing the beautiful hand-laid hardwoods and cleaning the knotty pine paneling, as well as tiling the bathtub surround and installing new ceiling fan fixtures throughout. I have placed some of my parents artifacts and belongings throughout the home. The farm property has been restored to its former glory by my hardworking husband, who grows vegetables in the garden just as my parents did. The barn was built by my mother and her father shortly after the purchase of the property in order to accommodate the cattle that my parents raised and milked by hand. We have replaced the barn roof, making it an inviting place to play and explore. Our profile picture is from the gazebo at the intersection of our two creeks, where you can relax in the swing with a book and a glass of wine, or snooze while the creek tumbles over the rocks in the background. We hope to share our family's mountain story with you and your family.
What makes this property unique
We never gave a thought to tearing down this beautiful product of my parent's love for this property and did not want to turn it into a shabby long term rental. Cox Farm is an alternative to the cookie cutter log cabins that proliferate the area but do not express the true character of Fannin County. Enjoy the property and meet our sweet farm dog, our two kitties (maybe) and our three fainting goats. We may provide some veggies from our gardens in growing season.
