This unique and gorgeous property is for guests seeking a special holiday home in an amazing, on-the-river location with unparalleled views.

Our exceptionally well-equipped 3 bedroom house has been enjoyed and featured during Royal events. Rafts Cottage was featured by People magazine (the top US celebrity magazine) during Harry & Meghan's Royal Wedding, and it was home base for their journalists on the scene!

You can enjoy this beautiful Eton, Windsor historic riverside holiday home rental near Eton College boarding school. You will be literally on the Thames waterfront, with a gorgeous view of Windsor Castle.
London is only 30 minutes downstream, Henley 30 minutes upstream, and Legoland and other attractions of wider London in easy reach. Walk to restaurants, shops, hikes, etc in Windsor and Eton: it's all just out your door!

This is a unique luxury self-catering holiday cottage with 3 double bedrooms that can accommodate 2 - 6 people for minimum 3 night stays.

Nestling graciously on the banks of the river Thames for over 200 years, the house provides unique boutique style accommodation under the ramparts of Windsor Castle and adjacent to the Eton College School boathouse (in fact, Rafts Cottage previously was an Eton boathouse!)

An ideal location from which to tour Windsor Castle and town, Eton College (for House visits, etc.), and with easy access to London, as well as the countryside and countless amazing English attractions.

No parties and no commercial activities permitted.

Enjoy with close friends, or with the children/grandchildren for family reunions, or simply as a cosy couple. All types of groups love staying in this property in this location!

The boathouse is set over three floors.
At the top of the house, reached by a handmade & bespoke mixed English Ash helical staircase, you will find Windsor and Eton's best boutique hotel style room – The Admirals Den.

A 35sq metre suite with a double stone bath with incredible Royal Windsor Castle views, a small lounging area with comfortable seating, full opening picturesque windows commanding Windsor’s finest views of the River Thames, Windsor Castle and beyond. A separate massage shower room, a dressing area that overlooks the gated Eton village side & courtyard entrance. A luxurious, 6ft wide double warm & comfy bed with an exquisite 11ft wide galleon themed headboard with individual switches to remote control, the Sky TV entertainment, electric roof lights and blinds. Be inspired by the Moroccan moorish, decor & mood lighting, that softly illuminates, the reclaimed wide board flooring and the vaulted historic 20ft high ceilings.

Graciously descend from the top to the middle floor to find two further exquisite and uniquely styled bedrooms, The Captains Hideaway and The Lieutenants Courtyard.

The Captains Hideaway & Lieutenants Courtyard
Located on the middle floor, both the Captains and Lieutenants are en-suite rooms, with double stone luxury baths with separate hand showers. The Captains has picturesque full opening windows with stunning river and Windsor Castle views. The luxury bedroom also overlooks the bridge deck and moorings below and has wide board flooring, separate wardrobes and drawers with an exquisite en-suite bathroom with all necessary refinements. The Lieutenants overlooks the gated courtyard, and benefits from a luxury en-suite bath room with both double stone bath and walk-in shower. Both rooms are styled in a similar Moroccan Moorish theme, with mood lighting, wide board wooden flooring, and decor with ancient beams and historic steels.

Equipped with numerous cushions, tables & chairs for both inside and outside dining, and a kitchen full of hi spec equipment, including - steam oven, warming plate, and a variety of coffee making options, you can enjoy a luxurious and independent stay. You certainly won’t have to eat in the many local and very nearby restaurants - although you are sure to enjoy exploring these as well!

Rafts Cottage is available for minimum 3 night stays, one week holidays, or possibly short term lets with our monthly bookings up to 28 days.

A truly spectacular property with a stunning deck on the Thames overlooking Windsor castle. Our children particularly loved feeding the fleet of swans from the deck which they fed every morning. The house is cozy and was comfortable for our family of four and my parents. The house is also conveniently situated for both the tourist sights of Windsor and a Plethora of shops and restaurants.

We experienced a good stay. The location is outstanding; many good restaurants nearby. Our only issue worth mentioning was the large collection of spider webs and goose feathers on the deck and deck furniture, surely not the fault of the owners, but a chore for us. The children loved the place!

Absolutely perfect

We rented this house for a girls trip to the races at Ascot. Everything was perfect, the house is beautiful and full of character and it’s locacstion is excellent. Just a short trip across the bridge and you are at Windsor castle with all the nice shops and bars and restaurants. The owners were very good too answering any questions that we had. Would thoroughly recommend and would love to come back.

Incredible views & perfect location

What a dear, dear place. This house is in the perfect location to explore Windsor & Eton. It has gorgeous views of the Themes, Windsor Castle & the swans. It is within walking distance of everything, Windsor Castle, great restaurants, shopping, the Long WALk, Eton College... And Christine & Jason are fabulous hosts. They take their time to make sure you are comfortable with the house. The house is warm & inviting and the patio is fabulous. We would definitely go back.

Stunning Stay!

Thanks Mark & Kim, Wow, what a great way to start our 5 week trip to England. Coming from Colorado, we found Eton to be charming, but the Boathouse was simply a stunning place to stay. It is beautifully located right on the water, very close to all the amenities and attractions and a 2 minute walk to the station for a pleasant ride into London. Mark met us on the way to the house and got us settled in, explaining all the features and functionality the house offered. The kitchen was well stocked with a variety of premium quality goods to enable us to relax and get settled in without rushing out to the store. The house was very clean and featured fantastic modern conveniences including solid internet access. Our 8 year old boy, loved the house, but specifically the dock where he quickly made friends with the swans and ducks and enjoyed watching the boats from hammock. Mark and Kim were extremely helpful and attentive to any questions we had about the area or the property itself. They were gracious enough to take us out for a trip up the Thames on their boat that is docked behind the house. All these little extras really spoiled us for the rest of our trip, and nothing else we stayed at compared to Boathouse 19. We are definitely looking forward to a return visit next year. What a great location, walking distance to everything you need. The house was great for our family, well equipped kitchen, we did cook Christmas dinner, as well as sample the local restaurants. The children 8 & 12 loved watching the activities on the river including the swans, park close by to kick a ball. Owner responses right on.

Lovely relaxing break by the Thames

A unique stay in the centre of Eton and Windsor, with plenty to do around and about. We stayed as a family of four, with two teenage daughters and thoroughly enjoyed our week there. The house is extremely comfortable with luxury bedrooms and en-suites all round. The living areas are spacious and comfortable with the jewel in the crown being the deck and dock directly on the Thames. It was lovely to sit and chill whilst watching the day boats, cruisers and paddlers as they went about their daily bustle. Then in the evening the river quiets down and the pedestrian traffic on the opposite bank and across the bridge provides plenty of colour and interest whilst you sip your chilled drinks and admire the view of the ever present castle above the town. Completely surrounded by cafes and restaurants of all cuisines, you're spoilt for choice and will hardly need to venture into the well equipped kitchen - apart from fetching the cork screw of course. Whilst day activities in the vicinity are available for all tastes. We particularly enjoyed Harry Potter studios, a 30min drive away, the castle itself of course and just pottering about the twin towns of Eton and Windsor and enjoying the atmosphere. A fantastic location for a week's break away (whilst not being too far from anything).

Perfect Christmas Holiday

Our family of 5 had a wonderful stay at Raft's Cottage over Christmas 2019. The location is absolutely beautiful right on the river with views of Windsor Castle. My morning stretches on the riverside deck may have scared the tourists on Eton bridge but were a perfect start to the day. Every step along the way, from original booking to check-in and departure were impeccably handled. The house is full of character with updated kitchen, relaxing living room and comfortable bedrooms, 2 of which have river/castle views. Special items - the owners were kind enough to leave a Christmas tree and some chocolate decorations for our kids to hang, and a chilled bottle of champagne for us to celebrate. Our only regret is that we could not stay longer. This is a truly special property - we hope to return.Thank you !!

Lovely Cottage In Windsor

The cottage was absolutely beautiful and Christine and Jason were excellent hosts. My two daughters and I stayed there for six nights and just loved every minute of it. The cottage was fully equipped with every thing you could possibly need. The bedrooms and bathrooms were wonderful as well . The location is perfect!

Our family group of five had a wonderful two week stay. The house is fantastic! We decided to stay out of London for this holiday and could not be happier with our decision. Eton Windsor area has so much to offer. The owners made everything very easy. Checking into the home was simple and detailed instructions were provided. The kitchen had everything you could need. The location is perfect, and we open the house up onto the dock and invite family and friends for relaxing days on the river. A Gem on the River Thames

A wonderful quirky three story home with a great location. The home interior is a eclectic mix of boat house with actual boat shells either hanging from the ceiling or built into the side of the house to Moroccan style light fixtures. It's the perfect home for larger groups with it's 3 bedrooms and 3.5 bathrooms. The location is close to everything such as restaurants, pubs, shopping, train stations, and of course Windsor castle. A nice surprise is visitors can leave a personalized message on the wall downstairs of their Windsor stay. You can bring out your inner Michelangelo and create an artistic fun personal fun artwork on the wall leaving a little something that'll always remain with the house.

Comfortable, custom home with beautiful views and can't-beat location

Our group of five stayed at Rafts Cottage for a week in late October, early November 2017, for a wedding-planning trip. Christine and Jason were out of town but arranged for a friend to let us in and explain the systems briefly, and for the former owner to come over the next morning for a more comprehensive tour and history of the home. The custom kitchen is beautiful and functional; the living/dining area is bright with french doors leading out to a large deck and dock with views across the Thames to Windsor Castle and the flock of swans on the river; the bedrooms were ensuite with very comfortable beds and bedding, and the custom features like the Moorish lamps and pendants and the use of glass and mirror throughout keep the house bright. The historic character of the home was evidenced by the beams and custom woodwork. We thoroughly enjoyed the cafes, pubs, restaurants and shops within walking distance, especially Thursday Trivia Night at Waterman's Pub! Thank you, Christine and Jason, for sharing your wonderful home with us. We recommend Rafts Cottage highly!

Our group of 6 stayed for 3 nights at Rafts Cottage in September 2017, celebrating a few Birthdays. We had the most amazing time. Rafts Cottage is a beautiful, unique property. The decor is lovely & it has everything you need to be the perfect home from home. We loved the location right on the Thames, it was stunning. Christine was really very helpful & available if we had any questions. We explored Windsor & Eton, both of which have great places to visit, eat & drink. As a special treat, we had arranged to be collect from our personal dock & we sailed up the Thames for dinner in Bray. I'd highly recommend Rafts Cottage, we had the best time 👍👍💕

Very unique and wonderful property

The cottage was everything we expected and Christine was very helpful with arrival and departure plans. The location is perfect with a 5 minute walk to Windsor Castle and 50 feet from multiple restaurants. Stunning property, convenient & beautiful location

We spent 16 nights in this property, spanning Christmas. We have three young children and we had a thoroughly brilliant time. The location is superb; views of the Thames and the Castle from all three floors on the river side of the house and a one minute walk to many dining options on the Eton High St. It's about a 10 minute walk to the major shops (M&S, Waitrose etc) at the Windsor High St, and about a 5 minute walk to the Windsor train station (~1 hour to London) and Windsor Castle, in case the Queen invites you to tea ;-). Owners Christine and Jason are very thoughtful people and warmly welcomed us then left us to our own devices, checking in periodically by email. We travelled from Asia to get to the property, which meant a long flight and jet-lagged kids. Christine was lovely and asked us what food staples we needed and had them in the property on arrival, which was a huge help. The house is warm (important for children that have only ever lived in the tropics), spacious and very suitable for a young family. The kitchen is large with an adjoining dining room, which made a great family space. We hosted Christmas lunch for some friends and found it to be a great entertaining space. The children enjoyed feeding the many swans and ducks from the deck each day. Eton served us as a great location for numerous day trips (we also hired a car) around the middle of England with easy access to the major roads. All in all, a thoroughly excellent stay and we would highly recommend this property.

Luxury riverside house

We have just returned from a stay at "Boathouse19"/"Rafts Cottage" and we cannot stop talking about how wonderful it was. We stay at rental properties all over the country and without doubt ,this has been one of our favourites! The website description and photographs give comprehensive details of the property and surrounding area but on arrival , in reality it is even better ! The location is unbeatable ,a mere 45 minutes by direct train from central London ,then a 4 minute walk from the Windsor Riverside station and the property's position on the Eton side of the River Thames with magnificent views of Windsor Castle is breath-taking. Both Windsor and Eton are beautiful towns with a wide range of shops as well as a wealth of cultural places to visit/activities in the local area.We arrived by car and again ,this was straightforward with good access to a dedicated parking spot at the property, another bonus . The fixtures and fittings/furniture were superb,very unique and quirky with a relaxed Moroccan theme and an interesting use of reclaimed materials ,such that the master bedroom suite had the feel of being on "The Titanic" itself! The beds and linen/towels etc are all top quality and the provision of luxury toiletries a lovely touch. The lighting system, bathroom fittings and kitchen appliances were of a very high specification , all adding to the state of the art environment and making for a very pleasant stay. We enjoyed excellent meals at the nearby "Cote Brasserie" and "Gilbeys." The new owners ,Christine and Jason were very helpful and quick to respond to communications. Christine met us for a "guided tour' on arrival which was very helpful. We have said that we can't wait to return one day soon.

Fabulous stay ...

We had a fabulous stay at Boathouse 19 in Eton. Mark and Kim made us feel very welcome indeed, accommodating an early check-in after our long flight from Australia, which was very much appreciated. They readily accommodated a late addition for a couple of nights and even turned up before 6am to wish us bon voyage as we set off for the airport. The location of the property is ideal, looking out over the Thames to Windsor Castle. Everything is within ready walking distance. We followed their advice on places to eat and can certainly recommend the bistro at the end of the road. Mark and Kim had decorated the place so it felt nice and Christmassy. All the facilities worked well and we didn't have any issues at all whilst we stayed at Boathouse 19. Beds were very comfortable, bathrooms nicely appointed and sitting areas spacious enough for 5 adults in comfort. We didn't once switch on the TV and didn't miss it at all. The windows replaced the TV with so much birdlife on the river, it kept us mesmerised for hours. We made great use of the board games and playing cards, which also kept us all entertained for hours. We'd certainly return to Boathouse 19 if we found ourselves in the locale again.

The best place to enjoy eton and windsor

I'm dr.hassan from saudi Arabia,me and my family had the aptornity to Stay At the boathouse , my children and my wife enjoyed their stay for many reasons , the house is very wonderful ,the place is beautiful ,the enjoyed the river Like boating, river side cycling, river side beautiful parks and gardens,shopping just few meters from the house, not to forget the variety of restaurants and the windsor castle tour just few steps from the house, though i had a rented a car to be used their but i must say that didn't need it their and i only use it when wanted to visit London...! I must say that the house is one of the best places in England , and i must say few words regarding the house , the house is a piece of art , mark and kim made all the effort to make the place to reach the level of 5 star houses To make the stay their very wonderful and comfortable and i must thank mark and kim for give us the chance to stay and enjoy their house
