Songbird Haven is known for its spectacular valley and mountain views, private walking paths and direct river access. In warm weather, meander down to wade or float in the river, mountain bike along the rural roads, hike one of the many Green Mountain trails, and stargaze the dark skies at night. Fall asleep lulled by the soothing sound of the babbling creek.
In the winter, cross country ski, snowshoe or snow mobile from your front door or drive ~ 30 minutes to ski Killington, Sugarbush, Mad River Glen or Middlebury Snow Bowl. Come back to relax by the fire with a good book while enjoying a well-deserved glass of wine/whiskey.

This was our second time Songbird Haven, and it was just as magical as the first! What a wonderful place to gather and celebrate as a family. We are already talking about our next visit.
Stayed with our (4 adults, 4 kids, 1 dog). Very comfortable, spacious, beautiful location, within 40 minutes from Sugarbush, Killington, 50 min from Glen Mill Run. Would definitely stay again. Hosts very communicative and friendly.
For the second year in a row we stayed here over Thanksgiving and had a wonderful time with family! Can't say enough great things about the property and the hosts! Highly recommend if you travel to Vermont. Everything you need in a cozy environment.
Stayed here with 6 people and a dog and we were all happy campers. My dog especially didn’t want to leave. Beautiful, well maintained property for morning walks and coffee. The house is huge with more than enough space for everyone to spread out and enjoy.
We were a group of 4 couples who enjoyed this spacious home and beautiful grounds by the river. The owners were easy to communicate with both before and during our stay.
The Rochester area has many accesses to trails and views in the Green Mountain Forest.
We just finished a five day visit to Songbird Haven for the Christmas holiday - what a wonderful time we had! The property was perfect for our family with lovely open common space, coupled with private space for individual down time. We like to cook together on vacation and the kitchen was one of the best equipped we have ever seen. When I had questions on check-in day and contacted the owners, they got back to me immediately. Many thanks to Lois and Tim for sharing their lovely property with us.
Very spacious and well-equipped. Wish we had more time to stay and relax. May come back again! Lois and Tim are gracious hosts, answered all questions and gave great information about the area. Rochester is a lovely, quaint town.
This property is just as listed! Secluded, quiet and a great place for a multi family vacation! Plenty of space, loved the two living room and two kitchen option, large table and comfy furniture! Would recommend the early birds stay in the 3rd floor bedroom as there’s limited curtains, but overall was perfect and equipped with everything you may need or have forgotten!
My husband and I stayed here with our adult children, their significant others, my mother and my son’s dog. We had the best time and everyone thought Songbird Haven was gorgeous!
The general consensus was “Why don’t the owners live here! Haha”
We walked around the beautiful property, dipped our feet in the river, played games, sat around the fire, cooked meals and ate on the deck.

Had a family Christmas at songbird and it did not disappoint! The house and property are massive with plenty of room for everyone. The house is fully equipped with everything you need. There’s detailed instructions for everything in the house. We couldn’t have enjoyed ourselves anymore then we did it was amazing. Highly recommend.
Lois and Tim were the best hosts. If we could rate 11 stars we would. The house was awesome. It was so well stocked with everything one could ever imagine. We visited Vermont for a much needed girls trip and really enjoyed the peaceful home. We walked along the White River and explored the beautiful property. Lois recommended local restaurants and sites that we found to be wonderful. We highly recommend Songbird Haven for any New England retreat. Although we never met, we consider Lois to be our new best friend.
The house easily fit three couples and two children ( 2 and 5 years old) and dogs. The house was well supplied with all you needed for cooking and grilling. The yard was very nice to walk and for the children to run around. The internet service was fast. The daytime outside temperatures were in the high 80’s and 90’s , the house fans kept the house comfortable. The access to the river required a little hill but not an issue.
I wish there were more than 5 stars to give in every category! My family and I just loved, loved this house. It was spacious, comfortable, peaceful - you name it! The location was great for a week of skiing. Easy drive to Middlebury Snow Bowl, Killington and Sugarbush. After a long day of skiing, we loved coming home and making a big dinner in the beautiful kitchen and then sitting all together around the fire and admiring the amazing timber frame surroundings. Lois was a very communicative host - check in was simple and everything was easy to navigate once inside. We cannot wait for our next trip to Rochester.
Songbird haven was heaven for us. We escaped the heat of the Philly area to discover majestic mountains and raging rapids. The river calmed down midweek after the crazy storms. We went from a calm mountain stream to raging waters but it was fun to watch. The Generator is a huge plus. The owners have thought of everything to meet your needs. The beauty of the lush green mountains and the comfort and size of the house will make your vacay wonderful. Even with some bad weather, this was one of our best vacations. A gem
We loved the river. It was
Spacious, with lots of beds, and lots of great outdoor spaces. It was 90 degrees (in VT!) on the weekend we were there, but the house stayed comfortable despite no AC. The basement bedrooms were particularly cool and comfortable. So many shared places for gathering throughout the home. I could imagine spending the holidays up there with the extended family. It is off of windy roads in the mountains, so access might be challenging in the winter, but no problems in the late spring. Easy access to Brandon (20 minutes) and Middlebury College (35 minutes). Some might find it too far away from the college, but the drive through the mountains is resetting and therapeutic. Our next child is also going to Middlebury, so we will likely book this place for his future graduation weekend.
The owners have made this home absolutely perfect for any sort of group - large families, multiple families, and people with dogs. The house was beautiful, clean, and very spacious. The beds were all comfortable and the house is stocked with nearly everything you may need. They allowed us to bring our two large dogs and they had a great time running around in the yard and exploring the river. We had campfires at night and relaxed near the river during the day. Completely peaceful and a great spot to let your dogs run free. There are places to check out if you want to leave the house. Our young adult kids left and explored while we happily stayed back with the dogs. We will be back for sure. Our kids are getting older and they are starting to bring their significant others on vacation and this house was able to give everyone space and privacy but had lots of space to gather as a family. Additionally, we have trouble finding vacation homes that allow for our two English Mastiffs to join us. We were very grateful to find a place that did.

Coming from an Island it was a bit scary booking this vacay. With the help of Tim&Lois it became so much easier to plan. From tips of what to pack, where to eat, where to get groceries to updates of weather reports! They made the experience even better :)
Getting to the house was an easy 3h drive from Boston. Ones we entered the house we were all speachless. It was way beyond our expectations. So beautiful decorated, clean and spacious. The house has everything! And I mean Everything! The only thing you have to pack are your clothes!
We loved all the details in the house and we spent a lot of time playing with the kids outside in the snow, walking to the river was a beautiful treat. We played games( all provided) and cooked almost every night together ( the house had everything we needed for our meals).
We had lots of plans to go sightseeing Vermont but ended up just staying home, it was too cozy to leave!
Everything in the house was a 10 out of 10! Everything worked good, hot water, good WIFI, very comfortable beds, spacious rooms and bathrooms, enough linnens and towels ect. Having 2 washers/dryers was very convenient too.
We are very happy we booked this property. We had great family moments and made memories( and 10000 pics) that will last for a lifetime...

We stayed at this beautiful property over the Thanksgiving holiday weekend. It couldn't have been more perfect for our family! We love the outdoors and this property was nestled between mountains and an amazing river. It was all the things we look for when traveling with a large family. There was plenty of space for everyone with their own rooms and bathrooms, a gorgeous well stocked kitchen that opens into a grand living room. We would absolutely recommend this to our friends and family and look to stay again in the future. It really set the tone for the start of our Christmas season. :)
The house and property are beautiful. Everything you could want in a home away from home. The Wi-Fi calling was great as there is limited cell service in the area over all. Everything one might need or want it near by if you have to run out for an errand. We walked the property and enjoyed the river. The stars at night were amazing. There was plenty of space for our group of 7 and our dogs were so comfortable. We will definitely be back again
We live in a small beach town on Central East Coast of Florida and we pretty much figured we had found paradise. However, after spending 5 nights 6 days at Songbird Haven I can say without a doubt that mountains trump the ocean! The scenery the house and the town of Rochester was just what we hoped it would be and more(and this was with 3 days of rain.) Everything we needed was supplied by owners. We hope to come back again! Excellent!
We had a great time at Songbird Haven! The house was perfect for our family gathering- plenty of beds, seating- indoor and outdoors, and parking. Nice grounds and right by a small river- enjoyed by the kids and dogs. It was quiet and secluded but the house was stocked with basically anything we needed. A wonderful time!
Beautiful setting, spacious and comfortable home with a full kitchen for those who love to cook. The nearby village of Rochester has a wonderful bookstore bakery and there are plenty of spots for walking and hiking right in the area.

We are empty-nesters now parenting our yellow lab Baxter. It's hard to tell who loves the Green Mountains more ... for us, it's a way to get away from our hectic jobs and get outside (one of Tim's favorite terms). For Baxter, well ... his life isn't so hectic but he loves the freedom of getting outside and having the run of 7 acres and river access!
Why they chose this property
We spent some time in Rochester for a 3-day family wedding in 2016 and fell in love with the area. Tim loved the hiking and long valley views, and Lois loved the charm of downtown Rochester (and a few of the easier hiking trails). It was a special place and time for our extended family and we felt a deep connection to the area. For Tim, it reminded him of his native Scotland. (Yes, he is wearing a kilt in the photo.) For Lois, it was a great opportunity to unplug and get off the grid!
What makes this property unique
What sold us first on Songbird Haven was the expansive post-and-beam great room. The river access and 7 acres of fields with meadow and mountain views were a bonus!
The house was comfortable and spacious and reminded us of the many two-family vacations we took (often with Lois' sister) when all of our kids were little. Hotels didn't work so well with kids (and a dog or 2) in tow, but having a comfortable home where we could spread out, cook in on occasion, and just relax with the family was the perfect formula.
We saw Songbird Haven as a place where we could share the multi-family / friend vacation tradition and build new memories!
