The Space:
The Mountain Vista offers views galore on almost 2 acres of land. This 4,400 sqft home offers 5 bedrooms, with 2 sofa sleepers (12 beds total), making it perfect for groups 8 - 12 in size. Enjoy the hot tub, large private heated pool, while viewing the stunning panorama of the Four Peaks. The lower level game room includes a ping-pong table, pool table, poker table, mini-kitchen, and walk out access to the pool. Fully renovated April 2022!

To include this with your stay, we need to collect payment at least 48 hours prior to checkin. Heating must be for your entire stay, we cannot do certain days, or part of your stay. We cannot turn the heat on after your stay has started. We have tried being flexible, and it usually ends up with a very unhappy guest because it's not heated properly (it takes some time).
In order to keep the pool serviced and maintained properly year round our staff and our pool guy come by on Tuesdays, Thursdays, and Saturdays. Pool servicing generally only takes a few minutes depending on the condition of the pool. Please do not be alarmed. It usually only takes a few minutes, and they will not be entering any part of the home.
*Additional maid service cleans are available for an additional cost during your stay. Please ask for details!

Guests will have access to the entire home and backyard.

The home is only 4 miles from downtown Fountain Hills, and only 7 miles from the Ft. McDowell casino.
Getting Around:
I also work closely with GolfTroop, a golf vacation company. They have awesome discounted rates at most of the area golf courses, as well as rental vehicles through Alamo, and even rental clubs. Just ask me for details, and I would be happy to have someone reach out!

Welcome to our majestic Mountain Vista! This home finds itself close to an array of restaurants, entertainment, and hiking trails. For food you can find anything from sushi at Oka Sushi to tacos at Maskadores Taco Shop. Entertainment includes places like the Fountain Hills theatre, Desert Dog Hummer Adventures, and We-Ko-Pa casino. Plenty of outdoor activities with the most famous being the fountain at Fountain Hills Parks and Recreation or surround yourself with the beauty of the desert environment at Fountain Hills Botanical Garden. There is plenty to check out during your stay!
There will be a house manual upon arrival that you will be expected to read. All important complex rules and expectations will be outlined in the manual.
Renter understands that an insurance policy covers the Property but that this policy insures only the Property and the tangible personal property in it owned by the owner and does not insure any personal property of the Rental Party or Renter’s licensees, invitees, or guests. Renter is advised to seek traveler’s or renter’s insurance if Renter desires to insure the Rental Party’s or other persons’ personal property during the occupancy.
Check-in is at 4:00 p.m., and checkout at 11:00 a.m. Early check-ins and late check-outs are generally not possible due to the time it takes to clean an entire home. The only way to ensure an early arrival or late departure is to purchase an extra night. Please contact me 24 hours in advance if you would like to extend your stay, and I would be happy to see if that is an option.
Failure to depart the premises before 11:00 a.m. on check-out without prior written consent will result in an additional charge of $100/hour withheld from your security deposit, plus any expenses incurred by needing to move your personal things out of the home, or from moving the incoming group of guests to a new property.
Any stay 28 nights or longer will be required to provide a credit card to keep on file. Our personal terms and conditions will also be sent separately and will need to be submitted. Feel free to ask for a copy if interested.
For any booking 28 nights or longer, any adjustment to the booking resulting in a reduction in the length of stay will incur a $500 fee, plus 10% of the difference in price.
Electricity will be charged separately ONLY FOR STAYS 28 days or longer. There is a large monthly discount applied, so in an effort to keep your price as low as possible, we ask guests to pay for the electricity separately. Everything else will be included (wifi, cable TV, tax, cleaning every 2 weeks, pool/gym access, etc.) We estimate the average electricity bill to be $300/month. It's possible it may be a bit more in the summer with heavy A/C usage, and it will most likely be quite a bit lower in the winter. Once the reservation is confirmed, we will send a request to pay a $300 electricity deposit for the reservation. This will be applied to your final electric bill. Any difference will be refunded to you, and any additional amount will be withheld from your security deposit. Checkin details will not be sent without the $300 electricity deposit paid in advance.

Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose.
The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is required to perform a background check on you and your guests prior to your stay.
Interaction with Guests:
I will be available via message center during business hours. We will provide an After Hours/Urgent phone number for issues regarding lockouts, water leaks and heater or A/C failure as no one will be on the premises.
Should you run into ANY problems upon check-in or have any questions during your stay and need to contact me outside of normal business hours, PLEASE call the After Hours/Urgent 877 phone number listed in your house manual.

Home was spacious and with multiple beds in every bedroom it offered us so many great options for sleeping arrangements. Family members hung out in several large areas including the kitchen, upstairs family room, downstairs game room, huge balcony/deck and the pool area. So much to do but the best feature of this home is the amazing view - best we have seen so far! We plan to come back!

Our family enjoyed the week between Christmas 2023 and New Year's 2024. The Vrbo home is located on a hillside with beautiful views and sunrises and located conveniently close to downtown Fountain Hills, AZ. Spacious rooms and the game room, pool, hot tub and multiple TV's were great attractions. A few of the appliances are getting old and will need replaced, which has been addressed to Vrbo management, plus a few maintenance issues need to be taken care of which was also shared with Vrbo who promised to take care of all for the next renters. Overall, our family enjoyed our stay.

Great House which allowed us to have a Great Time!
We gathered together in Fountain Hills for a ladies get-away... we all know one another from Elementary School many many years ago! There were nine of us and it was wonderful for each one of us to have our own beds. The pool area was great... very relaxing. We do recommend that you heat the pool in late October... we were glad that we did! The game area is fun, the living area very comfy and the kitchen was roomy... highly recommend if you are going to do your own cooking that you bring your own spices. Great house, great time!
