Location: This house is located between the towns of Hunter and Tannersville, much closer to Hunter and just a couple of Minutes to the mountain. Also accessible are all the areas favorites for shopping, dining, hiking and other fun activities.

Outside: The property has parking for about 4 cars, which may be a little impacted by snowbanks in the event of a large storm. There is a small flattened yard in the front of the house and some on the side of the house and in the back as well. There is also a small pond on the property. The side deck has a dining set, grill and hot tub!

First floor: The first floor of the house has the primary bedroom and a full bathroom. There is also a full kitchen, four stool bar, large living special with two sectional couches, a breakfast nook table against the windows to feel close to outside and a newly renovated dining area with a long dining table for 8. The dining room has direct access to the deck. The larger sectional has a pullout bed feature and may be used by guests.

Second floor: The second floor of the property has three bedrooms and a full bathroom. Two bedrooms have queen beds and the other has a twin bed with a twin trundle bed.

If something is damaged, please let us know right away. We value honesty and will work with you to find a fair resolution, whether the damage is minor or significant.

-Wildlife:
Our homes are often in rural areas, so you may encounter insects (bees, spiders, flies), small animals (squirrels, raccoons), and occasionally larger wildlife (deer, bears). Please be prepared for nature during your stay and remember they’re more afraid of you than you are of them.

-Power & Internet Outages:
Outages can happen in this area due to weather or other factors. Because they are out of our control, we do not provide refunds for these interruptions, but we’ll do our best to help you work around them.

-Weather:
Rain, wind, snow and extreme heat and humidity are possible depending on the season. Please plan your travel accordingly, as we cannot refund missed stays due to weather conditions preventing travel. We recommend driving a vehicle with AWD or 4WD. Please drive with caution and be prepared with regards to the ability of your vehicle to drive in the snow.

-Additional Guests & Occupancy Limits:
The listed occupancy applies to your entire stay, not just overnight guests. Any extra guests or events must be approved in writing before arrival. Unapproved gatherings or over-occupancy will result in immediate removal without a refund.

-Pools, Hot Tubs & Outdoor Amenities:
These features may be seasonal. If your booking is at the beginning or end of the season and you’re concerned, check with us to confirm availability.

-Mail & Packages:
You may have mail or packages delivered during your stay, but please ensure they arrive while you are present and are clearly addressed with your name.
