Enjoy numerous private community amenities including multiple lakes and beaches, seasonal indoor and outdoor pools, tennis courts and a clubhouse with games, pool tables, ping pong and other activities. Onsite restaurant in the clubhouse is open year round. Explore family friendly area attractions such as all season waterparks and candle, pretzel or chocolate factories. Share a meal or indulge in one of the area`s many restaurants with delicious and diverse food choices.

Disclaimer: Please provide your home address and a list of all your guests (up to 12 only, including any kids, no exceptions, community rules, strictly enforced) immediately after booking, as I need to fill out a community rental form to submit for community approval. No exceptions can be made to accommodate more than 12 guests due to the community rules limitations.

-The house and our community is intended for family friendly vacationing and living. Please keep noise pollution to a minimum.
-While the house is scrubbed clean and sanitized between each guest stay, we require guests to keep the house tidy throughout their stay. All of the cleaning supplies are provided.
-A simple application form will need to be filled out by the prospective guests no less than 2 weeks prior to their stay. Security at this gated community requires EVERY PERSON, regardless of age, visiting to be declared on the application. Undeclared guests will be denied entry.
-Smoking in the house is strictly prohibited.
-Anyone younger than 21 must be accompanied by a parent or guardian.
-No pets are allowed to stay at the house, on the porch or in the front or back yard.
-Bedding and toiletries (upto 1 week stay) are provided. If you choose to use your own bedding and notify us of it 2 weeks prior to your stay, you will receive a $50 refund.
-Only septic safe cleaning supplies are allowed for use in the house. This includes hand soap, laundry detergent, dishwasher and any other liquid cleaners. Please look on the back of the labels for a septic safe sign.
-Only single-ply toilet paper is allowed.
-Cooking oil is not permitted to be poured down the drain. Please pour it into a separate container and dispose of it with the rest of your garbage. Septic system will not handle oils.
-Do not leave dirty dishes or food on the counter. Prior to your departure wash the dishes in the sink or the dishwasher.
-Do not use pans or pots of any sort on the outdoor grill. Gas tank can be refilled in a nearby hardware store.
-Garbage can never be left outside. All garbage and recycling needs to be disposed of at the entrance of the community in a specially designated area. All garbage must be thrown out prior to your departure.
Never leave young kids alone outside near a lake. Be aware of the wild animals that occasionally stroll throughout all of he Poconos.
-Park your cars on the driveway and only in the designated areas or you risk getting a ticket.
-Owner occasionally uses a semi-attached carriage house, which has a separate entrance and amenities.
-Please conserve energy and keep the lights turned off when not in use.
-Community and road rules are strictly enforced by the local security.
-Surveillance cameras are placed in the front and back of the house for security purposes.
-Long term guests (8+ days) will have an opportunity for housekeeping services at $175 for a house cleaning (common areas, bathrooms, kitchens and hot tub maintenance) and $25 same day laundry as an option, subject to staff availability

Note that there are stairs in the front and throughout the house.

Prices for community amenities that require passes are listed on the rental application and are paid directly to the community.

Guests will need to agree to comply with the check-in instructions prior to receiving the door code for self-check-in.

Other services:
-Our groundskeeper and maintenance team occasionally do maintenance work in and around the property. This includes maintaining the grounds (e.g., cutting grass, filling in gravel, snow plowing, etc.) as well as some minor repairs (changing light bulbs, fixing furniture, cleaning gutters, etc.). If this happens to be scheduled during your stay, you will be notified well ahead of time whenever possible. The team is always extremely respectful and fully aware of our guests, always doing their best not to disturb your peace and vacation.

Fines for breaking the rules and causing community violations will be applied as follows:
***Guests NOT REPORTED on the rental form at least 3 DAYS PRIOR to
the visit- $250 per guest who shows up at the gate, this guest(s) will not be allowed in by security, and this fine will be automatically imposed***
Unauthorized pets on premises- $500 per pet
Evidence of smoking - $500
Clean up of any bodily fluids - $500
Unauthorized usage of towels/bedding - $250
Garbage removal - $50
Dishwashing- $25
Fridge cleaning of uncollected food- $25
Any missing, broken or damaged items will be assessed accordingly
Complaints by security or neighbors - $500
Additionally, any fines imposed by the community or local law enforcement as a result of breaking the rules/laws, will be passed on to the renter for reimbursement
