You’ll enjoy exclusive use of the entire rear part of the property, including 2 private, separate-building sleeping units: a Master Suite with New En Suite Bathroom and a Cozy Casita—perfect for couples, small families or friends.

Feed the Koi fish and take pics by “Norman” (Peter Pan’s Tick-Tock), our life-size fiberglass Crocodile 🐊 Pond Guardian… and don’t miss Hook’s hook!

In the back of the land, about 100 ft from the Master Suite and through the cape honeysuckle, you’ll find a tucked-away dining area & brick fire pit with oversized wood bench for stargazing and roasting marshmallows.

This is a partial home rental that includes the entire rear portion of the property.
The front house has residents.
YOUR SPACE is private, not shared. Master Suite has 1 shared wall, low/seldom noise.
You may see people when passing through front yard.
Guests are not allowed to enter restricted or tenants areas.

✦ MAXIMUM STAY: 6 Nights.
Do not book without contacting host first. No mail services available.

Neighborhood noises are typical; 1 busy street behind property, no access in/out (separated by Brea Creek). The only entrance is east side in front of property. Privacy fences all around.

- PETS & CHILDREN are not advised to stay or visit & MUST BE SUPERVISED at ALL TIMES with No Exceptions, due to unfenced ponds.

DO NOT ENTER OR LOITER NEAR NEIGHBORS or TENANTS PROPERTY.
Please respect our tenant & neighbors privacy.
WAIT for transportation & deliveries in lodging area, behind entry gate.
MEET DELIVERIES outside; do not allow delivery behind gate.
Try to avoid deliveries to home’s front door.

- QUIET HOURS: 10 PM – 8 AM.
- NO USE of hot tub or fire pits after MIDNIGHT.
- NO SMOKING. Smoking is NOT permitted on property, including front of property.
- Booking guest fined a minimum $250 remediation fee for any guest smoking on property.
- NO smoking or vaping allowed in rooms or anywhere on property.

ALCOHOL RULES
NO Unauthorized parties, events or guests.
No alcohol indoors.
All guests/events MUST be host-approved PRIOR to check-in. *Event & guest fees.
Booking guest must notify host of every guests’ age prior to arrival.
Underage drinking strictly prohibited. Hosts may check all guests ID’s for legal ages.
Responsible alcohol consumption only.
No excessive alcohol consumption.
No rowdy, reckless or belligerent behavior.
Hosts will stop services to guest(s)/visitor(s) that violate rules or exhibit these behaviors.
Violating guest(s)/visitor(s) will be told to vacate premises immediately, & booking guest fined a minimum $250 remediation fee.
Violator(s) may be charged with trespassing & removed by law enforcement.

THE PROPERTY HAS 7 EXTERIOR CAMERAS operating 24/7 for security & to ensure rules are followed.

BOOKING GUEST IS REQUIRED TO NOTIFY HOST & RECEIVE HOSTS APPROVAL PRIOR TO check-in FOR ANY & ALL GUESTS and/or VISITORS that will be on the property.
A visitor is anyone who is known by Booking Guest or their party and that is on the property for any amount of time or task, even to drop off luggage. Violation will cause Booking Guest to be fined a minimum $250 remediation fee, or $50 per person fee, whichever is more.
Events may ONLY be allowed with PRIOR host approval & PAID event fees.

By booking, guests acknowledge the inherent risks associated with water features and agree to assume full responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of the property’s liability waiver.
LIABILITY WAIVER:
You, the Guest, understand that staying at this property with unfenced ponds and unpaved walkways is at yours and your guests own risk and that physical risks may be involved being near or around these bodies of water. You accept full responsibility for any bodily injury arising from tripping or falling or otherwise injuring yourself on the property and agree to hold owner harmless. You understand the potential dangers on the property that may be present to children and pets if not carefully supervised, as well as the danger to any person, including but not limited to persons with health risks or disabilities, or persons injured while intoxicated, reckless, or using any kind of drugs or medication. You agree to be fully and solely responsible for any accidents you or your guests may incur during your stay on the property. You understand the risks discussed above and agree to assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising during use of this property. All Guests in your party acknowledge and agree that they have read and understand this waiver and acknowledge that booking constitutes a binding and enforceable contract between Guest(s) and Host(s).
