About the host
Hosted by Samantha Flanagan
We live here in Knoxville, and this little place started out as my husband’s man cave. It was his go-to spot — simple, comfortable, and full of character. Over time, we realized it had the potential to be something more than just his retreat, so we decided to clean it up, renovate it, and share it with guests.
The space itself is older, and we’re upfront about that. It dates back to the mid-1900s, but we’ve put a lot of care into making it cozy, clean, and comfortable. We wanted it to feel like a place you can relax — not fancy, just welcoming and easy to settle into.
We live in the main house on the property, so we’re nearby if you need anything, but we also respect your privacy. The yard is shared, and we’ve got a simple system to let everyone know when we’re out there. It works well and keeps things relaxed for everyone.
We’re pet lovers, so we’re happy to welcome well-behaved pets too. We know how hard it can be to travel when your furry family members can’t come along.
Hosting has been a really rewarding experience for us. We’ve met people from all over, and we genuinely enjoy making sure our guests feel comfortable and taken care of while they’re here. Whether you’re passing through Knoxville or staying a while, we hope our little man cave feels like a home away from home.

Why they chose this property

🏡 What Fountain City Is Like
Fountain City is a well-established, historic neighborhood in the northern part of Knoxville, about 6–7 miles north of downtown. It started as a separate community and was the largest unincorporated town in the U.S. before joining Knoxville in 1962 — and that independent, small-town feel still lingers today.
You’ll find a mix of residential vibes — from older Craftsman homes and cozy bungalows to mid-century houses and some newer builds — giving the area a comfortable, lived-in feel.
⸻
🌳 Green Spaces & Outdoor Spots
One of the neighborhood’s highlights is Fountain City Park and the Duck Pond (Fountain City Lake) — a peaceful place where people walk, picnic, and watch ducks on the water. There are also greenways, playgrounds, and trails that make it easy to enjoy nature without going far from home.
⸻
🍔 Local Flavor & Community
The “main street” feel centers around Broadway (US-441), where you’ll find local eateries, markets, and longtime favorites like Litton’s Market & Restaurant and classic diners. These places tend to draw locals who love homey food and community hangouts.
People who live here often mention the strong sense of neighborhood, with community events, local parks, and familiar faces around town.
⸻
🚗 Easy Access & Location
Fountain City feels suburban but remains well connected:
• A quick drive into downtown Knoxville
• Easy access to I-640 and I-75
• Convenient for commuting to UT Knoxville or other parts of the city
It’s a place where you can enjoy quiet residential streets and also have plenty of amenities and services close by.
⸻
🧡 The Vibe
Overall, Fountain City feels like a friendly, established neighborhood — not rushed, with trees and community at its heart. It’s not flashy or trendy in the downtown sense, but it’s known for being welcoming, walkable in spots, and full of local character.
What makes this property unique

What makes the Cozy Man Cave special is that it isn’t a cookie-cutter rental. It started out as a real man cave, not a flipped investment property, and it still carries that relaxed, lived-in charm.
It’s a standalone guest house, so you’re not sharing walls with anyone, but it’s still tucked into a quiet residential neighborhood in Fountain City. You get the privacy of your own space with the comfort of knowing the hosts are nearby if you need them.
The home is mid-century in origin, and instead of trying to erase that, it leans into it. The layout is simple and functional, the vibe is cozy, and everything is set up for actual living — comfortable beds, strong Wi-Fi, streaming TV, and space to unwind after a long day.
Another thing guests appreciate is the pet-friendly setup. The fenced yard and laid-back atmosphere make it easy to travel with dogs, which isn’t always the case with short-term rentals.
Finally, the location adds to its appeal. You’re close to downtown Knoxville, UT, and major highways, but the neighborhood itself is quiet, green, and local. It feels more like staying at a friend’s place than staying in a rental.
In short, the Cozy Man Cave is unique because it’s authentic, comfortable, and personal — a place designed to be enjoyed, not just photographed.
