Ensuite Bedroom 1 (sleeps 2) - The primary bedroom has a king size bed. Option to join the outdoor fun with a sliding door to access the pool or keep your privacy with black out curtains. The private bathroom has double sinks with a large walk in shower.

Bedroom 2 (sleeps 2) - This sweet bedroom is equipped with a king bed and a large window that overlooks the backyard. A full bathroom with double sinks and a shower/tub combo is located just outside the bedroom. The bathroom has direct access to the pool.

Bedroom 3 (sleeps 2) - The green room holds a queen bed, and shares the bathroom with Bedroom 2.

Bedroom 4 (sleeps 8) - This fun and spacious bunk room comes equipped with a pair of full over full bunk beds, shuffle board, and access to the backyard. Perfect for the kids!

Bedroom 5 (sleeps 2) - The private bedroom has a king size bed and a large window that looks out the front yard. A dedicated full bathroom is located just outside the bedroom with a spa tub/shower combo.

SMOKING/ VAPING: This is a smoke-free home, including the outside area surrounding the property. Smoking of any substance and vaping is STRICTLY PROHIBITED in the house. This includes e-cigarettes. Vaping is allowed in the back yard with the door closed.


MUSIC & NOISE: Parties/Events are not allowed. No rowdy or loud music at any time.


QUIET HOURS: You are vacationing in a residential area and quiet hours are from 10:00pm to 7:00am.


USE OF PROPERTY: Keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved.


POOL/HOT TUB: No glass product whatsoever in or around the pool or hot tub. Our pool is serviced weekly. We make every attempt to keep the pool as clean as possible, but it is not unusual to find unexpected debris or some mineral stains in the pool because it’s located outdoor. For the hot tub, ensure the hot tub cover is on when the hot tub is not in use to maintain temperature and cleanliness. No refund, discount, credit, and/or rate adjustments can be given for circumstances beyond our control. GUEST ACKNOWLEDGES THAT POOLS ARE INHERENTLY DANGEROUS, AND GUEST HEREBY ACCEPTS ALL RISK OF PERSONAL INJURY OR DEATH FROM THE USE OF THE POOL/ HOT TUB AND SHALL HOLD PROPERTY OWNERS HARMLESS FROM ANY SUCH INJURY OR DEATH.

POOL HEAT: Pool heat is available upon request for an additional $50 fee/night. Please request heat at least 48 hours before arrival (it takes about 24 hours to reach the desired temperature). Pool temperature is set to approximately 86°F. During periods of unusually cold weather, the pool may not reach or maintain the desired temperature. Payment adjustments will be made once the reservation has been made.

AIR CONDITIONING: Keep all sliders, doors, and windows closed when the air conditioning system is on. Feel free to adjust the thermostat from 68-78 degrees. Do not adjust below 68 degrees as AC coil will freeze up.


CANDLES: Use of candles are prohibited due to fire safety hazards.


GAS GRILL: Grill and tank are provided, please refill propane at local Publix or CVS as needed. Please empty grease drip tray, turn off the gas valve securely after each use. Save your receipt - we’ll gladly reimburse you for the refill/exchange. Just upload a photo of the receipt in the message thread.


FIRE PIT: Because we are in a high fire-risk area, the fire pit may be used only under these conditions:
• Wood only. No trash, paper, or accelerants.
• Do NOT use during wind, dryness, or any fire advisories.
• Never leave the fire unattended—an adult must be present at all times.
• Keep flames low and controlled.
• Extinguish completely with water until ashes are fully cold.
• Children must be supervised at all times.
• Guests are responsible for any fire, smoke, or property damage caused by improper use.
If you’re unsure whether it’s safe to burn, do not use the firepit.
