✔ This home features 5 bedrooms and 3.5 bathrooms, comfortably accommodating groups of all sizes. Bedroom 1 includes a king bed with ensuite bathroom. Bedrooms 2 and 3 also offer king beds. Bedroom 4 has a double bed. Bedroom 5 is equipped with both a trundle bed and a bunk bed. The bathrooms are thoughtfully designed and stocked to ensure guest comfort.

✔ Travel Insurance: We encourage guests to purchase travel insurance, as our cancellation policy is strictly enforced and we cannot offer refunds beyond its terms.
✔ Weather Policy: Be sure to check the weather forecast before your stay. We do not issue refunds for weather-related disruptions, as they are beyond our control.
✔ Check-In & Check-Out Extensions: Early check-in and late check-out are available for $25 per additional hour and must be requested ahead of time. Approval is subject to availability.
✔ Pets: No pets are allowed.
✔ We are available for both Short-Term Stays.

**GUEST GUIDELINES**
✔ Check-in after 4 PM; checkout by 11 AM unless otherwise arranged.
✔ Maximum 5 cars in the driveway
✔ Primary guest must be 25+ and present for the duration of the stay. Only registered guests are permitted on the property.
✔ Noise monitors (Minut) are active upstairs and downstairs.
✔ Quiet hours: 10 PM–7 AM. The Minut noise monitor will issue up to 3 automated warnings for violations. Repeated or severe disturbances may result in termination without refund.
✔ No parties, events, or unapproved visitors. Violations incur a $1,500 fee.
✔ No smoking, vaping, or drug use on the premises. Violations incur a $500 fee plus any cleaning costs.
✔ In-home parcel deliveries accepted with prior approval. Guests are responsible for all personal items and unattended deliveries; we are not liable for loss, theft, or damage.
✔ Guests are liable for any damage or missing items.
✔ Use outdoor amenities at your own risk.
✔ No commercial use or subletting without approval.
✔ Replacement fees will be charged for any lost keys, remotes, or gate openers.
✔ Do not move or remove furniture, décor, appliances, electronics, or amenities (e.g., hot tub, board games, etc.). Any damages, especially those caused by misuse or failure to follow instructions, will result in additional charges. Guests/Tenants are responsible for the full cost of repair or replacement of each damaged item, plus a 10% service fee applied to the invoice.
✔ The use of any items, food, or beverages that could clog, contaminate, or impact the cleanliness and proper operation of the pool or hot tubs (e.g., balloons, unauthorized toys, or trash) is strictly prohibited, if applicable. A violation fee of $500 will be assessed.
✔ Report any issues within 24 hours of arrival.
✔ Unauthorized early check-in/late checkout incurs a fee equal to the peak nightly rate.
✔ Cancellations and refunds follow platform policies.
✔ We recommend travel insurance. Refunds aren’t guaranteed during outages or severe weather.
✔ In alignment with the Department of Environmental Conservation’s efforts to prevent pollution and wildfires, any fire created outside of a designated fire pit by guests or tenants is strictly prohibited and subject to a $5,000 fine.
