We keep our operation intentionally small to ensure a quiet, well-cared-for space where everyone—from grandparents to young children—can feel comfortable. **The space**
**II. A space thoughtfully designed for your stay**

As you enter Sam Villa, you are welcomed by a private garage with space for one car and multiple motorbikes, alongside a 4m x 12m swimming pool with crystal-clear water, cleaned daily. The pool uses a salt electrolysis system instead of chemicals, making it gentle and safe for children, as well as for your eyes, hair, and skin. The depth gradually ranges from 1.1m to 1.8m, suitable for both kids and adults, and is equipped with sun loungers and floating toys for the whole family.

Stepping inside, the ground floor opens into a spacious 150m² living room and kitchen area, fully equipped with everything you need—from a refrigerator, induction stove, microwave, kettle, to a full set of kitchenware for groups of 15+ guests. A large dining table comfortably seats over 10 people, with baby chairs available. The living area features a wide, comfortable sofa, a 75-inch TV, a JBL party speaker, and a piano facing the koi pond—creating a warm and relaxing space for gathering.

A small indoor play area with toys (slide, ball pit, ride-on car) allows children to play freely. Children can also enjoy the pool, watch koi fish swimming, and love feeding them every morning—simple moments that often become their favorite part of the stay. Right next to the koi pond, a tea & coffee corner offers a peaceful spot to relax and enjoy your morning. A shared bathroom is also located on this floor.

Suite 1 (ground floor, 30m²) features a King bed, ensuite bathroom, and a peaceful koi pond view. With no stairs required, it is ideal for elderly guests or families with young children.

The second floor includes two rooms:
– Master Suite (70m²) with two King beds, a bathtub, sauna, a large balcony, and a 75-inch TV—perfect for a small family to relax in comfort.
– Suite 2 (30m²) with a King bed and ensuite bathroom, along with a vanity table, wardrobe, and a comfortable lounge chair. A shared hallway provides extra towels and ironing facilities, all available free of charge.

The third floor offers two additional suites:
– Suite 301 (30m²) with a King bed, wardrobe, vanity, lounge chair, and ensuite bathroom.
– Suite 302 (30m²) with a King bed, ensuite bathroom, and a private entertainment setup featuring a 250-inch projector with Google TV (YouTube, Netflix, and more), plus a washing machine and dryer for family use.

All rooms come with spacious, airy balconies, bringing in natural light and fresh air throughout the villa.

We understand that cleanliness is essential—especially for families with children. At Sam Villa, we use a simple but effective color-coded cleaning system to ensure everything is always hygienic and never mixed:

Green cloths: drinking glasses and glassware
Grey cloths: bathroom and toilet sanitation
Orange cloths: kitchen counters and appliances
Brown cloths: cookware and dining utensils

It may seem like a small detail, but it reflects how much we care about your stay.

The maximum capacity is 12 adults and 4 children under 12 years old.

**Quiet Hours & Neighborhood**
Sam Villa Riverside is located in a peaceful residential area. We kindly ask guests to keep noise at a respectful level, especially after 10:00 PM, to maintain harmony with the surrounding community.

**Pets Policy**
At this time, Sam Villa Riverside is not suitable for hosting pets.
To maintain cleanliness, protect furnishings, and ensure comfort for all guests — especially families with young children — dogs, cats, and other animals are not permitted inside the villa.

**Check-in Requirements**
In accordance with local regulations, all guests are required to present a valid passport or government-issued ID upon check-in.
