So please don’t keep the windows open for an extended period of time if you don’t want bugs getting in. Before you stay please take a moment to read to all house rules carefully to ensure your stay with us is as comfortable as possible.

1. Occupancy: Declare the number of occupants at booking or when new occupants enter. No extra guests allowed without permission. Guest is responsible for all occupants. Unaccounted guests will incur a $25 charge. NOTE: Extra guest fee of $25 applies after the first 6 guests. $250 FINE if not adhered to.

2. Objectionable Guests: Landlord reserves the right to request removal of guests deemed objectionable to neighbors or property. Failure to vacate results in cancellation without refund and liability for damages.

3. Hold Harmless: Homeowners are not responsible for accidents, injuries, illnesses, or loss of belongings on the premises. Guests assume all risks arising from the use of the premises.

4. Weather/Natural Disasters: No refunds for unfavorable weather, storms, earthquakes, or wildfires.

5. Parking: Park inside the gated parking lot.

6. Surveillance: Outdoor security cameras are present. Tampering with cameras leads to cancellation, forfeiture of deposit, and removal without refund. $1000 FINE

7. Rules: Abide by Rental Rules during your stay. Non-compliance results in cancellation, eviction, and deposit forfeiture.

8. House Rules: Maintain property and furnishings in good order. Because of the beautiful hardwood flooring, we ask that you do not wear shoes throughout the house. $250 FINE

9. Noise: Observe quiet hours from 10:00 PM to 7:00 AM to avoid disturbing neighbors. There is a noise level city ordinance, and we can not have any complaints. Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. If neighbors repeatedly complain $250 FINE

10. Smoking: Smoking of any type & e-cigarette`s is prohibited on the property, including the home, rooftop and garage. Fine of $900, plus the cost to clean, deodorize, and repair damages.

11. Parties: Airbnb prohibits parties. Large gatherings are allowed, provided occupancy rules are followed and discussed with the host prior. If not given permission - $500 FINE

12. Intended Use: Use appliances for their intended purposes only.

13. Damages: Charges apply for broken, stolen, or damaged property at the repair/replacement cost plus 20% service fee.

14. Housekeeping: No daily housekeeping. Do not remove linens, towels, or provided supplies from the unit.

15. Outlets and Plugs: Do not disconnect cables from outlets, especially LED lights. Reconnect cables before departure in emergencies.

16. Early/Late Check-Out: Available upon request for a $50 fee. Ensure on-time checkout. Late checkouts incur a $100 fee for the first hour and a full day`s charge thereafter. If no prior approval - $250 FINE

17. Pets: 1 Pet is allowed. $55 pet fee applies to help provide our cleaners extra time and care after our furry friends leave.

18. Lost FOB $150, Lost spare door key $100

19. Cleaning: When Checking Out, please leave cleaned dishes in the original place you found them. Dispose of waste in appropriate bins. Lock doors and turn off lights (excluding LEDs) upon departure. Non-compliance may result in extra cleaning fees. NOTE- Please no silly string or confetti as it leaves a terrible mess and will incur an additional $100 cleaning charge.

20. Parties: Not allowed per Airbnb policy. Large group gatherings/events are permitted if occupancy is transparent. Hosting a party causing extra cleaning or neighbor disturbances will result in cancellation, eviction, and deposit forfeiture and $500 fine. No groups of over 5 people on the rooftop.

21. Garbage: For stay`s under 2 days incurs a bag penalty of $10/bag.

22. NO PACKAGES allowed to be delivered. Any items that go to the front desk you may consider as lost and undeliverable. We do not claim responsibility to any missing packages. Please do not go to the front desk and request your package, if so the building will notify and a fine of $50 will be placed.

23. Please do not leave any shared city bikes or ride on scooters left on the premise. The building will issue a fine which will need repayment.
