The Space:

This spacious home is designed for comfort, connection, and easy entertaining. With five bedrooms, three full bathrooms plus a half bath, there’s plenty of room for everyone to relax. Inside, enjoy a warm and inviting living space, a fully equipped kitchen, and open areas perfect for gathering after a day of exploring.



Entertainment continues both indoors and out. The game room with a pool table and ping-pong table in the garage offers fun for all ages, while the outdoor patios create the perfect setting for morning coffee or evening cocktails. Fire up the barbecue grill, unwind by the fire pit, or soak in the heated outdoor pool and hot tub with friends and family.



For added convenience, the home includes a washer and dryer and free driveway parking for up to two vehicles. Guests have access to all areas of the home, with the exception of one to two owner closets and garage parking, and can also enjoy a spacious front yard that adds room to relax during your stay.

The Neighborhood:

Travis Heights is characterful neighborhood in south central Austin. It sits on the southern shore of Lady Bird Lake, with the St. Edwards neighborhood located directly to the south. Travis Heights developed in the late 19th and early 20th centuries as Austin's first planned urban community south of the Colorado River. It may be just outside the city center, but the neighborhood has a plethora of buzzy restaurants and trendy bars to experience. You’ll find the best collection along South Congress Avenue, but there are plenty of popular spots within walking or biking distance.

To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [ 17 ]

- Primary guest must be at least 21 years old and present for the entirety of the stay.

- Parties or events are NOT allowed.

- Maximum of 2 pets are allowed (max 50 lbs each) for an additional fee of $100 per pet. Please clean up after your pet/s. Pets are not permitted in the pool or hot tub area.

- Smoking is NOT allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Quiet hours are from 10 PM - 7 AM.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Garage is not available for guests vehicles. Parking will be in the driveway for 2 vehicles.

- Fireworks are not allowed.

- Please do not bring any grills or outdoor fire hazards at property. Fees may apply for damages.

- For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.

- Please feel free to take out the trash and place in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.

- The City of Austin waste collection is on Tuesdays for this property.

- If any furniture is moved, please place it back in the original space where it was found.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- There are exterior cameras at the property for security purposes only. Please do not tamper with them.

- Additional charges (including shipping fees) may apply if personal items are left behind.



Pool and Hot Tub Rules:

- The pool can be heated for an additional fee of $100 per day.

- Please reach out to us if you need want to use the hot tub.

- Please do not tamper with the pool equipment. Fees may apply.

- Outdoor pool and hot tub should be used at your own risk. There is no lifeguard on duty.

- Children under 16 should be supervised at all times.

- No diving.

- No food or trash is allowed around the pool and hot tub area. Fees may apply.

- No glass items in the pool and hot tub area. Fees may apply.

- No foaming additives, bath balms, or any foreign chemicals should be added to the pool and hot tub area.

- Please turn outside lights off each night when finished using the pool and hot tub area.

- Please keep the gates closed at all times for water safety.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.

- Pool service is once a week every Tuesday.



HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
