✓ STRICTLY NO PARTIES, NO EVENTS, NO SMOKING/WEED/DRUGS
✓ Please leave everything as it was upon arrival. Do not move furniture to prevent
property damage, which may lead to possible charges.
- You will NOT share any amenities in the house with anyone. The entire place will be reserved for you.
- You will receive your unique entry code 24 hours before your check-in date and time along with guest manual link (copy & paste the link in a browser, if it is not clickable)
- Guest manual has important information about your stay such as parking, check in information, wi-fi, house rules, etc.
We are just a message away for anything guests need during their stay.

By booking, you agree to all the following house rules on the listing:
Check-In Time: 4 PM
Check-Out Time: 11 AM
1) NO smoking in the home, violating this rule will result in a $500 fee to de-smoke the house.
2) Unless authorized in advance, check-in is anytime after 4 pm, and check-out is 11 am.
**Early Check-ins & Late Check-outs**:
If you`d like an early check-in at 3:00 pm and/or late check-out at noon, please let us know 24hrs in advance and send us $40 via booking platform so that we can authorize this for you.
Note: Early check-in and Late check-out are subject to availability.
3) We allow pets on a case-by-case basis. If you are bringing a pet, please let us know in advance. The extra cleaning fee per pet is: 1-6 nights: $125; 7-29 nights: $225; 30+ nights: $325.
- Guest to get own dog bed & bowls. Any pet feces outside should be picked up immediately and disposed of responsibly.
- Strictly no pets on any furniture
- Guests agree to pay for any damage (to furniture/wood/wall etc.) by their pets.
4) No food or drinks in the bedrooms. Any stained beddings will be charged at retail costs through the booking portal as part of our process.
5) Any parties or excessive noise causing neighbours to complain will result in us asking you to leave without a refund for your stay—no more than the number of guests mentioned in the reservation (max occupancy 5 people) should be at the property at any time.
6) Quiet Hours: 10 PM-8 AM
7) The cleaning that you pay for is to clean the home prior to your stay. On check out, if the space is excessively dirty, stained linens/towels, etc. you may be charged an additional cleaning fee - the price depends on how long it takes to clean up after you.
We don`t expect you to scrub the home but pick up your trash and put everything where you found it!
8) No shoes in the home. Please take them off at the front.
9) Any missing or damaged items will be charged retail costs through the booking portal as part of our process.
10) Any unauthorized guests will be charged an extra $100/guest/night.
11) Do not wash hair down the drain.
12) Any cleaning issues or matters must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.
13) Respectful and friendly vocabulary is required by both parties. Your reservation will be cancelled with no refund if you use profanity or threaten any of our staff.
14) By booking you agree not to hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas.
*We provide the basic supplies you need as you book our place (e.g. hand soap, toilet paper, coffee, etc.) but further supplies once initial reserve is consumed (especially for long-stay bookings), guests need to be purchase on your own.
*For stays longer than 10 days, it may be necessary for us to conduct a routine inspection of the unit, which typically takes 30-45 minutes. We will provide 24 hours notice prior to the inspection, except in cases of emergency when maintenance team
need to access the unit, in which case a shorter notice may be provided regardless of
the length of stay.
