Wake up, gear up, and be on the slopes in minutes... then return to your private 4 acre retreat to relax by the fireplace. The bright, open floor plan features all new flooring, paint, windows, and siding, plus a fully stocked modern kitchen for easy breakfasts before first chair and cozy dinners after a full day on the mountain. Enjoy the convenience of a dedicated laundry room with washer and dryer, and start your mornings at the coffee bar complete with a traditional coffee maker, Nespresso machine, and milk frother. Sleeping up to 10 (max 8 adults) with a king suite (with smart TV), two queen bedrooms, and a bunk room with two bunk beds (4 twin beds, no adults to sleep on top bunks), there’s space for the whole crew. Dedicated space for unloading ski/snow gear, a 75 inch Roku TV in the living room, off-street parking for 3–4 cars, and a peaceful setting make this the ideal spot to enjoy the slopes and unwind comfortably.

Important information you need to know... - If something is missing, broken, or you need help in any way, please message the Host so that they can address the problem for you ASAP. - No smoking. - Please Note: Child-friendly does not mean the area is child-proof. It is the responsibility of the guardian/parent to monitor their children's actions at all times. - No events, parties, or large gatherings. - The property is on 4+ acres but there are neighbors you can see. - This property requires stairs to access. - Do not rinse any food or grease down the kitchen (any) sink drain. - The septic system would appreciate it if you do not flush any trash, paper towels, "flushable" wipes, baby wipes, feminine products, condoms, diapers, or anything that is not toilet paper down the toilet. - Three of the bedrooms do not have closets, they have hooks, sorry for the inconvenience. - During ski season the road out front can be busy, please be mindful and aware when turning or backing out into the road. - Please lock the doors on your way out. - Damage Protection: This option is turned on and is optional for your booking. Our guests have been amazing and we've never had any problems with damage. If you select "no" for Damage protection...that also means, that by booking with us you are agreeing to pay for any damages we find when you leave; this will occur as an additional charge. And, yes, we would message you immediately if we find something amiss. Again, just an FYI; we don't expect any issues! - Please do not rearrange the furniture. - The parking area is stone and the paver path to the home can be muddy at times depending on the weather. We have rugs outside and inside the front door for your use. No shoes inside the house. Please be mindful of the flooring ~ bring slippers :) - Water: Rural mountain homes are different than a home in the city. Most homes in the area get their water from a well which means the pressure isn't as high as city water. Our well water has proven wonderful and we have a UV water filtration system... we drink from the tap! ~ All appliances are brand new - for some reason the dishwasher doesn't fully dry the dishes, we set the dishes out to dry for a little or dry by hand. ~ Our home is in a rural area, there can be bugs/pests sometimes; main culprit being ladybugs. We treat for them and do what we can but...if you are a Phish fan we will quote "Welcome this is our "Mountain-house", we have "ladybugs", alas... and this time of year is bad. We are so very sorry, there is little we can do, but swat them." -We have 3 permitted Audio/Visual camera locations In the exterior of the house These cameras are for everyone's safety and are only viewed in extreme circumstances- Your Privacy Is Respected. Camera Locations: Rear corner facing the parking area side of the property. Rear corner facing the fruit tree side of the property. Front doorbell camera. No Cameras Otherwise.

~ Occupancy Limits The maximum number of occupants permitted to stay in the dwelling is 10 ~ meaning six (6) adults and four (4) children...OR ~ eight (8) adults and two (2) kids. No adults are permitted to sleep on the top bunk beds. Overnight occupancy shall be limited to no more than two (2) adults per bedroom.
~Noise & Conduct Neither Short Term Rental occupants nor guests shall engage in disorderly conduct or disturb the peace and quiet of any nearby neighborhood or person by loud, unusual, or excessive noise; by tumultuous or offensive conduct; public indecency; threatening, quarreling, challenging to fight, or fighting; or creating a dangerous or physically offensive condition. Occupants or guests may not create unreasonable noise or disturbances, engage in disorderly conduct, or otherwise violate any Warrington Township Ordinances or state law pertaining to noise or disorderly conduct. An occupant or guest may be cited and/or fined for creating a disturbance or violating Warrington Township Ordinances, including parking and occupancy limits.
~Parking All occupants and/or guests must park only in the available improved parking areas on the property. Parking is not permitted in or along any private, community, or public street right-of-way.
~ Trash & Recycling Trash pick-up day is Tuesday morning. If you are staying at the home on this day: • Please place containers along the road Monday evening for early Tuesday morning pickup. • Trash, recycling, and refuse shall not be left or stored on the exterior of the property.
~ Prohibited Activities • Fireworks and floating lanterns are prohibited. • Any and ALL Illegal Substances and Illegal Activities • Subleasing all or a portion of the Short-Term Rental is prohibited. • Overnight occupancy of recreational vehicles, campers, trailers, or tents on the property is not permitted. • Outdoor overnight sleeping is prohibited. ~ A Short Term Rental is the sole and only use permitted per parcel of land and shall not be combined with any other use other than a single-family dwelling.

Failure to complete these may result in a negative review from the host.
Kids must be accompanied by an adult at all times.
Please be careful pulling out of the parking area - it is a busy road (during the winter months).
Please use the stairway handrails and "baby gate" when necessary.
