You’ve found the perfect Mexico Beach getaway with this charming, fully updated home directly across the street from the sparkling sand. You’ll love the unobstructed ocean view, private yard, firepit, and quiet location, with your most pressing concern each day being what time to schedule your afternoon nap.



Inside the home, you’ll find a refreshed, open living space with beachy blue pops of color and coastal decor throughout. Start the day with coffee at the window-front table in your sunroom or hop on the elliptical for a quick pre-beach workout. When you get hungry, step through the double set of patio doors to the open, updated kitchen, with a charming stone backsplash and a full suite of stainless steel appliances. Between the dining table, barstools, and table in the sunroom there’s plenty of room at mealtime. Now - the beach. Grab a towel and walk right out your front door to the sand, easily returning in mid-day for that scheduled nap. Rinse off the sand in the outdoor shower and end the night with a little TV or post the day’s pics to social media with the free high-speed WiFi. Even better, gather around the firepit out front to plan tomorrow’s schedule - nap included.

Although we had to cut our stay short due to Hurricane Helene, the 2 days we had were wonderful. Great location, clean and peaceful. The only (minor) complaint is the toaster did not work unless you held down the button. Will definitely come back!

Perfect for our small group

This duplex unit had about everything we needed at a good location. There was no medium sized sauce pan which would have been helpful. We managed though with what was there. There are things there that are not listed in the description, including a gas grill, which was nice. There was a glitch with one of the TV's but it apparently just needed reseting. All in all we were very pleased with our stay here.

Good property but a couple of issues

Property is nice, clean, and quiet. However, there were a couple of disappointing things bc of the listing being a bit misleading. The first being that it has "cable" TV. Very technically I suppose that's true as the channels come from the cable company but you only get like 6 local channels. There's no espn, discovery, nickelodeon, etc that anyone would expect even basic cable to have. On top of that the cable box in the master bedroom doesn't work and the 2nd bedroom doesn't have a TV so you're limited to a few channels in the living room for TV watching. The other issue is that the master bathroom only has a bathtub, no shower. The only shower is in the hall bath. I don't think I have ever seen a master bath that doesn't have a shower. I could see it being a big deal if you had 4 or 5 people staying there and you expected to have 2 showers and then find out everybody is sharing one. Another minor issue is that the key gets stuck in the lock and we were afraid it was going to break so we had to just use the code which was inconvenient.

Very simple but pretty, homey, and extremely clean basic duplex and so convenient to walk across the street to the beach! I’ve been to Mexico Beach many times, and this is definitely the best place I’ve stayed. I loved the simplicity of the decor, the view of the ocean across the street, the short walking distance to the public access beach walkway, the amenities (linens, kitchen dishes/utensils, closet of good books [I was an English teacher, and I approve of the selections! I left my beach read there to add to the collection - The Return of the Dancing Master by Henning Mankell, highly recommend!], the beach chairs in the bin under the carport, the wash-off shower outside, the front porch Adirondack chairs, the Keurig coffee maker, the rain shower, the basic tv, the excellent air conditioning). Very conveniently located almost right on the county line (where the big stop-for-a-tourist-photo chair is) between PSJ and MB. I’d love to come back in the late fall/winter and make use of the fire pit/be a snow bird. Regardless, I will definitely be back next year if at all possible! I had a great stay here! My only complaint - and it is very, very slight! - was that the a/c fan unit in the ceiling of the hallway rattled a lot, but I kept the bedroom door closed, turned on my fan, and didn’t notice it when I did that. One other thing - it DOES have a very nice shower even tho it’s not picture in the listing. Thanks for the memories! I will be back!
