◆ Property House and Security Rules◆
Maximum Occupancy: 18 (10 Adults). Exceeding the maximum occupancy results in additional charges and/or eviction without refund.
Must be 25 to rent and person booking must be present at the property during the entirety of the stay.
A $500 security deposit will be temporarily held on your card during your stay and automatically released two days after your departure, provided there are no damages or missing items. We understand accidents happen, and this is simply a standard precaution.
The deposit will be processed through an Airbnb-approved, software-integrated third-party service property management software, via a secure email link. This same system will also be used for communication outside of the Airbnb platform, including email and messaging.
*If your reservation is made more than 2 days before check-in, the system will place a “test hold" to verify the payment method. This initial "test hold" will be released after 2 days of verification, and the “actual security hold” will be applied again 2 days before your arrival, as scheduled, for the duration of your stay.
You will be required to sign and abide by a rental agreement.
For the safety of our guests, we have installed exterior cameras, attached to the corners of the house, just under the eaves. Please do not unplug any of these cameras.
They are 24/7 motion-activated and record video and sound. One points to the driveway and garage, one points to the front door, one to the firepit area, and one to the grill.
We do not permit the following at any time: No Smoking or Vaping of any kind, No Fireworks Permitted, No Parties*!
*We understand that this cabin is the perfect place to celebrate a birthday or family event; however, we need to be informed in advance if you plan to have any celebratory events at our property. Failure to notify and get permission can result in eviction during your stay!
Keep in mind that Broken Bow/Hochatown is a rural area, and while our cabins are wired for fast Internet, outages can and do occasionally occur. We cannot guarantee your Internet service.
A starter supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, coffee, coffee filters, and salt & pepper will be provided for your stay. All cabins have fully equipped kitchens, washers/dryers, towels, and linens.
Propane is provided for gas grills. Please clean the grill tray after use to prevent flare-ups.
We drain and sanitize our hot tubs after every check-out.
The fireplace will not be operational from April 1 to October 1. (Dates may change subject to weather)
Furniture and decor are subject to change without notice. Please do not rearrange any
of the furniture.
November/December and early spring can be "wasp season". During chilly nights and early mornings, followed by warm days, wasps tend to gather on rooftops in search of warmth. While it doesn't necessarily mean there's a wasp nest in the house, they are essentially in hibernation mode, seeking cozy spots. Generally, they won't bother you much, but we kindly ask you to keep the cabin doors and windows shut to prevent them from entering. Just a heads-up: there's wasp spray conveniently located under the kitchen sink in case you need it, but do not spray over the furniture!
Please note that this is a forested area and there are times when the Oklahoma Forestry Service enforces a burning ban in the area. Fines can be upwards of $1000. Please check online for the current burn ban status before using the outdoor firepit.
