By booking this property, you agree to all the house rules listed below. Violation of these rules may result in immediate eviction without a refund.

Guests & Visitors
Registered Guests Only: Only guests listed on the official reservation are permitted on the property. No outside visitors are allowed without prior written approval.

No Parties or Events: We have a strict zero-tolerance policy for parties, large gatherings, or loud noises that disturb neighbors.

Quiet Hours: Please respect our community by observing quiet hours from 11:00 PM to 8:00 AM.

Extra Cleaning Fee Policy
An additional cleaning fee may be charged in the following situations:
-Bodily fluids on linens or towels – Any soiling of bed linens, pillowcases, or towels with urine, feces, vomit, or blood will result in an extra cleaning or replacement fee.
-Excessive trash – Leaving behind an unusually large amount of garbage, food waste, or debris beyond normal use.
-Food stains or spills – Significant staining on furniture, carpets, mattresses, or upholstery requiring professional cleaning.
-Pet-related mess – If an unauthorized pet was brought in, or if an approved pet causes staining, odors, or damage requiring extra cleaning.
-Smoke or strong odors – Smoking indoors or leaving behind strong odors (e.g., cannabis, heavy cooking smells) that require specialized cleaning or odor treatment.
-Glitter, confetti, or craft supplies – Use of these materials inside the property requires extensive cleanup and will incur an extra fee.
-Makeup or self-tanner on linens – Heavy staining of white linens or towels from cosmetics, fake tan, or hair dye.
-Sand or mud brought indoors – Excessive dirt tracked inside requiring additional floor or furniture cleaning.

Hot Water Notice
The water heater is sized to comfortably provide hot water for all guests to shower. However, if hot water is used excessively in a short period of time, the tank may need some time to reheat before hot water is available again.

Strict No-Pet Policy
100% Pet-Free Environment: To maintain a high standard of cleanliness and an allergen-free environment, pets are not allowed on the property.

Cleaning Fee: Violation of this policy will result in an immediate deep-cleaning fee and potential eviction.

Health & Safety
No Smoking or Vaping: Smoking and vaping are strictly prohibited inside the home and throughout the Solterra Resort property. A $250 cleaning fee applies to violations.

Pool & Spa Safety: No glass is permitted in the pool area. Children under 18 must be supervised by an adult at all times.

Electrical Panel: Do not open or tamper with the electrical panel for any reason.

Property & Amenities
Pool Heating: A fee for the stay is required if you wish to have the pool heater activated during your stay. Heated pool option per stay - $120.

BBQ Grill Rental: We utilize a professional third-party company to install and provide a BBQ grill; a rental fee applies if you wish to have one provided for your stay. House Grill Weekly Rental - $100.

Theater & Arcade: Use the 98” theater and arcade equipment with care. Broken equipment will be subject to a replacement fee.

Valet Trash: Place trash in the brown waste bin outside the home by 6:00 AM for daily collection. All boxes must be broken down and ALL trash MUST be bagged before placing in exterior trash bin.

Security & Access
Parking: Park only in designated spaces marked by two white lines. No parking outside driveway and designated spaces. You will be towed.

Exterior Monitoring: For your safety, the property is monitored by an exterior-only security camera.

Access Fobs: A replacement fee of $35.00 - $45.00 + tax will be charged for any lost community access passes or fobs.

Check-Out
Late Check-Out: Unauthorized late check-out will result in a fee of $100 per hour, as it impacts our professional cleaning schedule.

Guests may enjoy full access to resort amenities for a $45 fee per group, per stay — simply check in at the gate or clubhouse.
You can also rent a house grill for $100 per week or add heated pool access for $120.

The pool will be warm approximately 24 hours after check-in. The hot tub must be turned on using the switch located to the left of the sliding door that leads to the back patio.
